inspector: Buyers asking realtors for great reviews for the inspector - 03/01/21 06:36 AM
I have an out-of-state client I did an inspection for last week. They seem to be pretty happy with the inspection I provided for them and sent me a copy of this email they had sent the Realtor.  Dear Realtor, "I just completed a review for Brian in Google and will try to do the same on Zillow.   I mentioned to Brian over the phone on Friday that he performed the most comprehensive and thorough review Robin and I have ever seen in the homes we have purchased over the years.  Furthermore, we have had friends who have had many complaints about home … (4 comments)

inspector: Why don't home buyer hire experienced inspectors - 07/17/20 06:11 AM
Interesting scenario yesterday...Price shopper asked for a quote and I give the estimated fee for the inspection and sewer scope on a 2k sq ft home built in the 1970's. An hour later he texts to ask if I am certified, so I give him a piece of my resume explaining my Certified Master Inspector certification and 17 years experience and a link to the long list of my certifications and experience qualifications. 5 hours later he texts me that he found someone $50 cheaper. I did not want to waste any more time haggling and justifying my already fair price … (1 comments)

inspector: Time is of the essence when hiring a home inspector and whom you hire for an inspection matters - 05/08/20 06:44 AM
I was scrolling along this morning and ran across an article that grabbed my attention about scheduling a home inspection quickly after going under contract. That is a great idea, I have to turn down 2-3 jobs a day due to buyer's short deadlines for getting the inspection done, and my schedule usually booked out for 7 -10 days. I clicked the link and it was a nice article form a national franchise that I had just done an inspection where the realtor gave me a copy of that companies inspection report on the same property from a few weeks prior … (2 comments)

inspector: I noticed that a fridge was abnormally hot... - 01/17/17 08:34 AM
I noticed that a fridge was abnormally hot between the freezer and the fridge the other day, the free recall check I provide for my clients verified there were problems with that model. Looks like it may not cost the sellers or the buyers :)

inspector: New friends are great - 11/04/15 10:06 PM
"Brian that is absolutely awesome!!! Thank you ever so much, I am very happy with your report, and your extremely prompt ability to get this inspection done so fast for us! I have told the other 2 agents in the office to call you when they need inspections as they both used Tom who retired also. I will also pass your name at office meeting and tell everyone how awesome you were with this inspection! Do you have any brochures or I guess I should look if I can print from your web site that shows your services and fees? If … (2 comments)

inspector: Deadly mistake -Not hiring a buyer's agent to represent you. - 05/20/07 06:10 PM
Not hiring a buyer's agent to represent you.   Buying property is a complex and stressful task.  In fact, it is often the biggest single investment you will make in your lifetime.  At the same time, real estate transactions have become increasingly complicated.  New technology, laws, procedures and competition from other buyers require buyer agents to perform at an ever-increasing level of professionalism.  For many homebuyers, the process turns into a terrible, stressful ordeal.  In addition, making the wrong decisions can end up costing you thousands of dollars.  It does not have to be this way!   Work with a buyer's … (4 comments)

inspector: Seller's pre-listing inspections. - 05/20/07 06:05 PM
Seller's pre-listing inspections.
Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.  Having an inspection performed ahead of time helps in many other ways: It allows you to see your home through the eyes of a critical third-party. It helps you to price your home realistically. It permits you to make repairs ahead of time so that ... Defects won't become negotiating stumbling blocks later. There is no delay in obtaining the Use and Occupancy permit. You have the time to get reasonably priced contractors or make … (4 comments)
