First iPad Post: Ted Drewes Frozen Custard - 09/24/11 09:01 PM
Our family has entered a new phase in life. Our daughter started college five weeks ago. It has been quite an adjustment especially for me. This weekend was Parent's Weekend so we made the trip to St. Louis to visit our daughter. No trip to St. Louis is complete without a trip to Ted Drewes Frozen Custard. Located on historic old Route 66, this establishment has been here since 1929. They are known for their specialty "concrete" milkshakes, so thick you can turn them upside down. This was a special treat as we shared a frozen custard with our daughter--a favorite

I Don't Care Why Clients Hire Me, As Long As They Hire Me - 09/18/11 11:59 PM
There has been a lot of discussion lately why clients choose their real estate agent. It often rubs many the wrong way, when a client chooses an agent based upon something other than their credentials. Personally, I don't care why clients hire me, as long as they hire me. When I came into this business four years ago, I was so worried about my resume. I didn't really have one. I had left the corporate world after my daughter was born. Since my husband had children from a previous marriage, I needed to have an income so I operated a home

I Did It...I Finally Reached 300,000 Points - 09/17/11 03:26 PM
I awoke this morning to see that I did it...I finally reached 300,000 points. The blog post I wrote last night was featured which pushed me over the 300,000 point mark. It took me a little over two years to reach this mark. Embarrassing, right? What can I say? Hopefully the next 300,000 won't take me this long. In that time, I have written 356 posts, been featured 19 times, left 7,326 comments, and received 2,622 comments. I am ranked #1 in my city of Franklin, #3 in Williamson County and #10 in the state of Tennessee. I have learned

I am a Wife, Mother, Daughter, Friend and then a REALTOR® - 09/16/11 11:58 PM
I am a Wife, Mother, Daughter, Friend and then a REALTOR® From the very first time I meet with potential clients, I talk about my life. I share many things that agents probably don't share. I guess because other agents think our relationship with our clients is one of business. Therefore, there's no reason to speak of our personal lives. I disagree. I share that I have been happily married for almost 21 years, that I have three grown stepsons, four grandchildren and two kids of my own. I tell them my daughter just started college and my son is a

Guess What? Answering Your Phone is in Your Client's Best Interest Today, I was contacted by an agent moving to Franklin TN from Knoxville. For the use of this post, let's call this agent Jane. Jane was interested in one of my listings she had seen while driving through neighborhoods of interest. She will be joining a big box agency but won't be transferring her license until the move. Franklin TN Home Sellers Prefer Working with Smaller Brokerages - 09/13/11 12:20 PM
Franklin TN Home Sellers Prefer Working with Smaller Brokerages This morning I read a post written by Ralph Gorgoglione entitled Does it REALLY matter what brokerage you work for to your clients?. I recently made a switch to a smaller, local brokerage. So after reading this post, I began to wonder does it really matter to sellers what brokerage you work for? Four years ago, as I was interviewing real estate brokerages, I had conducted a similar analysis. Back then, I did believe that sellers prefered working with national firms. Unfortunately, I didn't actually investigate the sales history to verify that

Home Sellers Have to Know the Competition - 09/08/11 11:40 PM
Home Sellers Have to Know the Competition When I go on a listing presentation, one of the first things I ask sellers is, "How much is your neighbor down the street asking for his house?" I am always amazed when they say they don't know. Really? How could you not know what your competition is asking for his home? I tell sellers they need to know their competition in order to price their home right. The best way to get their home sold quickly is to know what the competition has his house listed for. But price isn't the

Historic Franklin TN is the Small Town I'd Always Dreamed Of - 09/03/11 08:19 AM
Historic Franklin TN is the Small Town I'd Always Dreamed Of When I was growing up I lived in a little "bedroom community" in Illinois called Carpentersville. There really weren't any retail businesses or restaurants there. Hence, the term "bedroom community". Just a short distance away was the town of Dundee. It had a cute little downtown area. The library was in an old victorian house built in the late 1800's. I would spend hours just purusing the book shelves. I loved that place. I hoped to live in Dundee one day. It was always a dream to own a home

Days on the Market May be an Indicator to the Future Saleability of a Home - 09/01/11 08:37 AM
Days on the Market May be an Indicator to the Future Saleability of a Home Yesterday, I read a post written by Rob Thomas entitled Average Days on the Market...Is it a True Indicator? Rob gave examples of things that could cause a home to linger on the market for an extended period of time. Things that he believed should not affect the sale of a home adversely. While I did agree that days on the market may not always be a true indicator, there may be extenuating circumstances why a property hasn't sold. Circumstances that become more obvious because of
