When Was the Last Time You Were Asked to Supply References?

My daughter is home from college for the summer. She has been making the rounds in an effort to find a summer job. Unfortunately, very few merchants are interested in hiring temporary help. However, she did have two interviews earlier this week and, in both cases, they asked her to supply references.

She was a little taken aback at this. Both jobs pay minimum wage. She had already provided a resume with her work experience and her 3.75 GPA. Although, she had prepared a list of references to provide, she didn't really believe anyone would ask for them. Especially, since her dad and I thought the resume she had designed was a little over-kill for the retail position she was seeking.

It got me thinking, when was the last time you were asked to supply references?

For most buyers and sellers, their home is probably their most valuable asset. They entrust us with the job of helping them to buy or sell this costly possession. In most cases, we are paid thousands of dollars to do this. Wouldn't you expect that they would ask for references?

Many real estate agents provide client testimonials on their websites. Although, I have client testimonials, I haven't included them on my website. I do have a list of references prepared; one for buyers and one for sellers but NO ONE has ever asked to see it.

My daughter was told that the hiring manager would call all her references for a minimum-wage job and I have never been asked to provide one reference. Does that seem a little strange?

There are two distinct areas of Franklin TN: Historic Franklin and the Cool Springs retail district. Historic Franklin dates back to 1799. The streets of historic Franklin are lined with boutique shops and eateries. It attracts both residents and out-of-town visitors hoping to get a glimpse of our Southern hospitality.

The Cool Springs retail district gets its name from Cool Springs Galleria but, make no mistake, this is in Franklin. You will find a variety of well-known restaurants and stores here. Nissan North America has its headquarters in this area.

Franklin TN is currently experiencing a sellers' market. The average sales price to list price ratio is high and the average days on the market is low; a winning combination for home sellers. This bodes well as this reflects our entire inventory at every price point. When you look at this data in comparison to April 2012, there are some great things happening here.

Franklin TN home sales jumped 28% in April 2013 in comparison to April 2012. This is encouraging news for Franklin TN home sellers. The best news, however, comes from an increase in pending home sales. There was an 80% jump in pending home sales in comparison to April 2012. The inventory has dropped by 17%. That's 152 fewer homes on the market this year. It's no wonder that homes are selling so quickly sometimes with multiple-offers. The average days on the market dropped by 10 days.

Franklin TN Town & Country Tour of Homes June 1 & 2

The Heritage Foundation of Franklin and Williamson County celebrates its 38th Annual Town & Country Tour of Homes June 1 & 2. Saturday, June 1 the tour will take place from noon to 5 p.m. and Sunday, June 2 from noon to 5 p.m.

This year's Franklin TN Town & Country Tour of Homes will showcase nine homes in an effort to underscore the importance of historic preservation. It includes properties from the 19th and early 20th centuries, as well as, modern interpretations of Federal, Victorian and French Country-style homes in a newer neighborhood.

The Tour includes the ca. 1849 Pleasant View Farm—better known locally as Gentry Farm—in the countryside on Highway 96 West. Both the 1869 home place and an early 1800's log cabin on the farm will be open to the public.

Across the street in the Westhaven neighborhood, the tour will include three contemporary homes that lend themselves to local history.

Also participating is the early 1900's Leiper’s Fork Inn on Old Hillsboro Road; a ca. 1910 Southern Colonial Revival home and garden on 2nd Avenue South and the Historic Reynolds Bungalow, built in 1915, on South Margin Street in downtown Franklin; and Ty’s House, the recently renovated ca. 1905 Second Empire-style home on Mt. Hope Street that now serves as the headquarters of the Hard Bargain Association.

The Town & Country Tour of Homes tickets are $30 each before the tour and $35 on the days of the tour. Tickets may be purchased at any of the sites during the tour or online.

Vintage Base Ball Comes to Franklin TN

Baseball is referred to as "the great American pastime". Fans flock to stadiums every year to enjoy their favorite baseball teams. Would you be interested in attending a baseball game as it was played in the 1860's? Well, now you have the chance because vintage base ball comes to Franklin TN.

A new league has formed, the Tennessee Association of Vintage Base Ball. This new league hopes to promote living history through base ball events. They use the equipment, uniforms and rules from the 1860's. They also provide educational and enrichment programs to youth and adults that emphasize team play, honor and respectful conduct.

The Tennessee Association of Vintage Base Ball was formed in the summer of 2012. There are only two teams currently: the Franklin Farriers and Nashville Maroons but the group hopes this sport will continue to grow. Games are played at Carnton Plantation in Franklin and Bi-Centennial Park in Nashville.

Roxy the Newest Member of TW Realty Group

Several months ago, we lost our 11 year old labrador retriever, Maizy. She was such a good pet and it was very hard after she suddenly passed away. We are a dog family and we knew that another dog would one day be a part of our lives. Today was that day.

Meet Roxy the newest member of TW Realty Group. We are so happy to welcome her into our hearts and home. She is a Jack Russell terrier mix. The shelter couldn't give us her exact age but she is somewhere between a year and 18 months old. She weighs in at 10 pounds.

As these things so often happen, Roxy is not the dog we envisioned for our family but she has the sweetest temperment and it feels like we've had her since birth. Roxy is very well-behaved and is even house-broken. She loves to run and with 5 acres, she'll have lots of opportunities for that.

We adopted Roxy from a shelter. We were surprised to learn that Roxy had been there for 5 months. Just look at that dear sweet face, how could anyone walk by that?

Since we don't know when she was born, we're officially making this her birthday. Happy Birthday, Roxy. We're so happy to have you as the newest member of TW Realty Group.

Why Do Home Buyers Use Zillow and Trulia?

Have you ever stopped to think: why do home buyers use Zillow and Trulia?

What do home buyers want? They want to have access to listings. Buyers use sites like Zillow and Trulia because, they believe, they'll find the most accurate and up-to-date listing information available.

As real estate agents, we know the information isn't always accurate or up-to-date. We try to communicate this to buyers whenever we get the chance. Why then do they continue to use these sites? Did you ever stop to think that we may not be providing home buyers with what they need?

Do you have an IDX home search feature on your website? You'd be surprised to hear that many agents in this tech-savvy age don't have an IDX search on their site.

I was recently looking to add a website to my on-line arsenal. As part of my research, I visited a lot of real estate agent's websites. I was surprised at how many sites I visited did not have any home search feature at all. Really?

What do you think would happen if I went to Amazon to search for a book and there wasn't a search feature. Instead, I got a message to call a sales agent for assistance. Do you think Amazon would be the mega-seller they are today? I think not.

We are in the business of selling houses. Our product is the current inventory in our respective area.

If we don't have that product prominently displayed on our site, visitors are going to go elsewhere. That somewhere else is Zillow and Trulia.

By not providing home buyers with what they want, real estate agents are pushing them to use these other sites. Websites that don't always have the most accurate information.

If we want to prevent buyers from using these sites, then we need to provide them with what they most desire, a home search feature.

I have been closely monitoring a new website. It's only been up for about three weeks. I check Google Analytics daily to measure my traffic and keywords.

I was surprised to find that the feature receiving the most clicks is my home search. You might be surprised to learn that 32% of my visitors are using that feature. The advanced search feature is only being used by 3.1% of the visitors. That is incredible.

The home search feature is the most used feature on my entire website. I fully expect this number to rise as more visitors find my site through the Google SERPS.

Why do home buyers use Zillow and Trulia? Because real estate agents aren't providing buyers with what they want.

The Franklin Rodeo begins May 16 in Franklin TN at the Williamson County AG Center located at 42156 Long Lane just east of I65 at the Peytonsville Road exit 61. The Professional Rodeo Cowboys Association's events include: bareback riding, steer wrestling, team roping, saddle bronc riding, calf roping, barrel racing and, my favorite, bull riding. Kids can even join in the fun by entering the mutton busting and calf scramble events.

The Franklin Rodeo is produced by the Franklin Noon Rotary Club as their annual fund-raiser. All proceeds benefit the club.
