July 2009 Housing Stats for Imperial County compared to July 2008 Housing Stats for Imperial County, CA (also known as Imperial Valley, CA) Recently I reviewed listing service data for JULY Housing Sales stats for Imperial County, CAhomes, including condo/townhomes (attached) and single family (detached) homes and compared them to housing stats of July 2008 to spot any significant trends of use to my readers, potential home buyers, and investors. The following is a compilation of my analysis comparing July 2008 and July 2009. Imperial County Foreclosure Sale List 10/20/2008** Writers note: September Notice of Trustee Sale notices declined approx 20% from August, however September numbers represent 100% increase in foreclosure postings from 2007. The October 4th and the October 20th postings show a smiliar level of activity in NOTs.Although a smaller amount of Notice of Default and Notice of Trustee Sale notices were filed during September may be classified as the beginning of the end of tumultulous foreclosure activity, the author feels this slight downturn represents a combination of lenders more willing to participate in loan modifications, or the implementation of an additional 30 (0 comments)

Imperial County, CA Market Trend Report - as of September 22, 2008 Anybody who says the "market has changed" knows the market is vastly different than it was just 24 months ago, however the basic fundamentals of homeownership has not changed. So why all of the fuss? I reviewed our Imperial County market trends recently and have put together a few graphs to show something called "Abosorption Trends" and "Average List Price vs Sales Price Trends".
