Truth Behind The Foreclosure Crisis:  So a good friend of mine wrote a nice explanation article about the current foreclosure market we are in- a view point not seen by others and a great read-
The public has been duped into believing that the foreclosure crisis is due to over eager mortgage brokers and appraisers inflating values for personal profit. While I'm sure there were cases where corrupt intentions existed (as in nearly every US industry), was this really the cause of the downfall? Are the guilty parties truly being held accountable? What Others Know  In this industry, the real estate industry, many times we must work quickly. Sometimes we might move a bit faster than we should and leave out the proof-reading of a document. There is always adeadline looming, there is always a closing around the corner.  In my earlier days when a client would forward me a copy of their mostrecent bank statement I would sometimes not read the statement as carefully as I should have. When I forwarded it onto the lender it would occasionally show damaging information to the transaction which would need to be corrected.  In other words, by not reading what … (2 comments)

Getting out of Debt  As a consumer I am watching many web and TV advertisements as well as receiving many mailers from debt solution companies.
To me, a debt service company is allowing a company to take over paying yourbills on your behalf.  They promise many benefits from using their companies but I find it difficult to believe that allowing someone to pay your bills for you is a wise move. Granted, every situation is different and every company is different.  There may be situations or companies thatmight be of benefit to someone.

Registration is open, the web site is up and the flyers are out!  Please put March 13th 2010 on your calendar and join us for this 5k & 1 mile fun run/walk.  After the flyers had been printed- we noticed a small edit that we (me) missed.  So out came the pen and we as a group re did them all.  Since we are promoting this event with all proceeds going to the Frisco Family Services Center- we did not want to have the expense to reprint- we even had Frisco City councilman, Patrick Fallon helping!

What About Refinancing?  After reading last week's column many people called to discuss down payments and loan structuring for refinance transactions.  The structure of refinance transactions is similar to purchase down payments in that you need to have at least 5% equity in your home.  So if you have just purchased a home and structured your loan with an 80% first and a 15%second with 5% down, you would be able to refinance. 
The battle in refinancing comes with the appraised value of the property.  A year ago; Congress passed a bill that is known as HVCC.

Down payments in today's real-estate market - 02/01/10 12:28 PM
The news media has been talking lately about how difficult it is to get home loans approved these days. I think there may be some misconceptions about available loans, down payments, etc. In the 'old days' - last year! - lenders were offering 0 % home loans. Some would even allow you to receive 3% of the sale price as a concession. In other words, you could come to the table with very little of your own money.
