I recently had the opportunity to represent buyers in the purchase of their very first home. They were just so excited to become homeowners. We went through literally hundreds of listings posted on the mls and through fsbo advertisements. Over a course of several weeks, I showed my buyers many listings and fully expected to show them more as new listings that matched their criteria seemed to flood the market. One of the homes that I had shown to them seemed to be "the one." They just knew that this was the home they wanted to raise their children. The neighborhood was ideal. The home was within a short drive of the interstate and the mountain views were incredible. This was indeed "the one." An offer was prepared and immediately presented to the listing agent. We were told that the sellers were out of town and to allow enough time for a response. No problem !! My buyers certainly understood that the sellers were not in the area and allowed an ample enough time for the sellers to accept or to counter their offer. I kept in close contact with the Listing Agent to see if there was any word on our offer. On the Offer Expiration date, I received a phone call from the listing agent asking me several questions regarding the offer. You know......the normal "can we shorten the inspection period" and "who is the lender" type questions. Well, the last question threw me a curve ball. Before asking the question, I could hear in her voice that she did not really want to ask......but she did !!! "Do your clients have any children?" WHAT?????????? Infuriated at her question, I felt that I needed to school this "seasoned professional" on the discrimination laws in our wonderful country. Well, her response was that the sellers wanted to know if the buyers had children and she felt that she had to ask this question as she is representing them. I informed this agent that as a licensed real estate professional, I was appauled at her actions and could not believe that her interpretation of her agency relationship with her clients meant violating the law. Well, after speaking with this agent, she, in fact, knew what she did was wrong. She informed me that she is going to call her clients and explain (what she should have explained in the first place) the Fair Housing Act.

For the record.....I never informed her as to whether my clients have children or not. Needless to say, our offer was countered. While patiently waiting for a seller's response, my clients found a different home, in the same neighborhood, which they felt was nicer and offered slightly more square footage. We wrote an offer......it was accepted.....and we're moving on to closing !!

Everyone Loves a Shortcut!

A shortcut, loosely defined, is a shorter route or bypass and everyone loves a shortcut that works! In the computer world a shortcut is a key (or combination of keys) that instantly performs a function within a software program. There are thousands of shortcuts for your keyboard that can save you a ton of time but the problem is they are usually buried somewhere in a manual that we can't locate to save our souls!

It's easy --just use the menu or search function provided to find the program you want a list of shortcuts for. Print out a temporary list of those that are most helpful to you until you have them committed to memory.

OLD FASHIOED PHOTO BOOTH - ONLINE!

If you've seen an old time movie you may be familiar with the old photo booths on the midway. (If you remember them without watching the old movies we won't tell. :-). These were the ones where you sit in the booth, pull the curtain closed, put a quarter (or was it a nickel?) in the slot and snap your picture.

If you have a desktop web cam hooked up you should love this. When you visit this site it automatically starts your web cam. Then just "click" and save. You can take several rapid fire photos and only save those that please you. Then create a link and post it to your web site or paste it in your e-mail.

Don't you grit your teeth when a perfectly able bodied driver pulls into a space reserved for the handicapped - just to do a little shopping? This great place was created as a community service to end the misuse of handicapped parking spaces and placards.

GET SMART AT MIT -- ON THE HOUSE!

Do you have anyone in the family who wants to go to a champagne school on a beer budget -and ice water grades? One top university, MIT, has taken steps to educate self learners of the world by putting the course materials from almost all their undergraduate and graduate courses on the Web. As you might imagine, there are topics spanning the globe. For example, by using the speedy "Search" function you will find over 450 links to real estate content from the many real estate courses available

They point out that using these materials does not require any registration and is not a degree-granting or certificate-granting activity - nor does it provide access to the MIT faculty. But the price sure is right - there is no cost whatsoever.

Talk about free speech!

Cell Phone Tricks Everyone Should Know

Hey Everyone: Check these cell phone tricks out.

PRINT THIS AND PUT IT IN YOUR CAR...

Subject: FIVE THINGS YOU NEVER KNEW YOUR CELL PHONE COULD DO

There are a few things that can be done in times of grave emergencies. Your mobile phone can actually be a life saver or an emergency tool for survival. Check out the things that you can do with it.

FIRST Emergency - The Emergency Number worldwide for Mobile is 112. If you find yourself out of t he coverage area of your mobile network and there is an emergency, dial 112 and the mobile will search an y existing network to establish the emergency number for you, and interestingly this number 112 can be dialed even if the keypad is locked. Try it out.

SECOND (This is a good one) Have you locked your keys in the car? Does your car have remote keyless entry? This may come in handy someday. Good reason to own a cell phone. If you lock your keys in the car and the spare keys are at home, call someone at home on their cell phone from your cell phone. Hold your cell phone about a foot from your car door and have the person at your home press the unlock button, holding it near the mobile phone on their end. Your car will unlock. Saves someone from having to drive your keys to you. Distance is no object. You could be hundreds of miles away, and if you can reach someone who has the other "remote" for your car, you can unlock the doors (or the trunk). Editor's Note: It works fine! We tried it out and it unlocked our car over a cell phone!"

THIRD Hidden Battery Power Imagine your cell battery is very low. To activate, press the keys *3370# Your cell will restart with this reserve and the instrument will show a 50% increase in battery. This reserve will get charged when you charge your cell next time. This will not work on all cell phones !!!

FOURTH How to disable a STOLEN mobile phone. To check your Mobile phone's serial number, key in the following digits on your phone: * # 0 6 #. A 15 digit code will appear on the screen. This number is unique to your handset. Write it down and keep it somewhere safe. When your phone gets stolen, you can phone your service provider and give them this code. They will then be able to block your handset so even if the thief changes the SIM card, your phone will be totally useless. You probably won't get your phone back, but at least you know that whoever stole it can't use/sell it either. If everybody does this, there would be no point in people stealing mobile phones.

FIFTH Free Directory Service for Cells Cell phone companies are charging us $1.00 to $1.75 or more for 411 information calls when they don't have to. Most of us do not carry a telephone directory in our vehicle, which makes this situation even more of a problem. When you need to use the 411 information option, simply dial: (800) FREE 411, or (800) 373-3411 without incurring any charge at all. Program this into your cell phone now. The only thing is that you will hear a brief advertisement from Lending Tree, etc. and that is all. This really does work.

Need a contractor to fix a cabinet, to replace some glass - anything you need done around or in the house? Usually we uncover sites that deliver good resources without cost. This one comes with a modest monthly fee but, if you've ever gone through the stressful job of hiring a contractor, you should find this site invaluable.

The contractors are rated by those who have hired them and most ratings are brutally honest. Each review includes detailed information about the type of work done, the cost of the job and grades for responsiveness, quality,

punctuality and professionalism. In addition there are vignettes describing the details of the experience with the contractor --often laudatory but sometimes downright hostile.

This web resource can save you a ton of grief the next time you need some work done around the house.

What in Blazes Is That File?

Ever receive an email with a file that won't open? Want to find out what program to use to open the file? Here's the place to find out.

You can also get a lot more information on the file type than you will ever use. All the good basic information is there along with links to the program vendor where there is sometimes a free evaluation copy available. You can also often find a way to view the file contents that by-passes the required program.

A bit techie - but invaluable when you need help in a hurry.

Check That Dealer First!

Stop by this great place before you pull out your wallet at a car dealership to buy a car or to have one repaired! With the information here you can go in armed with the experience of previous customers.

Customers visit the site and rate the dealer on a scale of 1(the lowest) to 5 (the highest). Each dealer is rated on the basis of Customer Service, Quality of Work, Friendliness, Overall Experience and Pricing. The most enlightening evaluations (and often entertaining) are the customers' vignettes describing their experience doing business with the dealer.

There is one little glitch. You will find reviews where customers praise the dealer to the heavens but appear to indicate that they would not recommend the dealer. A little searching reveals that this occurs because the default to the "recommend" question is "no". We'd guess that this may be remedied by press time, but this certainly doesn't diminish the enlightenment and entertainment value of this great place.
