 Highway Park subdivision has always been a very stable neighborhood. Close to all amenities to include, shopping, churches and schools. Damage from Hurricane Katarina for the most part was wind.

In the City of Kenner, there lays a quiet, well established neighborhood. The area is Highway Park. This area began developing in the 1960's. How would I know, I grew up there. Many of the street names are named after states. My childhood home was in the 2600 block of Kansas. Many of those original buyers are still living in the area. This area when it comes to real estate sales and listings is not very activate due to the stable environment of Highway Park. Inside Highway Park you can find churches, schools and public playground.

The City of Kenner offers all the modern amenities that you find in any City. Kenner is the 7th largest city in Louisiana.

Daylight Savings Time 2009

Tonight we will end Daylight Savings Time. Turn your clocks back an hour (fall Back). It is also a good time to change batteries in smoke alarms. Fire Departments says working smoke alarms double a person's chances of surviving a fire.

How I use My Blog to Connect with Current, Past and Future Clients

Just today I as I ponder how to cover this topic; I receive an email. At first I thought it was a marketing piece. While reading the email I noticed the sender was looking for a new office location. So I responded with a phone call. It turn out the sender was looking to advertise their services but how they found me was through a referral of a closed commercial client. It appears my closed commercial client was forwarding my emails to their friends. I hope to meet with this customer on Monday to look at their operation and start my search. This customer is looking for a new property in Kenner LA.

Over the past couple of years I have closed several deals either directly from my blog and /or referrals received through Active Rain. There are many ways to use your blog to stay in contact with past, present and future clients.

First of all, as mention earlier I send out links to my followers on current post. I have a fair balance of Homes for sale type post and local interest stories. Referrals have come from past clients who send my links to friends.

Secondly, lead conversion is a big factor. Often I have an email or calls on properties of interest. For one reason or another the property does not work out. So I will set up the client on a hot list. From there I will do group emails.

Thirdly, Closed clients even though we have close the transaction they continue to receive emails with links to my new post. I fully believe that my past clients are my best source of new business. This is a way to keep my name in front of my closed clients on a weekly bases.

As far as cost, it is minimal and the effective is large. The true cost is your time. I am sure there are many more ways to stay connect. As long as you do, you will remain with a constant base of business. I encourage all to follow up after the sale is closed. If you do not have a system of following up with your past business you need to start something as simple as my emailing links to your past clients.

Wrong MLS Data

In search of Investment properties in Kenner or Condos in Metairie LA verify all information. In order to make the right investment property decision work with an investment property Realtor.

Ok, I believe we all have these types of stories. It could be an honest mistake that anyone could do. My position on this matter is this. If you enter data into the MLS and let's say it benefits the seller don't be offended when the offer comes in base on the facts.

Recently, I was showing one of my investors a property listed in Kenner La by another broker. Based on the information on the MLS, it appears to be priced correctly and showed promise as far purchasing multifamily property in Kenner. After inspecting the investment property we noticed that what was advertised as a three bedroom and two and half baths truly were only two bedrooms and one and half baths. To add to the misrepresentation the rent were lower than stated.

The Seller's agent did come out and meet with us during this viewing. I pulled out a copy of the MLS data sheet. She could not explain why any of the information was not correct. Here is a short list of inaccuracies:

•1.       Rents

•2.       Square footage

•3.       Bedrooms

•4.       Baths

•5.       Vacancy Rate

 

My buyer did submit a purchase agreement base on comps in the area for two bedrooms etc... The seller's agent became unglued. What kind of offer is this ~ not even close. Basically what was told to me.  My thought is the Realtor took a listing and did not inspection or measure (because the square footage was inaccuraute as well) the property.

Now when she presented the offer she should have explained the reasoning behind the offer. My guess is she did not and this seller will end up sitting on a property that they want to sell.

MLS data should always be reviewed. It will give you a reason to call the seller and showing that you're putting some effort in trying to market and sell their property.

In the City of Kenner LA there are all sorts of investment property. You can invest in commercial as well as single family homes. The prices range is a wide as the properties are. Multifamily properties for sale can be found in the $55 to $85 dollars a square foot. A two bedroom apartment unit in Kenner as of today rents for about $800 per month. A three bedroom unit can range from $850 to $1250 per month. These units price can vary due to location and condition.

The City of Kenner as a whole is a small community with entertainment, shopping, schools and eating to match anyone's likes. Transportation is not a major concern. The I-10 interstate goes thru the middle of the city. As well as New Orleans international Airport is just minutes away.

Coach Jimmy Headrick, PGA 

Coach Jimmy Headrick has assembled a fine staff of coaches to teach the game of golf to juniors' ages: 6-18. The cost is affordable @ $10 for two hour block of instruction. The Juniors will learn the basics of golf.These sessions are held every Saturday. Call for more information.

As I'm leaving out the door for another busy Southeast Louisiana weekend, I just want to wish everyone to have a great weekend. As for my family tonight is high School football Holy Cross vs. Chalmette @ Chalmette 7PM. Tomorrow a day of Golf with my son @ Lakewood Country Club. After Golf to LSU for the night game.  Sunday in the morning meeting with a investor client and wiriting an offer on one my listings. Sunday afternoon Football and the New Orleans Saints with Drew.

So busy and just enough time to do it all.
