selling in franklin ma: No Money, No Time So I'm Selling "As Is" - 07/22/14 05:50 AM
Realtors understand that many Franklin, MA sellers need to sell in a hurry but at least be sure to consider making a few improvements before deciding to "sell as-is".

Many of my sellers have decided to make a few improvements once they reviewed the SOLD prices of comparable homes that had done some painting/staging vs. those that had done nothing.  It is has been quite significant to see net sale prices in the greater Boston area are often $30,000-$50,000 more for just $1000-2000 … (3 comments)

Recently 1,000s of Realtors from across the country weighed in on the "Biggest Seller Mistakes".  Here are some of the most common ones in the Boston area.  Just remember that the goal for the Seller and the Listing agent is the same--to sell for the best price in the shortest amount of time.

Overpricing. Many times sellers base their pricing on how much they paid for or invested in their home. This can be an expensive mistake. If your home is not priced competitively, buyers will reject it in favor of other larger homes for the same price. At … (0 comments)

selling in franklin ma: Another Happy Seller in Franklin Massachusetts - 12/04/13 10:10 PM
Another Happy Seller in Franklin Massachusetts!
We closed yesterday on this great neighborhood home at 215 Dailey Drive, Franklin and my seller could not be happier.  He
had purchased the home back in July 2011 for $337,000 which was a great deal at the time.  I was his buyer agent.
Life went on and this fall he found he needed to move out of the area--which two years ago was not AT ALL in the grand plan.  We listed the home for $359,900 and it went under contract within a few weeks.
We closed yesterday with a selling price of … (0 comments)

selling in franklin ma: Avoid the Ten Most Common Mistakes Franklin MA Sellers Make - 08/09/10 05:10 AM
Serious about selling your Franklin, Massachusetts home?  Before you sign anything, read about these common mistakes that home sellers make:
1.  Pricing Too High: It's no secret, price is everything. Overpricing does more to discourage buyers than any other single factor. When you overprice, you put your home in competition with homes that may be newer, larger or have more amenities than yours. You help your competition sell their home. This leads to long days on the market, and costs you, the seller, money in the long run. Make sure you get your pricing advice from a professional agent who knows … (0 comments)

What is a Franklin, Massachusetts seller to do?  I know some sellers that find one then another "perfect" home online but have not put their current home on the market yet.  One couple has had their hopes dashed far too many times because no seller will accept their offer knowing they have not even put their home up for sale yet!
Years ago, before the banking crisis, sellers would utilize bridge loans to make the jump from one home to another but that was then. Now no one would expect a seller to take out a bridge loan.  There is an easier … (0 comments)
