Buffini MasterMind Summit 2008, Day Two ~ Rocked! - 08/29/08 09:14 AM
I was able to meet members from Actve Rain at the Buffini MasterMind Summit in San Diego. It was so nice to connect, in person, with people who I have been corresponding and blogging with, right there, at the San Diego Convention Center. The Exhibit Hall was set up for us to network, seating was comfortable and designed in groups. Visibility was good because the signs were bright and had large print:) There was plenty of water, in every room, and there were food stations and cafeteria style options for satisfying all of us hungry Realtors. You know we always need

Did You Meet Your Coach? - 08/28/08 10:26 AM
Registration starts at 10am! Of course, I was the first one in the door:) Jason Nowak and Millie Chase signed me up for MasterMind Summit 2009. Yes, I officially was the first person to commit to next year! Whoo Hoo! You pick up your workbook, badge, summit pin and event goodies at registration. It is alphabitized by your last name. After getting my bag of goodies and tools for the event, I walked to the Seaport Village. There is shopping, nice outdoor eateries and local artists display and sell their creations. Today, there was an old muscle car show. It was

Mastermind Summit 2008 was Simply the Best! Whoo Hoo! - 08/27/08 10:33 AM
We all can agree, when Brian Buffini holds an event, it is always amazing and better than you could have ever imagined! Mastermind Summit 2008 certainly was the best event that I attended this year. I must say this year, because Brian is already imagining next year's event. It will be August 9, 10 & 11. Most of those attending this year's event, have signed up to return to San Diego in 2009. We know that this man creates the best event he can, for us, our families and friends. Take a look at the Referral Brothers on UTube! Be ready, it

Back to School is Early This Year! - 08/20/08 02:38 PM
Remember when school started after Labor Day Weekend? It was the true end to summer vacation. We used to take one more trip to Martha' s Vineyard and enjoy the beach, boating and fishing. Just one more time. This year our local towns are starting school next week. School will be half day sessions for two or three days, depending on the town. Then, they will have the Labor Day Weekend off and go back to full time days for the rest of the week. Luckily, the weather has cooled off. I can't imagine having the students sitting in the classrooms in hot

Who is Your Seller? - 08/20/08 01:36 PM
Oh, you're really going to love this one! Is your seller a person who called in to your office? Did they ask for you, in particular? Was it an email correspondent? How about, did they come to an open house that you held? Were they referred to you by another Realtor, out-of-state or out of your demographic area? Did they find you through your family or friends? Did one of your present or past clients give them your name to call when they said they needed a good agent? Which way that lead came in to you, makes a huge difference

Who is Your Buyer? - 08/20/08 11:35 AM
You have a buyer contract with Mr. X. You have him pre-approved and off you go to look at properties. Setting up appointments within his time frame and yours. Yes, there are many listings to see. So, let's try to narrow down what this buyer really wants. I, actually, made forms for buyers to fill out these "wants in my next home." On that same form, I ask for their birthday, anniversary (in case they are a couple), favorite restaurant, favorite song, color, etc. It gets me to know my client in a faster amount of time, on a more personal

Hartford County Towns in Connecticut - 08/17/08 11:30 AM
When you appear in court, to serve on jury duty in your county, the town that you reside in determines which county courthouse you will be attending. Your homeowner's and vehicle insurance are determined by the county, also. I found these lists online through the Google site. I thought this would be useful information to the public, though we all do use Google:) Some of the towns listed are part of another town, a suburb or downtown area. Such as, Elmwood, it is part of West Hartford, Collinsville is part of Canton, and Burnside is part of East Hartford, etc. It's

Tolland County Connecticut ~ Towns - 08/17/08 10:59 AM
To be sure that folks know what towns comprise Tolland County in Connecticut, I have posted a list obtained on Google. Offering correct and accurate information is important when deciding where to buy your home. It affects your car and property owner's insurance. Just like the question on your homeowner's policy that asks how far the property is from the local firehouse or fire hydrant. Most towns in Tolland County are serviced by wells for their water service, not a centralized water/sewer line. We do have dry hydrants. These are placed near ponds, rivers, streams and sometimes pools. If there is a

Connecticut State, Tax Free Event! How Much? - 08/16/08 08:50 AM
Welcome to our state. Starting on Sunday, August 17 and thru August 23rd, we have a tax free week for clothing and footwear that is less than $300.00. I thought it would be for all items. Don't you need to buy school supplies, too? My children are now adults, so, this no longer impacts my budget. I do hope that it helps others in our state. With rising fuel prices and our local taxes continuing to rise every year, it has become difficult for most citizens of Connecticut to meet their family and business budgets. This event, ordered by our Govenor,

Hoping to Meet Active Rain Folks in San Diego! 1 Day & Counting! Whoo Hoo! - 08/14/08 03:33 PM
The date is coming up quickly. Of course, you know the story. When you are going away for a few days or so, whether it is for a conference or for a vacation, that is just when everyone of your clients is ready to buy or list their home. It never fails! My former broker used to tell others in our office to take a trip like Fran does, she's busier than ever. Everytime she plans to go away, she sells more properties. It was embarrasing at first, but I found that it did encourage people to take a day or

Make Your Trip Worth It! - 08/11/08 02:40 PM
Did you hear this when you were a child? Going upstairs and bringing clean laundry up, for your Mom, since you were going upstairs anyway? Coming downstairs, grab something to carry for someone else, just to make sure they wouldn't have to go upstairs for just one thing? Those of you who are or have been coached by or attended Brian Buffini's Events have heard his version of this, from his Mother, in his Irish accent. Seems to sound so much better when he says it! The truth is, we can all do this. Daily we are running about, here and

Start Planning for January - 08/10/08 09:44 AM
That's right, January. Planning now will make life easier, later. In Connecticut, we have heating fuel costs on our mind. Budget now for those extra fuel costs. Don't be caught by surprise! November and December are, typically, not as cold as January. BRRR! I can still remember the cold, ice and sometimes snow. The temperatures usually drop to single digits. Your listings are not shown as much in that month. If they need updating or refreshing, this is the perfect time to have homeowners improving their product. After all, spring market starts as soon as the weather warms up. We have had early

Showed Properties Today and - 08/09/08 05:48 PM
You just won't believe it. I showed one of these homes, a week or so ago. My clients had a few questions about the property, but, they really liked it. I went to the town hall to look up the file on this property. With the information that was in the file, I was able to answer their questions. One of the questions was the actual garage size. The town hall stated it was 20 x 21. This morning, I went back with my clients and their parents. I had asked the agent if he could make sure his vehicle, a pickup truck,

Do You Thank Agents for Showing Your Listings? - 08/09/08 11:47 AM
We all, do need to help and work together to make our profession successful. When I have an agent call to make an appointment to show my listings, I am grateful and I let them know, right then. In this market of so many listings, isn't it great that yours are being shown! I follow-up with a phone call for feedback and I add them to my showingdesk.com tool for email feedback. I have found that some agents still like the phone method for feedback while others, are texting back their feedback to me and some prefer email. One way or

Make the Offer! - 08/09/08 09:11 AM
It is a buyer's market. If you are a buyer or thinking of becoming one, here's a free tip. When you see a home that you like and just not sure of what to do, make the offer. It costs you nothing to ask the seller, in writing, to offer a price for the property that you are considering to be your next home. Once you have your pre-approval in hand, the world is yours in the real estate market. You become empowered with that one piece of paper. The stronger the letter is, the better your chances for success are.

8-08-08 Celebrate the 8's! - 08/09/08 08:07 AM
What did you do, if anything special, on this date of 8-08-08. I read a news story about a baby who was born on this date, at 8:08 and weighing 8lbs.8ozs. Wow! My kids attended an 80's party! Everyone dressed in attire relevant to those great 80's days. One went as Mrs. Bon Jovi, the other as Knight Rider. LOL! What fun! I gave out crazy eight cards. Remember that card game? Things that were everyday life, just a few decades ago, just became fun favorites from days gone by. I continually try to clean out and give away stuff that

Showing on Crystal Lake in Ellington, Ct! - 08/05/08 12:04 PM
I cannot tell you what a pleasure it is for me, when I have the opportunity to show properties that are on and around a lake. Yesterday, I was the lucky Realtor. I was showing homes on and surrounding Crystal Lake in Ellington, Ct. As we drove by the Sandy Beach Rd beach, I watched the families playing in the refreshing water. Children were jumping into the water from the raft. It was like a scene from a good book, a good movie or a family video. Here's a photo of the lake from Sandy Beach Rd in Ellington. It was taken

Now's the Time! - 08/03/08 10:16 AM
Have you stock piled books, papers, bottles, cans from soda pop and just "stuff"? How about donating some of these items to organizations who can use a little help? Special Olympics, Soles 4 Shoes, Girl Scouts, Boy Scouts, AMVETS, Project Graduation in your local area, or the Senior Citizens, are some of the groups that we give to. My Son came home one day, when he was in college. We always have given back to the community. His words are still on my mind today. Mom, if you haven't used it or worn it in the last year, you don't really need it. Why

Public Open House on a Rainy Saturday? - 08/02/08 12:37 PM
As a Certified Mentor, I guide my agents with their daily real estate practices, routines and habits. When they come up with new thoughts or processes. I try to be objective. Hosting an open house for the public benefit is not new in Hartford County. During this summer, many families head to the beach for the weekends. However, today, they forecasted showers. One of my agents wanted to host an open house today, from one to three o'clock. That is the standard time allowance, if there even is one:) The first listing she choose, didn't work out. Taxes Paid for the Year! - 08/02/08 11:54 AM
Our small town of Bolton, in Connecticut has a payment of our motor vehicle taxes once a year. Property taxes, too. Our property taxes are paid by our escrow account with our mortgage company. The town offers a new option this year. You can now pay these fees to the town online, serviced by an outside vendor. Checking this out was very interesting. They advised residents that they charged twenty-five cents for each vehicle tax that you paid, to the town. That sounded okay. I chose a username and password. Here we go! Sounded too easy, it was not. After three or
