The May 2011 Franklin, MA real estate market was quite brisk this year and seemed a world away from last year's slower pace.  The greater Boston real estate market continues to stabilize and the current data supports that.
The Multiple Listing Service data shows the following:
May 2011:
29 sold single family homes $398,534 is the average list price $388,717 is the average sales price 98% is the difference between average list price and sales price 120 is the average number of days until closing May 2010:

Franklin, MA Concerts on the Common Posts Summer Schedule - 06/16/11 11:13 AM
Every year many Franklin, MA families enjoy the summer concerts on the common series and this year's schedule is sure to satisfy all musical tastes.  Concerts are held each Wednesday evening from 6:30-8:30pm on the town common.  In the event of inclement weather, concerts are held indoors at the Benjamin Franklin Classical Charter School.  Residents are encouraged to bring lawn chairs or blankets and relax with their neighbors to the musical sounds.

The town of Franklin, Massachusetts has not had alot of new construction available since the 1990s when building was at an all-time high.  Ultimately a moratorium on building was established which placed on cap on new construction permits in order to preserve open space across the town.

Historically, June starts the quieter real estate market in Franklin, MA and the surrounding towns however, as this chart shows, the sales have continued despite the warmer weather. 
January and February were very stormy in the Boston area and as a result the selling season has stretched out further into the summer.

2011 Franklin, MA Five Month Sales Data - 06/01/11 04:35 PM
 
Despite the daily news reports, the single family Franklin, MA real estate market is holding steady with 84 sales in the first five months of the year.  (We all have to remember that two of those months barely count since not much real estate occurred during the unusually severe January & February months.)
As this data indicates, buyers appear to be mostly seeking the low $300,000, low $400,000 and low $500,000 ranges.  It may be that some of these buyers are selling at the lower price point then moving up to the next price level as is often the case … (0 comments)
