Do you ever get something on your mind, and it won't go away--it won't give you peace of mind?  Well, I began signing this song with a couple of my grand children last week, and it has followed me around like an ole stray dog ever since.
The question is, "WHAT HAS THIS SONG GOT TO DO WITH A REAL ESTATE BLOG?"  Remember the first verse?

DO YOU PUT OFF GETTING SIGNATURES ON THE BUYER'S REPRESENTATION LETTER?  Or, do you make it a rule to get the "paperwork" out of the way before taking on passengers?  Are you "matter-of-fact" or "apologetic" in approaching the subject?
Do you have clear & concise BENEFITS for the Buyer when you broach the subject?  You know it is to the buyer's benefit to have a clearly defined understanding of the services & commitment that comes with this mutual agreement.  Do you provide them with a written pledge?

WELL, I ASSUMED..."  Then, did you become speechless...apologetic...?

Yesterday we had an extra hour of life, and Ihad wondered how I would spend it.  I was tired, my NASCAR race was on TV, and I have more paperwork than a paper-hanger at the Biltmore; but there are times when decisions are simple.  Yesterday was such a day.

"BUYER BEWARE..." are familiar words, but familiarly ignored.  EVERY HOMEBUYER needs to STOP! and become AWARE of everything involved in purchasing a home.  Few ever spend that much money on any other financial transaction in the entirety of a lifetime.  If you make a wrong choice at Baskin-Robbins, you can afford to trash it, and make another selection--NOT SO EASY BUYING A HOME.
To that end, I encourage every homebuyer to take note of a 3" x 8" brochure received at time of loan application.  BY Federal Law, lenders are required to provide a copy of this booklet when they run … (2 comments)

NEVER ASSUME ANYTHING!!!  Especially regarding the Closing Transaction.  You are familiar with the significance of the word "ASSUME."
Consider some things too often ASSUMED to be taken care of:
1. Addendums to the Purchase Areement--get everything out of the way immediately.  Agents who assume "they really don't need this..." blow up closings.
2. Appraisal--waiting until credit is approved before ordering appraisal will risk a delay in closing.
3. Sellers wanting to hold up ordering Termite Letter, Septic System Inspection, Well water certification, making obvious repairs, ordering mortgage pay-offs, not disclosing tax-liens, not disclosing knowledge of flooding (flood insurance), not disclosing Homeowner … (6 comments)

Finding the right Realty Agent may be as simple, or as painful as selecting a new pair of shoes.  Your goal is to locate an agent whom you find COMFORTABLE AS AN OLD PAIR OF SHOES. 
I have a pair of leather moccasins I wear when I'm home.  They will never win a beauty contest, they have no "name recognition", and they show a great amount of wear; but they fit me, and they are comfortable.  That is what I'm looking for in a shoe when I get home.
