The Fourth of July is a REALLY BIG DEAL in Franklin, Massachusetts. During the five day celebration leading up to Wednesday, July 4th the Franklin town common is transformed by the carnival rides, face painting booth, music on the bandstand, and the many food & drink tables run by local groups. My own church group, the First Universalist Society (Unitarian Universalists) sells fresh burritos which are a little more healthful compared to some fried food items at other events. What does it mean to buy a home with a private septic system vs. public sewer in Franklin, Massachusetts? Does this require more money or work on your part? Doesn't the seller need to sell the home with a completely pumped septic tank? These questions can concern a prospective buyer of a home with a private septic system but it really seems to come down to a few basics. First, the seller needs to get the system inspected by a licensed inspector which is known in Massachusetts as a "Title V inspection". Massachusetts Pending Home Sales Hits 13 Straight Months of Increases in May - 06/14/12 01:21 PM
The Massachusetts Association of REALTORS® (MAR) reported today that the number of single-family homes put under agreement in May went up again for the 13th straight month compared to the same time in 2011. Pending figures are a leading indicator of actual housing sales in Massachusetts for the following 2-3 months. “May was the first month that more than 5,000 homes were put under agreement since we started tracking pending sales data in January 2009,” said 2012 MAR President Trisha McCarthy, broker at Keller Williams Realty in Newburyport. “This is excellent news for the market going forward as closed sales should (1 comments)

Clients and customers often ask if there is a wrong town to consider buying a home in and the answer is rather complicated. Statistics show that if you intend to move within one to four years you should be buying in a town which has very good resale values and shorter days on market time for homes. Of course sometimes life throws a curveball and a client ends up needing to move unexpectedly but overall the town you choose to live in is extremely important.
