DECISIONS

We all make Decisions—some good, some bad, some easy and some hard.  Some we look back on with regret, and some with pride; others with amazement!
How are you at making decisions? What goes into your decision-making process?  What is your typical emotional/rational balance?  Do you make them in a snap? Or, do you wrestle and agonize over decisions?
What about your demeanor and approach when your clients face decisions?  How do you address them about decisions they must make?  Do you press for answers?  Do you counsel or “start the clock” and step back?  Are … (6 comments)

CINDY EDWARDS http://activerain.com/profile/cindyed
Cindy Edwards is a fascinating, involved and dedicated REALTOR® from the Tri-cities of Bristol, Johnson City and Kingsport, located in Northeastern Tennessee.  She is devoted to her community, committed to leadership, and a compassionate participant in several charitable activities.  Her website,  www.cindyedwards.com is filled with information, and she has a team of supporters (identified and recognized on her site).  It is obvious that Cindy “walks the walk.”   To enumerate the positions … (1 comments)

AN OCTOBER CHALLENGE: Who Would You Like To Meet Live and In Person, Part I
Introduction

HOW I CAME TO MY CHOICE
This challenge is like handing me a large bowl of my mother-in-law’s banana pudding, and then saying “you can only have three bites.”   Cruel and unusual punishment!  I had to figure a way to narrow the selections, make it realistic that I could meet my selections, and yet pay tribute to all those whom I would like to have included.
Within the ActiveRain® Community, I could have written a post each week for a year … (4 comments)

realtors: INTEGRITY ABOVE REPROACH - 05/03/11 04:20 PM
INTEGRITY ABOVE REPROACH
In recent days we have witnessed Justice Exacting Her Measure: Usama Bin Laden being found and executed.  Now the press is caught up in a frenzy of whether photos of his death should be released; and the ensuing arguments about the "proof" of his death versus inflaming anger & retribution.  I do no wish to minimize the genuine concern, but it appears to me that the debate has been fostered by men lacking the Integrity of our Fathers.
"Let your yea be yea, and your ney be ney" has been lost in the double-talking and double-dealing of modern leaders … (0 comments)

realtors: OF CHILDREN, DOGS AND LIFE: That Which is Close to the Heart - 11/12/10 01:23 PM

OF CHILDREN, DOGS AND LIFE: That Which is Close to the Heart!!!  Obviously, I love my grand-daughter--I love all three grand-daughters; and I get to re-live my joys through six little boy!  THEY ARE WHAT IS CLOSE TO MY HEART.  Evelyn (a/k/a Sweet P) adores animals, and this is only one of scores of photos with her cuddling some critter.  I feel fortunate in that she shows the same sort of affection toward me.
WHAT IS CLOSE TO YOUR HEART?  God, Family and Country; and...  To ask it another way: What motivates you to be a REALTOR®?  Is it the … (4 comments)

realtors: WHY I VALUE THE REALTOR® BRAND - 08/06/10 02:31 PM
WHY I VALUE THE REALTOR® BRAND
Earlier this evening I was reading a post by Jim Lee, REALTOR®, Knoxville, Tennessee.  Check out his post:
http://activerain.com/blogsview/1783053/using-the-realtor-word-correctly   I will not go back over his points--you can do that.
What struck me and drove me to this post was a remark made by a contributor:
Given that the public's perception of "Realtors" consistently year after year rates as on of the least respected professions. Why would you even want to use the word Realtor in your marketing?? Of course the general public as a rule doesn't know the difference between a licensee and a … (0 comments)

realtors: REALTOR® TOOLS THAT NEVER LOSE THEIR WORTH - 07/15/10 08:50 PM
I was thinking about REALTOR® TOOLS THAT NEVER LOSE THEIR WORTH especially in these times of "high technology."  REALTORS® were selling property when all their calculations were accomplished with a No. 2 pencil.  They were selling homes long before the MLS books came into being, and continuing education referred to summer school.  All the modern tools are handy and make many tasks quicker an more easily accomplished.  I remember doing amortization schedules one payment at a time--repeated 360 times.
REALTOR® TOOLS THAT NEVER LOSE THEIR WORTH are determination, preparation, persperation, personal presentation, confidence, and a winning personality.  You have to want the business, … (8 comments)

realtors: A Home Inspector's Reply - 07/01/10 11:17 AM
A Home Inspector's reply to my inquiry:  "What could/should I do as a REALTOR®, to better prepare my client for the home inspection experience..."
I saw your comment on ActiveRain and again appreciate your interest.  I copied the questions you asked below and will try to answer. I would like to ask, "What could/should I do as a REALTOR®, to better prepare my client for the home inspection experience: buyer and/or seller?"   ANSWER:  Great question.  Buyer first.  Most importantly, we encourage the buyer to attend the Inspection.  If not all of it, at least stop by at the end so we can … (0 comments)

realtors: WHAT WOULD YOU LIKE TO ASK A HOME INSPECTOR? - 06/16/10 04:59 PM
WHAT WOULD YOU LIKE TO ASK A HOME INSPECTOR?  What advice would you seek?  If you could sit down, one-on-one, and seek his/her counsel: what would you ask him/her?  That is what I am currently doing-I'm attending a six hour Continuing Education class at EASTERN MIDDLE TENNESSEE ASSOCIATION OF REALTORS® ( www.EMTAR.com ) tomorrow, in Mt. Juliet, Tennessee.  I do not want to monopolize his class, so I felt I should give this some thought.
One of my first thoughts was, "Wonder if he is familiar with ActiveRain?"  I did a search, and he is a serious blogger on ActiveRain.  I … (1 comments)

realtors: A REALTOR®'s Confessions: "Stupid Things I've Done" - 06/08/10 05:34 PM
A REALTOR®'s Confessions: "Stupid Things I've Done" Have you made your list?  I have.
In the past few days I have become a grand dad for the ninth time.  [For those who care--"Grand dad is recovering, and doing fine.]  For the past several months I've had an uneasiness about this daughter and this pregnancy.  It was just a feeling, and nothing on which to base the concern.  My mind has weighed heavily on how special this young mother (my daugher) is in my life; and out of that reflection, I've done a lot of self-examination.
At birth, baby Lila experienced some … (4 comments)

realtors: First Time Homebuyers Un-wittingly Increase RISK of Loan Denial - 05/19/10 06:41 PM
First Time Homebuyers Un-wittingly Increase RISK of Loan Denial by some of the things they do.  It is not intentional, and is often something totally un-necessary.  One applicant, I remember, had done an excellent job of saving his downpayment, and his credit file was near flawless.  So what did he do?  A week before closing, he bought a classic Corvette Stingray--got a great deal--already had a buyer--going to pick up a nice chunk of change.  One problem, his file was pulled for quality control check--a new verification of deposit was ordered--insufficient funds to cover settlement charges--loan suspended.  It took over a … (3 comments)

realtors: First Time Homebuyer REDUCING "RISK" - 05/15/10 04:08 PM
First Time Homebuyers CAN REDUCE THEIR RISK!!!  Every potential homebuyer wants to increase their likelihood of being approved for the best loan with the lowest rates and most beneficial terms.  Every homebuyer has three questions about the financing of their new home:
How much will the monthly payment run? How much money will we need up-front at closing? When will we know we are approved? Questions to ask before beginning the home search, should include:
Using our base income (dependable and documentable) income, what price range of home will we qualify to buy? Based on our family size and needs, what … (3 comments)

realtors: Talk About "ACTIVE RAIN"--Ask Any Nashvillian About Rain - 05/04/10 01:11 PM
In the past several days, many of us have struggled to get onto ACTIVERAIN, and I'm sure there have been some words of frustration uttered...  I know much energy and effort has been put forth by our great ACTIVE RAIN staff, and I for one want to say "Thank You for all your hard work."
I'd like to put things in perspective, if I may.  Saturday & Sunday (May 1st and 2nd), the Greater Nashville Tennessee Community experienced the most "ACTIVE" rain fall in history.  Over 17 inches of rain engulfed our community, at the same time many of us were engulfed … (4 comments)

realtors: "What's my Dad got to do with selling this house?" - 04/27/10 12:54 PM
"What's that got to do with anything?"  "What's that got to do with the price of eggs in China?"  You've heard those expressions, haven't you?  Well, it struck me one day, that I often quote my Dad, and that someone might wonder "What's that got to do with what we are talking about?"  It has a lot to do with most everything I do that is wise and worthwhile.  Who is that person in your life?
Truth be told, I have had many mentors--lot's of folks have impacted my life.  The older I get, the more I realize how dependent and … (1 comments)

realtors: Telling the Client "YOU ARE WRONG" - 04/19/10 06:38 PM
I am amazed at the number of REALTORS® who insist that "You've got to tell the Client, 'YOU ARE WRONG'!"  In response to a blog entitled "LEARNING THE SECRET TO CUSTOMER SATISFACTION," numerous REALTORS® want to dwell on being right, rather than being what the client needs.  Am I nieve to the fact that people can be wrong, and need to be corrected?  NO.  Does the statement, "THE CUSTOMER IS ALWAYS RIGHT" suggest they are infallible?  NO.  Why make a BIG DEAL about the words "THE CUSTOMER IS ALWAYS RIGHT" when the gist of the blog is about "LEARNING THE SECRET … (4 comments)

realtors: Learning the Secret to Customer Satisfaction! - 04/18/10 08:51 AM
When I returned to college after serving in the military (c. 1971), one of the jobs I took was working at TENNESSEE FURNITURE, located on 3rd Avenue South in downtown Nashville.  The owner, Mr. Bernie Kantor had "TEN RULES TO CUSTOMER SATISFACTION" posted on the wall next to his office door, and he stressed that all his employees memorize them.  I remember that he would always greet me at the door, tell me to walk all three floors and take note of any new inventory; then he would ask me "What is Rule #__?"   (All of this was before I was … (40 comments)

realtors: "Thinking Rain" in Tennessee - 03/20/10 11:35 AM
In my brief time at ACTIVERAIN I have been overwhelmed with (1) the wealth of knowledge found here, and (2) the unselfish sharing of ideas.  There is much promotion of "Community" in our society, but the ACTIVERAIN Community gets it.  We are more than business associates, house-sellers, "People who like people": we share a common interest as well as a common goal.  Yes, we are REALTORS®!
While we compete for "the business", we depend on one another to complete the transaction.  In the past thirty years, I have observed the growth of many agents: growth in the depth of knowledge, growth … (2 comments)
