This is a reminder for all Louisiana Realtors. The Louisiana Commission has granted a one-time opportunity, without penalty to change and/or add DBA/ Nick name by October 31, 2011. Property Taxes A key factor in homes for sale in Louisiana is property tax. In Louisiana we are afford a Homestead Property Tax benefit. The first 75k of property value is excluded from property tax base throughout the state of Louisiana. In some parish in Louisiana the tax millage is higher than others. A Realtor can help you with figuring the amount of your property tax. Many new investors in the greater New Orleans area often make the mistake of not understanding the property tax exemption. My latest buyers will recieve a new closing gift for their purchase of a new home in Marrero, LA. Over the years we have given a wide variety of closing gifts to our buyers and sellers. Recently, I gave my first ADStamp. The customer service is fantastic. Check out their web site. Email or give them a call. Their product is an address stamp. As I'm leaving out the door for another busy Southeast Louisiana weekend, I just want to wish everyone to have a great weekend. As for my family tonight is high School football Holy Cross vs. Chalmette @ Chalmette 7PM. Tomorrow a day of Golf with my son @ Lakewood Country Club. After Golf to LSU for the night game. Sunday in the morning meeting with a investor client and wiriting an offer on one my listings. Sunday afternoon Football and the New Orleans Saints with Drew. So busy and just enough time to do it all.

Turning Away Business In this market I have had to turn away business that does not make sense. I recently took a property off the market at the owner request. The owner had contacted a property manager to manage and rent the property while under listing. The owner then calls to cancel the contract. We had the listing and within two months we had an offer. The owner turn away the offer, they should have taken it. I did many things including handling an eviction and cleaning the property up for viewing. Then she cancels the listing. When looking to buy or sell homes for sale in Kenner, Destrehan, Slidell, look to an agent who has purchase several properties in these areas and willing to share his experience. As a buyer and seller agent I always recommend full inspections to be performed. One way to prevent any delays in the closing process is to have an inspection preform by the seller before a offer arrives. In fairness the seller may be unaware of any short coming of a property. Today was a typical day; probably no different from most Realtors. When in the introduction stage of any relationship typical comments are passed along. When just about everyone I meet on the street finds out you're a Realtor the question pops up. How's the market? This part is typical. Louisiana Audubon Golf Trail Last Sunday I was delivering a purchase agreement to my client. It was to their weekend house located in Springfield LA. It is a waterfront community. It very quiet and peaceful. As usual there are a variety of price ranges but an average on the water built house is about 180 - 225k. In the mist of this is Carter Plantation. How to Handle a Rental Property SaleTenant Concerns
When I sell a property I send a type written letter to all the tenants. This letter will include the following information: •1. The new owner name •2. Contact information of the new owner •3. What has happen to their deposits •4. Copy of their rental agreements •5. Where to mail their rents to. This can become a big problem in a transition phase, transfer of ownership.
