Video production is not for everyone. Not only is it frustrating, but it's time consuming and technical. Nobody expects your video to be a Hollywood blockbuster, but one does assume that your video will reflect your professionalism as a realtor as well as a proper representation of the home for your sellers.
Nashua Video Tours has provided high definition real estate video tours of homes and communities in New England for nearly 4 years. We have been featured on the CBS Evening News with Katie Couric and National Public Radio (NPR). We will be featured in an upcoming story and video … (65 comments)

video tours: Google maps adds a new layer for video - but does it work? - 12/16/08 11:38 PM
Google announced that it has integrated YouTube videos into Google Maps as a new layer.  Videos are now showing up when clicking on the "more" button in the upper right, alongside the Wikipedia and Panoramic photo options.  If you select the "video" option, thumnails of geotagged YouTube videos are added to the map and the videos can be viewed on the main page with an info window that is smaller than the typical YouTube video window.
Prior to this, videos could only be found within Google maps when clicking on “photos & more” within a marked location.
That's great!  Except......

Friday, August 15, 2008 By ASHLEY SMITH Staff Writer
The video begins with spectacular views of the wooded countryside, set to a background of instrumental music. It cuts to an aerial view of a sprawling red home surrounding by trees, and then winds down Old Mountain Road to the home's front door.
Then the music picks up. The song is an up-tempo version of something you might hear in an elevator. The camera … (0 comments)

video tours: Step up your internet presentation (i.e. curb appeal), or you'll lose potential buyers - 05/12/08 06:07 AM
Do good photos and virtual tours really make a difference? This is a perfect example of how a combination of high quality photos and a good virtual/ video tour can completely change the way a home is presented on the internet, where 85%+ buyers begin their searching.
Keeping in mind that buyers are eliminating properties based on the presentation that they view online, it is more important than ever to pay close attention to HOW your listing appears on the internet!
This particular property is a perfect example of how you can completely lose an interested buyer if the home is … (12 comments)

video tours: Why don't realtors use better photos? [Wall Street Journal] - 03/03/08 03:10 AM
Today the WSJ addresses that age old problem of why realtors use crappy photos and virtual tours when advertising a listing in a slow market!
This is something that has had me scratching my head on a daily basis - it's nice to see that it's brought out in the open.  Of course, the main offenders probably don't see themselves in this story because they still 'think' they can take good photos...!
Considering the bleak state of the housing market, one would think that agents and sellers would be working overtime to market what’s out there. Yet when Developments visits real-estate sites, … (36 comments)

video tours: Stage a house for a day. Just a day. Viable? - 02/09/08 05:51 AM
I've had this idea for about a year, and I still can't get it out of my head.
As a real estate videographer and photographer in the Boston/ Southern New Hampshire area, I am filming and photographing more and more vacant homes.  As we all know, most real estate photography is pretty horrible, and it's made even worse by a photo of an empty room showing carpet, a corner and a window.
The reality is these days, with gas prices at record highs, inventory at record levels, and internet usage at record highs, MOST people are basing their initial impressions on a … (29 comments)
