"KNICK-KNACK PADDYWHACK-GIVE THE DOG A BONE-THIS OLD MAN CAME ROLLING HOME" 2 - 11/25/10 10:40 AM
"KNICK-KNACK PADDYWHACK-GIVE THE DOG A BONE-THIS OLD MAN CAME ROLLING HOME" Now, how does verse TWO go? And, What has it got to do with Real Estate? This song gets into your mind, and won't let go... In verse ONE, this old man played "Knick-Knack Paddywhack on my THUMB" and is reminded that the importance of his success begins with taking hold of things having a feel for the Client's needs. In Verse 2, "This old man, he played TWO--he played Knick-Knack Paddywhack on my SHOE." In Real Estate, I must put my best foot forward, and step up to the task before (0 comments)
"KNICK-KNACK-PADDYWHACK, GIVE THE DOG A BONE--THIS OLD MAN CAME ROLLING HOME" - 11/24/10 11:52 PM
"KNICK-KNACK-PADDYWHACK, GIVE THE DOG A BONE--THIS OLD MAN CAME ROLLING HOME" Start singing that old song, and you'll be humming it all day long. Do you ever get something on your mind, and it won't go away--it won't give you peace of mind? Well, I began signing this song with a couple of my grand children last week, and it has followed me around like an ole stray dog ever since. The question is, "WHAT HAS THIS SONG GOT TO DO WITH A REAL ESTATE BLOG?" Remember the first verse? "This old man, he played one, he played knick-knack on my thumb." (7 comments)
DO YOU PUT OFF GETTING SIGNATURES ON THE BUYER'S REPRESENTATION LETTER? - 11/20/10 03:17 AM
DO YOU PUT OFF GETTING SIGNATURES ON THE BUYER'S REPRESENTATION LETTER? Or, do you make it a rule to get the "paperwork" out of the way before taking on passengers? Are you "matter-of-fact" or "apologetic" in approaching the subject? Do you have clear & concise BENEFITS for the Buyer when you broach the subject? You know it is to the buyer's benefit to have a clearly defined understanding of the services & commitment that comes with this mutual agreement. Do you provide them with a written pledge? How often do you refer back to the agreement after it has been executed? Do you (0 comments)
DOES THAT "FEEL GOOD" LETTER REALLY MAKE YOU FEEL GOOD? - 11/20/10 02:37 AM
DOES THAT "FEEL GOOD" LETTER REALLY MAKE YOU FEEL GOOD? If you have ever faced a disgusted and dissappointed seller, saying "You told us they were approved! What happened?" Did your reply begin with a mouthful of "W-W-W-W-W-W-W-W-W... WELL, I ASSUMED..." Then, did you become speechless...apologetic...? What Did YOU Learn From that Experience? IF, you have never experienced that moment of feeling totally helpless, frustrated, betrayed, and angry; you are either (1) a novice, (2) a genius, or (3) the luckiest real estate agent around. So, what did you learn? What would you advise that novice? If it is luck, how often (0 comments)
OF CHILDREN, DOGS AND LIFE: Circles - 11/13/10 12:11 AM
OF CHILDREN, DOGS AND LIFE: Circles Do you give much thought to circles? When I was in the seventh grade, I won a prize at the Tennessee State Fair. It was a box of witty/wise sayings, and the one that has always stayed with me, said 'Blessed are they that run around in circles, for they shall be known as big wheels." I've spent some time running in circles, haven't you? There is an old song that says, "May the circle be un-broken..." and I have many childhood memories of the cowboy hero yelling, "Circle the Wagons..." Circles can be productive, but (2 comments)
OF CHILDREN, DOGS AND LIFE: Imagination Meet the typical four year old boy...this is Mr. Imagination, and I love him. Adventure should be his middle name, and he makes the ENIGIZER Bunny look like a broken toy!!! He is 100% Grade A BOY!!! He loves to play T-ball, football, dress up as a soldier, a policeman, and a fireman. He has friends that are not visible to mere mortal like me, but he knows two things we would all benefit knowing. Nathan Knows (1) to find something he enjoys, and (2) do it to the fullest!!! His enthusiasm and energy (3 comments)
OF CHILDREN, DOGS AND LIFE: That Which is Close to the Heart!!! Obviously, I love my grand-daughter--I love all three grand-daughters; and I get to re-live my joys through six little boy! THEY ARE WHAT IS CLOSE TO MY HEART. Evelyn (a/k/a Sweet P) adores animals, and this is only one of scores of photos with her cuddling some critter. I feel fortunate in that she shows the same sort of affection toward me. WHAT IS CLOSE TO YOUR HEART? God, Family and Country; and... To ask it another way: What motivates you to be a REALTOR®? Is it the (4 comments)
"STRENGTH IN THE PURSUIT OF PEACE" - 11/11/10 07:37 PM
How Was Your Veterans Day? Was it just a day that you found the Bank was closed, or some Government Office Building? Was it much of an inconvenience? Did you grumble? Did you wonder why all the fuss? Let me tell you a little of my Veteran's day: First thing this morning, I called a friend (Retired Army), and thanked him for his service to his Country. Almost immediately thereafter, my phone rang--it was a former co-worker calling to tell me "Thank you for your service to your Country." She too, is a veteran: I thanked her for her service, and (2 comments)
OF CHILDREN, DOGS AND LIFE: THROUGH THE EYES OF A CHILD - 11/10/10 11:22 PM
OF CHILDREN, DOGS AND LIFE: THROUGH THE EYES OF A CHILD we can learn many TRUTHS, and come to see ourselveves in a most honest way. It can be a very eye-opening experience, a moment for memories, or it can bring a real meaning to the words of Robert Burns, when he said, "O' the gift HE gives to ourselves as other's see us." The lovely young lady in this photo, is my eldest grand-daughter. I call her Sweet P, and she has a gift to make me see my self in a most honest way, while also lifting my spirits (0 comments)
OF CHILDREN, DOGS AND LIFE: My Motivation is Simple, part 2 - 11/08/10 10:39 PM
OF CHILDREN, DOGS AND LIFE: My Motivation is Simple--Let's talk about Dogs. In particular, Bullet (not Roy Roger's Bullet--mine). Bullet was just another dog someone had dumped--he adopted me. He was a mix of German Shepherd, Chow and Collie, but he was pure-bred "man's best friend! I was always the smallest kid in the crowd, but Bullet made it clear that "NO BULLY WAS MESSING WITH FRED!" Whenever a delivery man came to our door, Bullet would come up behind him and stand in the middle of the steps with a "DON'T YOU MOVE" look in his eyes and stance. Now, (1 comments)
OF CHILDREN, DOGS AND LIFE: My Motivation is Simple. Yesterday we had an extra hour of life, and Ihad wondered how I would spend it. I was tired, my NASCAR race was on TV, and I have more paperwork than a paper-hanger at the Biltmore; but there are times when decisions are simple. Yesterday was such a day. My oldest grandson (7 years old on November 24th) is getting an "experienced" GoCart, and it needed some mechanical attention in advance. My son-in-law had called asking permission to take the boys to our farm, so they could try it out. Well, it (0 comments)
I GET AN EXTRA HOUR ON SUNDAY... - 11/03/10 11:56 PM
I GET AN EXTRA HOUR ON SUNDAY... What should I do with it? I could be the consumate professional and say, "I'll use it to solicit a new listing." "I'll catch up on some paperwork." NOW, tell the truth: Sunday, November 7th, 2:00 AM--What will you do with that hour? Now, we know we are not going to jump up and reset the clock. I've been married since 1967, and I don't remember re-setting a clock before going to bed--my wife has a degree in turning clocks back in the fall. She is equally adept at turning the forward in the (9 comments)
BUYER BEWARE... - 11/03/10 11:02 PM
"BUYER BEWARE..." are familiar words, but familiarly ignored. EVERY HOMEBUYER needs to STOP! and become AWARE of everything involved in purchasing a home. Few ever spend that much money on any other financial transaction in the entirety of a lifetime. If you make a wrong choice at Baskin-Robbins, you can afford to trash it, and make another selection--NOT SO EASY BUYING A HOME. To that end, I encourage every homebuyer to take note of a 3" x 8" brochure received at time of loan application. BY Federal Law, lenders are required to provide a copy of this booklet when they run (2 comments)
NEVER ASSUME... - 11/03/10 01:59 AM
NEVER ASSUME ANYTHING!!! Especially regarding the Closing Transaction. You are familiar with the significance of the word "ASSUME." Consider some things too often ASSUMED to be taken care of: 1. Addendums to the Purchase Areement--get everything out of the way immediately. Agents who assume "they really don't need this..." blow up closings. 2. Appraisal--waiting until credit is approved before ordering appraisal will risk a delay in closing. 3. Sellers wanting to hold up ordering Termite Letter, Septic System Inspection, Well water certification, making obvious repairs, ordering mortgage pay-offs, not disclosing tax-liens, not disclosing knowledge of flooding (flood insurance), not disclosing Homeowner (6 comments)
COMFORTABLE AS AN OLD PAIR OF SHOES - 11/02/10 08:42 PM
Finding the right Realty Agent may be as simple, or as painful as selecting a new pair of shoes. Your goal is to locate an agent whom you find COMFORTABLE AS AN OLD PAIR OF SHOES. I have a pair of leather moccasins I wear when I'm home. They will never win a beauty contest, they have no "name recognition", and they show a great amount of wear; but they fit me, and they are comfortable. That is what I'm looking for in a shoe when I get home. Now, I have nice dress shoes, sports shoes, combat boots, and golashers; and (0 comments)
NOW IS THE TIME FOR ALL GOOD CITIZENS TO COME TO THE AID OF THEIR COUNTRY!!! - 11/01/10 06:57 PM
NOW IS THE TIME FOR ALL GOOD CITIZENS TO COME TO THE AID OF THEIR COUNTRY!!! As surely as Paul Revere would ride the streets of Concord & Lexington with that famous call to arms: "The red coats are coming...The red coats are are coming." Just that surely, you are being called to a patriotic duty: VOTE!!!!!!!!!!!!!!!!!!!!!! Tomorrow, your primary duty as a citizen is to make your voice heard. Let this election be a clear cry of the people, by the people and for the people. Make your wishes known...do not allow your will to be ignored. I am not (1 comments)
