Are the Neighbors Keeping Your Listing from Selling? - 01/27/07 04:44 PM
Are the neighbors keeping your listing from selling?
We were showing some clients today and one of the homes had a shared drive-way and shared garage. The home was situated on a busy two lane street with no off street parking.
We arrived first because I wanted to have the lights on and the place looking inviting before my clients arrived.
We pulled up in the drive-way (which was icy) to the left of  the proper side of the garage.  We no sooner get out of the car and go inside than the neighbor comes out, opens the garage door and pulls her car … (2 comments)

Realtors..... I Challenge YOU! - 01/19/07 07:40 PM
You've all read and have seen that ole' blue eyes (aka Jeff Turner) is serious about moving forward on this RainforChange.com Initiative to try and give back in some way to help change the face of poverty.
Personally I've worked in the my local community and brought many together embracing various topics like  race, religion, ethics, the digital divide, addiction, sexual orientation and suicide prevention.
(V8 Slap on my forehead, that's not in my profile!! DUH)
It's going to take all of us...and we need to make a committment.
I am committing a minimum of 2 hours a week, and one can get a lot done in … (5 comments)

Take NOTICE... You'll be favorably impressed! - 01/19/07 07:15 PM
I received an email today that one of my listings was going to be shown tomorrow.
I always try to call the buyers agents when they schedule ahead of time to give them added information about the listing, so I called the buyers agent.
We chatted about the home, I asked him how his wife is because she was sick the last time we'd crossed paths.  I gave him additional information about the security system because it can sometimes be a challenge.
Then he says, "Hey, WHO do you use for your virtual tours?"
I said, "I'm so glad you asked!  I participate on this … (3 comments)

Don't You Want to Work with Our Clients? - 01/14/07 09:42 AM

I've blogged previously about my Kansas City Real Estate Cell Phone policy - and yesterday was no different.
"Goodmorning, this is Fran White, how may I help you?"
This (what seemed to be) nice young man replied, "Hi, I found your name on this website and I am needing and agent in Jackson County."
Sounded good to me, so I replied, "Of course, that's me, what can I do for you?"
As it turns out, it was just another real estate lead company wanting to sell me leads.
I politely told him I wasn't trying to be rude, but I'm not paying for leads.  His response was, … (12 comments)

Kansas City Millionaire Who Passed out $100 bills Dies - 01/13/07 01:34 PM
In December 1979, when my daughter was just 7 months old, I remember a story on the news about some Secret Santa person in Kansas City who was giving money to unexpecting individuals.  I thought "how cool!"  and went on to think about if I were wealthy I'd enjoy doing that.  Just to see the look on their faces when you hand them a hundred or two, just because.  (I like doing things just because :)
Today he passed away after a long battle with cancer.  But being the person he was, he trained four individuals to carry on his tradition.
Can you … (3 comments)

There's Hope on the Horizon for Property Taxes in Jackson County, Missouri - 01/11/07 05:51 PM
How are property taxes figured in your County? There's hope on Jackson County's horizon!
For about the last two years Jackson County, Missouri taxes have been climbing at an enormous rate due to a process called the C.O.V. (Certificate of Value).
When the Jackson County Executive seat was up for re-election, I wanted to make sure that we got someone in there that would do something about the Real Estate tax situation.
I took a look at all the candidates and Mike Sanders was concerned that high property taxes were making it difficult for middle class families to live in Jackson County. He confirmed when county … (8 comments)

To Grieve or Not to Grieve... That is the question - 01/10/07 08:06 AM
My broker is the chairperson on the grievance committee for the area Realtors association.  He was discussing yesterday in sales meeting how the majority of the complaints brought to the committee involved procuring cause.
It really made me think of a transaction I had a year ago and again made me wonder why we do what we do?
I had a home listed and a realtor with another company called me for information on the home for a showing.  She wasn't familiar with the area, so I proceeded to tell her all about it.
It was clear across town and my seller offered to turn on … (4 comments)

Today I'm not Proud to be a Kansas Citian - 01/04/07 07:12 PM
Yes, today I'm not proud to be a Kansas Citian, or perhaps I should rephrase that... Today I'm not proud of a few Kansas Citian's.  I rephrased that because what I'm about to explain is NOT the way I do business and I do not approve of the recently uncovered mortgage fraud schemes.
Yes today a Kansas City councilwoman was one of three individuals indicted by a general grand jury for alleged roles in a scheme to perform mortgage fraud.
Evidently the defendants agree that the councilwoman would obtain a loan to purchase a home in Lee's Summit, Missouri (just outside the Kansas … (5 comments)

Sex Offender NABBED by concerned mother - 01/02/07 08:31 PM
A few days ago Broker Bryant wrote Prepare to be shocked. Read this!!!!!  regarding the use of the website    http://www.familywatchdog.us/
I have subscribed to this site and get occasional emails from them with success stories.
If my Kansas City Real Estate clients raise this as a concern I recommend that they do a search on the site themselves, it's extremely user friendly and informational!
Below is the contents of an email I received from them today.
FamilyWatchdog.US used to bust registered offender who attempted to lure a child from his mother
FamilyWatchdog.US was recently used by a Florida mother to identify, locate and arrest a registered offender … (3 comments)

From Phoenix to Kansas City MO to Branson... AR is hot hot hot - 01/02/07 02:36 PM
Here's another thing I like about Active Rain!  (there are many)
Today I received an email from an agent in Arizona. (not yet an AR member but I intend to invite him)  He told me he had a referral that he wanted to send me.
When I found out where it was I told him that Kimberling City, Missouri is about three and a half hours from me and was closer to Branson.
I told this AZ realtor that I would be glad to refer him to someone from my preferred network of realtors if he was interested.  He was interested!
So I pulled up my … (0 comments)
