buying a massachusetts home: Buying a Franklin, MA Home For a Few Years Is a Bad Thing - 02/18/11 11:38 AM
Most Franklin, MA buyers I meet have a secure job, deposit money saved and a general plan for their lives however sometimes a prospective home buyer will claim their plan to own for just a few years, sell and then rent. If there was a life lesson to be gained it is that the real estate market of the past few years has taught us large appreciation on a home cannot be guaranteed. The current Franklin, MA real estate market is definitely starting to stabilize and bear in mind that this area was never hard hit with foreclosures in the first place.

Be a Pre-Approved Buyer: A pre-approved buyer always has the advantage in an offer situation. Becoming pre-approved is very easy: you complete your loan application with a credit check prior to beginning your home search process. Pre-approval means that you have actually been approved for the purchase by a lender, which gives you the edge in home purchase negotiating. Beat The Competition to The Best New Listings: The search process can be both fun and trying. You will notice that some Franklin homes sell very fast and others hang around for long periods of time. buying a massachusetts home: Franklin MA Real Estate Market Tilts Towards Sellers - 08/06/10 02:31 PM
Real estate is definitely localized and although statistics may still be grim in many parts of the country or even pockets of Massachusetts, the Franklin MA real estate market is tilting again in favor of sellers. Over the past two years in this metro west of Boston area the real estate market was, without question, a buyer's market. Buyers had the edge and the media was regularly reminding them of this. A look at the Multiple Listing Service today points to a changing picture regarding the available listings and sales for the past six months. 130 single family homes have sold

buying a massachusetts home: Massachusetts Homeowners' Insurance Required - 06/01/10 12:54 PM
When purchasing a home, you will need to acquire homeowners insurance. In fact, all lenders will require a policy be in force prior to funding the loan. Make sure you have enough coverage, should anything happen. Policies refer to "replacement costs" that may not cover everything. You should ask your insurance agent a lot of "what if" questions. The deductible amount also plays a big part in setting your premium. Higher deductibles lower the number of claims, and reduce your insurance costs. Check with your insurance agent for more information on these issues, and any others. If you don't have an

buying a massachusetts home: What Can a Buyer Agent in Franklin, MA Do For Me? - 12/15/09 12:37 PM
A Franklin, Massachusetts' Buyer Agent is able to help you in so many ways as you prepare to purchase a home. There are many skills that separate the buyer agent from the seller agent. The listing agent of a home certainly cannot advise on the resalability of the home nor can that person negotiate on your behalf. Two of the main skills that you will benefit from as you prepare to purchase your Massachusetts home are advocacy and consulting. As an advocate for my buyer, I am doing everything possible to find the right home for my clients without

If you are one of the many buyers that I speak with on a regular basis who is thinking about making a Franklin, MA home purchase in the next few months there are some things you will want to know and do now... US News and World Report's real estate blogger, Luke Mullins, reminds us that 2010 will bring even stricter lending standards. buying a massachusetts home: The Low Ball Offer - 12/08/09 11:48 AM
In today's real estate market which still favors buyers more than sellers, it is inevitable that a seller will receive an offer on their home that is lower than they would like. It is important, however, for a seller to focus on their goal of moving on and consider a counteroffer rather than dismiss the buyers entirely since this could be the beginning of a dialogue and ultimate sale. Buyers should be doing their homework in researching some homes as best as they can, then driving by the shortened list of properties. A buyer agent can assist in educating the buyer about the neighborhoods, home

buying a massachusetts home: More Accurate Franklin Massachusetts Appraisals Benefit Buyer & Seller - 11/14/09 03:22 PM
Finally it seems that appraisals will be more accurate in reflecting the true market value of homes. It used to be that appraisers were easily swayed by the pressures placed upon them from some Realtors, the bank or other insiders. A recent lender bulletin from Freddie Mac says appraisers "must be familiar with the local market," select "appropriate comparable sales," and certify them as "most similar" to the property in question. An appraiser can only include distressed properties in their comparables if those homes represent the majority of properties in that area. This is a huge benefit to both buyers and sellers.

buying a massachusetts home: Waiting For The Franklin MA Real Estate Market to Change - 11/04/09 03:41 PM
When a seller tells a Realtor that they are waiting to sell their home until the market changes what they have difficulty realizing is that those prices will rise for all homes in that area. The couple who have no mortgage and want to wait a 3-5 years for a market correction will potentially get more for their home sale but they will also pay more for the home they will need to purchase. Eric Berman, of the Massachusetts Association of Realtors, reminds us that if a buyer is prepared then the time is fantastic to purchase a home this fall. Obtaining
