bailout: Active Rainers - Chime in on GM's President $21,000,0000+ Exit - 03/31/09 02:28 AM
For the little bit I know (through the media), Rick Wagoner appears to be a hard working executive. Fortunately or unfortunately, depending on your persepctive yesterday "he took one for the team." Obviously his leadership wasn't producing the results fast enough so in effect, he was asked to step aside. The Bloggerphere has been lit up the last couple of days regarding this topic, as some has indicated "it's about time" and others have commented "it's none of the government's business!!!!!! The Bailout premise has in fact made us taxpayers investors to those who have received funds. So......I agree with the … (8 comments)

bailout: Mortgage Holiday - No.....we're serious. Have you heard??????? - 03/20/09 01:57 PM
A year goes by fast.......but while many would love to forget about the Bailout talk our nation entered into......much has happened since then. A quiet underground idea has been brewing and believe it or not it has picked up legs (it has moved in the mainstream). Renowned syndicated media personality Joe Madison (aka - "The Black Eagle") who is also featured as part of XM/Sirrus premiere lineup has featured program organizer Mark Hemstreet on his show numerous times to break down the specifics. Once you get over the lark or notion of a "holiday" and hear for yourself the specifics of … (0 comments)

bailout: MAKING HOME AFFORDABLE............more ammunition at getting our economy rolling - 03/19/09 04:21 AM
Making Home Affordable is yet another stab at trying to provide homeowner solid information on getting help.  The Administration unveilved this web site today, and while others have also recently been announced such as FINANCIAL STABILITY, ECONOMIC RECOVERY (Bail Out), this site has a specific goal of allowing homeowners to interact via the internet in determining what type of assistance is available.
I guess more news is good news, as we have enough websites to choke a horse, as well as Blogs, Opinions and other information.  What we really need to see is some action so hopefully the Administration or someone … (6 comments)

bailout: A.I.G. - Bonuses - 03/15/09 10:05 AM
A.I.G. (American International Group) latest news of being compelled to pay Bonuses is a huge Whack to the head of us Taxpayers or those of us who understand the premise if we/our company makes money, then we too should also be rewarded, some how.
(image courtesy of st. louis dispatch)

Since when is it a law or agreement that if the company loses money and we are part of the bonus population, we are entitled to receive whatever metric was established in our comp plan?   Maybe I'm just a goofball or a meatheaded taxpayer but my question is what would … (4 comments)

bailout: Money is going unused - 03/14/09 11:55 AM
MONEY IS GOING UNUSED.........TARP that is
Many are doing everything possible to insure their business weathers this economic tsumani we have been experiencing.  If not for our own business, certainly our customers rely on credit to make deals happen.  Some of you may recall then Secretary Paulson's leadership in executing the TARP program switched from dealing with toxic mortgages to shoring up banks so their capitalization would "look good."
Even though that was not the spirit originally agreed which became THE LAW so we could  tap into our Treasury - TARP was born.  Of course that move has been debated and … (3 comments)

bailout: Freddie Mac - I'm done - 03/12/09 04:07 AM
Most of us who operate our brokerages or other businesses have seen our credit disappear right before our eyes.  The impact has been startling as some are no longer with us and for others everyday is a challenge on stretching "A Buck."  I cannot imagine losing most of my equity, yet feeling very comfortable and assured my bank would continue to lend me the loss, plus some, while guaranteeing more.........IF NEEDED!!!!!
Most of you heard about the news of Freddie Mac losing 24 Billion last quarter.  It is what it is, but I'm done!
THE FREDDIE ARTICLE
I am a proponent … (3 comments)

bailout: Active Rainers - YOU ARE IN CHARGE!!! - Today's Assignment - 02/21/09 05:08 AM
Real - Estate, The Economy, Politics, Active Rain...........yada, yada, yada

OK - Today, you have been promoted to the Governor (whichever state you reside).  I'm sure you've heard the ripple/noise regarding how Governors/Mayors plan on spending their portion of the 787B Economic Stimulus - Spending Bill, Jobs Bill, Waste of Taxpayer money or whatever definition you accept.
GOVERNOR'S DEBATE

Here's the challenge - again, YOU ARE THE GOVERNOR!!!!  Would you accept the money?  If yes, How would you spend it (your top 3 priorities), If no, Why would you not accept it and what would your explanation be to … (5 comments)

bailout: Economic Stimulus........Now to the housing front - 02/18/09 04:32 AM

2 down..........3 to go!!!  The Housing Recovery Bill is also official and implementation can finally begin.  What's amazing depending on how you feel...........right or wrong, there's always going to be some debate, which is healthy.  On the other hand, those who are still reeling from the passing of the Economic Stimulus or who simply don't support any idea (unless it's your own or those you support), stay tuned as I'm sure in the next hour or within a couple of days there will be other issues that you may find troubling.  Some probably criticized the fonders of Active Rain for … (0 comments)

bailout: Economic Stimulus........It's Official - Get Over it!!! - 02/17/09 03:01 PM
Some of you may be jumping for joy!!! while some of you may be utterly disgusted!!!  Whatever your perspective - GET OVER IT!!!  President Obama officially signed the Economic Stimulus bill into law today.
Here's the reality.....at least from people I talk too.............Our economy has been stuck for more than 6 months so taking the posture of criticizing any effort or doing nothing is simply A Naysayers' delight.  On the other hand doing nothing, just for the sake of being cantankerous offers ZERO solution.  While I am sure a better bill could have been drafted ......... the debate would have been … (4 comments)

bailout: Economic Stimulus........ - 02/15/09 06:30 AM
The much debated economic stimulus package approved by Congress and the Senate is ready for President's Obama signature and implementation as the law.
Some see this as an act that is long overdue, others see it as a total waste of time, while others like the concept but would like a better mix.  Interestly, while opposition is simply part of the decision making process, in the end a decision must be reached.  So, the question is can you be in opposition of an issue, yet responsible for claiming support?
As our nation attempts to recover from the economic debacle..........however it started … (2 comments)

bailout: Active Rain = The Place for Solutions - 02/09/09 03:32 AM
For us Active Rain it a great site as there are many diverse opinions communicated and for the most part it is a a very positive forum.
I'm on the finance side of our business and while there has been some great discussion about our economy - specifically regarding mortgages, today I'm going to once again share (attempt) several basic SOLUTIONS.
Halt the Foreclosure Mess
Mandate any bank, lender, servicer who has received a Bailout to Modify Mortgage IMMEDIATELY - or return their Bailout!!!!!! For those who haven't received a Bailout provide insurance or the gap created from Modifying mortgages, so … (0 comments)

bailout: The People Have Spoken - 01/28/09 08:25 AM
Probably like most of my fellow Active Rainers, I'm all for a good argument or solid debate but we have been sitting on the sidelines waiting to hear some type of consensus from our political leaders regarding whatever is needed to get our economy rolling.  There are pros/cons but we simply do not have time to argue this thing to death for another month, 2 months, etc.  The public spoke loud and clear this past election that CHANGE was wanted.   I understand that some didn't vote for the current President or perhaps don't support him or those pushing the proposed bailout, … (8 comments)

bailout: Bush and his antics - MORE - 01/14/09 01:59 AM
As the end is coming quickly, President Bush continues the type of goofy behavior or makes comments that make you want to personally rent a U-Haul and get him out of office TODAY.  Remember - Katrina??? and the Brownie kuddos??
Now Imagine if you were drowning (like so many of our citizens to to our economic blunder.........as well as their own doing) and your friend was nearby but stated - "Oh I didn't know you needed help - all you have to do is let me know and I can throw this life raft and pull you to safety!!!!!!!!!!"

Well, … (3 comments)

bailout: The slight of hands trick right before your eyes - 12/18/08 05:27 PM
Those of you who are still working or trying to get a head start on tomorrow (so you'll have time to go shopping later in the day) have already heard the news.  It's official...... mortgage interest rates are available in the high 4's.  While some news channels will blast headlines that this represents a 37 year low...........not so fast as all you have to do is rewind to April 2004 (about 4 1/2years ago) and a similar market was available.

bailout: Today's Economic News - 12/12/08 02:40 AM

Well, after yesterday's failed Senate vote to approve the Big 3's bridge loan, the Poker game really heats up for the next couple of days.  The voting results comes on the heels of news that mortgage lenders/servicers are simply not modifying those mortgages in trouble to a more affordable level OR those homeowners who have been lucky to receive a Loan Modifications have turned into deadbeats with regards to paying their bills on time, because how do you account for stats which show 53% go back into default within the year they were approved.  To boot, you've got Fannie and … (0 comments)

bailout: Mortgage Brokers in ActiveRainland and beyond.......Wake Up!!!!! - 12/11/08 02:47 AM

Alright fellow real estate professionals, especially those of you on the mortgage brokerage side of the aisles, I am sharing a recent article written in the Los Angeles Magazine about our current housing crisis.  Anyway, what got my ire was the author's blatant comment that Mortgage Brokers (solely) were responsible for pushing the bad loans onto unwilling borrowers.
While part of the writing was true, it once again paints the blame to make the story somewhat juicy, as there are many, many, many types of orginators and when I last checked mortgage brokers represented a small portion of that population.  … (1 comments)

bailout: The Politicians have paralzyed our clients. - 12/09/08 03:08 AM
With the talk of the proposed Bailouts, Foreclosures, Who did what...........etc., a good majority of our clients have been paralyzed waiting on something to happen.  Surely the worsened economy has literally frozen most consumer traffic - at least in our business.  So while many sit on the sidelines - my encouragement to you is to keep operating your business with the same vigor and enthusiasm you had when business was booming.
For most of us two critical components are Credit and Clients.  We need credit to keep our business moving and we need clients to generate the revenue needed to justify … (1 comments)

bailout: What's good for the Goose is good for the Gander - C'mon stop the crap... - 12/08/08 03:06 AM
How many times have you heard that slogan?   Anyway, we should start handicapping the Bailout news:
Do you think anything will be resolved this week? Will the Big 3 get a life raft? Will the homeowners get a Piece of the Action? I did read something this weekend that offered an interesting perspective.  While Congress has the Big 3's Feet to the ubiquitous Fire......and they should, you've got to wonder - How and Why did our leaders let the First Bailoutees off so easy (appears that way considering the current applicants).  It's kind of like a discussion on class or Unionized … (0 comments)

bailout: Real Estate professionals need to lobby RIGHT NOW.........before it's too late!!! - 12/08/08 02:37 AM
As economic news continues to lead most discussion these days, an issue which appeared very innocent has crept into economic and credit news and just when you thought things might turn around Real Estate professionals must protect general consumers, otherwise their market will continue to disappear....right before our eyes!!!
Credit scoring controlled by FICO and their scoring model is reeking havoc for customers whose credit is greatly affected for various reasons.  FICO proved beneficial and received wide acceptance starting in the mid to late '90's and is a great tool as long as credit is flowing.  The manual system previously used … (0 comments)
