Do We Have Any Accountants or Tax Advisors Here on the Rain? - 12/29/08 03:35 PM
How cool would that be?  We would be able to have first hand advice on our tax reporting and exempt benefits.  Do you know of a good accountant?  Tax Advisor?
How about contacting your clients and making sure that they have a professional to assist them with their taxes for 2008?  Prior to the new year may be too late, but, why not offer a name to them? Contact them in the next few days or the very first week of the new year.  The first time home buyers will really need professional help or at least, advice.  How about those folks … (13 comments)

Small Complex, Spacious Condo! - 12/27/08 02:12 PM
Priced to go!  Take a look at this beauty!  located in Rocky Hill, Connecticut, it belongs to a small complex just off of Main Street.  Convenient to highway, shopping and schools.  This home offers a gracious foyer, first floor laundry room, updated kitchen with desk and eating area.  Sliders to deck from the living room.  The fireplace is floor to ceiling in the vaulted living room.  Two bedrooms upstairs, each have their own full bathroom.  Closets are huge, too!  There is a full basement that is unfinished and a one car attached garage. Low fees, gas heat and ready to go!  Are … (0 comments)

Buy it Now, If you Wait, The Good Buy May Be Gone! - 12/27/08 01:49 PM
How many times have we said this to buyers?  Not just in this market, either.  They need to feel confident that the price that they may be paying today, will be satisfactory for?  Here is my take on it.  If you are comfortable with the payment, the appraisal/condition report on the property and with the terms of your loan, why would you want to wait?  So many times I have seen that the one house that my buyers really fell in love with, was gone, by the time that they decided to take the leap of homeownership.
Get ready!  As a Stager … (5 comments)

End of Year Purchases for Your Business - 12/27/08 11:57 AM
Just a reminder, that for the remainder of this year, you can purchase equipment and one pair of boots per year, as a Realtor.  If you need a new computer, printer, fax or copy machine, now is the time to make your purchase.  The electronics are offering many good upgrades now and at deep discounted prices.  They always advise us to purchase vehicles during the last week of the month.  The dealers are anxious to make their numbers goal and will make sacrifices to their profits to get that additional sale.  Well, the same can be said for your office equipment.  … (21 comments)

What Are You Paying For Gas? For Oil Heat? - 12/27/08 11:20 AM
Isn't is amazing that the price of gas that we are paying for today, is lower than it has been in the past five years?  I want the economy to come back, just as much as you do.  However, you just have to love the savings that we are able to take because of the falling price of oil and gas!  Yesterday, I paid $1.85 a gallon for heating oil.  Amazing!  Here is my oil company.  Backlund Enterprises, LLC.  He takes only cash, but, will deliver to your home up to nine o'clock at night.

How about you?  What are … (2 comments)

Trick to a Client Mailer, Wrong Season? - 12/26/08 02:12 PM
I think of Halloween when I state, trick.  However, this one is something that may just help you get some action for your business now, in the middle of winter!  You send a mailer to your clients.  It is sort of a competition, a contest.  You ask them to solve a puzzle, a rhyme, or to guess at what the answer may be to a treasure map.  The one client who responds first, wins.  Or, you choose the criteria.  Just make sure everyone understands how it will work. You have one Grand Gift.  Say, tickets to a ballgame or show, for … (9 comments)

Enjoying Snow in Connecticut is a Way of Life for All! - 12/26/08 11:56 AM

In the snow, we love to play, work and so do our animals!  These horses belong to one of my A+ clients.  They love to frolic and play.  The horse in the middle is a minature pony.  She was kind enough to send me these photos and also, to allow me to post them here to share with all of you.  Life is so short, I hope that all of you are able to take a few minutes and enjoy the snow, or, as my Brother in California says, enjoy the beach, along with your holiday memories.
Wishing you all a Happy … (3 comments)

Are You Still Wrapping Your Presents? - 12/22/08 06:59 PM
With all of the hustle and bustle of the holidays in the last few weeks, I am wondering.  How many of you still must wrap presents for your friends and family?  Will you resort to gift bags?  I have a plan.  I was thinking of having a few friends over for coffee and desserts.  In between the goodies, we could have a wrapping party!  Just think about it.  If we all helped eachother, the task would get done in a more timely fashion and we could get together for coffee!
Maybe, next year, I will make this a client event.  I … (17 comments)

Today Was A Present~ - 12/22/08 06:44 PM
This morning when I awoke, no, I did not hear the clanging feet of reindeer on my roof, but, I did have the pleasure of seeing this beautiful white blanket throughout my neighborhood.  I have a lovely farm behind my property and it was just an amazing site. Peaceful. The equipment was masked by snow.
The streets are still covered with snow.  The plows have been by, but, there was twelve inches on Friday and Saturday it snowed off and on.  Sunday we were given another six inches.  It was soft and flakely snow. The plows were able to make a path, but, the roads … (4 comments)

If You Don't Like The Weather, Just Wait A Few Days! - 12/15/08 12:45 PM
This is an old New England saying.  We have a good variety of weather.  Four beautiful seasons of changing weather, every year.  It seems this year, that we are having a warmer than usual, winter season.  Though, officially beginning on December 21st, the winter season seems to be here already.  Well, no, not today.
Today it is going to be sixty degrees.  The sun is shining.  The birds are chirping.  Yet, it is the holiday season.  Feels strange here in Connecticut.  Some Decembers are constantly cold and we have had snow by this date.  We have had lots of rain this … (6 comments)

Christmas Traditions, Do You Decorate? What to Tell Your Clients? - 12/12/08 06:21 PM
This is such a busy time of year.  Buyers are out in good numbers due to the low interest rates.  The Sellers have been waiting for buyers for months, but, now, during the holidays?  I simply answer, yes.  Now, is when they are looking.  My Sellers are about town, busy with their community's traditions.  Carol singing, Christmas Tree lighting, and more.  How can people want to look at houses now??  It's the holiday.  We won't be home for a few days.  Okay, will you be taking your pets with you?  Oh, no, we were not planning on doing that.
For one … (3 comments)

Make Your List! Check It Twice! - 12/08/08 04:59 PM
Now that we are almost at year's end, have you thought about how it felt to get here?  I'll bet you that you have accomplished much more than you remember.  So, here is your assignment.....  Make a list of all of the good things that have happened to you, in your business, this year.  Whether it was clients, agents, a certain good day, finding a good book, etc.
Check it twice, just like Santa says, because we all need to know that we are good professionals and good things do happen to us, even in slower markets.
Then, make one for … (7 comments)

Snowing in Connecticut Today! - 12/07/08 12:37 PM
Yesterday, you could feel the snow coming.  I know this sounds strange, but, you can.  The air is moist and it becomes very cloudy.  A little cool, but, it needs to be a bit warmer to snow.
Everything is blanketed white.  It is a beautiful scene.  We went for a walk, bright and early.  My lab, Jack, loves the snow!  We make him snowballs.  We throw them and he chases after it.  Only once he bites it, it is gone.  He just cannot figure that one out.
I am taking time today to finish my Christmas cards.  My relatives still continue … (15 comments)

On my recently written post about Broker Opens, I had a secret guest coming.  Unitl I had this confirmed and the date chosen, I did not want to disclose the guest.
We are now officially confirmed.  The date will be this coming Wednesday, December 10th.  The open for agents will be from 11:30 am thru 1:30pm.  At the last Broker Open that I attended, along with the agents from my office, I had mentioned this planned Broker Open of mine.  The agents in attendance there, suggested the times that I am hosting it open.  I wasn't sure what time to begin.  … (13 comments)

We Need To Take Charge of This Market! Now! - 12/06/08 08:05 AM
Get out and get going!  I am not a believer in cold calling or door knocking, to folks who I do not know.  It does work for many people, just not for me.  With that being said, there are many things that you can do to make yourself and your business known.
Hold a food drive at your office.  The local papers will post this ad for you, for FREE.  It will give your name lots of exposure and bring people into your office who may have never been there before.  What a concept!
Host a Carol Sing!  Grab some of … (7 comments)

Broker Open, What Say You, Agents? - 12/05/08 11:31 AM
Broker opens are popular in my area of Connecticut.  Have you tried one?  There is always food.  Desserts are delicious!  They tend to favor the nearest upcoming holiday.
These open houses are for licensed Realtors and their assistants.  They are not open to the general public.  We host them during the week, at lunch time.  Realtors do need to eat!
I am making up flyers to hand deliver to the brokerage offices near me.  I will, also, email some to my colleagues that are a bit further.  Luckily, I am set right in the middle of a few counties.  It makes … (14 comments)

Been To A Buffini Turning Point? This May Be Your Chance. . . . - 12/05/08 08:42 AM
If you haven't heard of this dynamo of a person, check out his site and be WOW'd.  He has the systems and tools to get you back to work.  I mean, work.  You can no longer sit and wait for the phone to ring.  You now need to get out and go after your business.  His tools are not expensive.  They just take your time.  He has told us, the most valuable thing that you can give anyone is your time.  He really means it, too.
Some of the systems that he suggests seem too simple, too easy.  Well, I for … (5 comments)

Off to Deliver My December ~ Christmas Popbys! - 12/04/08 09:44 AM
Jack, my lab and delivery partner, and I are about to deliver my Christmas popbys to my A+ Clients!  These are people that have continuously given me their friends and family members, neighbors and co-workers, my name as their favorite Realtor.
I am giving them a Christmas book.  It is Jack Canfield's Chicken Soup for the Soul, Christmas Treasury.  It is co-authored by Mark Victor Hansen.  I have had the pleasure of meeting Jack Canfield.  He was a speaker at one of Brian Buffini's MasterMind Summit Conferences.  During the lunch break, which is usually two hours and one half, he was … (13 comments)

What Is Customary When Buying or Selling Real Estate? - 12/03/08 07:38 PM
What are the expectations of your clients when they buy or sell real estate?  We offer a list when we have our first face to face meeting with our clients.  It helps them to know we are heading in the right direction, to the close of the transaction.  Moving them into or out of their home.
With some loans, certain items must be repaired or replaced.  Usually, the more of a deposit you have in the transaction, brings you into another type of loan that is less restrictive.
VA loans, the seller pays for the termite inspection.  Years ago, the seller … (4 comments)
