Hoping to meet some of my active rain friends in Boston.  April 16th. I'll be there!  I found out a few days ago that there, actually, is a commercial bus that leaves from different spots in Connecticut and delivers you to the train/bus station in Boston.  Wait until you here this!  Fifteen dollars each way.  How good is that for the budget?  It would cost you more to park your car overnight!

Rain Today, Didn't Stop Buyers! - 03/29/09 05:56 PM
While I was out showing properties today, I noticed that there were many buyers out looking at homes!  In the morning, I showed condos.  We wrote a P & S and later in the afternoon, it was accepted by the Sellers.  Starting at noon, I was showing houses.  The first one we visited, had six showings after me!  Wow!  How is that for Spring Market?

I had almost forgotten about it.  Then, just minutes before it came online live, I clicked in and signed on.  I had thought from the various news reports that you would be able to pose questions for the President.  However, much to my dismay, the questions were chosen ahead of time.  Not sure how much ahead of time.  Clearly, the question posting was closed as were the votes for choices of those we wanted answered.

Yes, I know it is a weekend.  You only need to write those notes, according to my Coach, Brian Buffini, during the five workdays of the week.  Well, this week I was so busy with active buyers and family, that I fell behind on Monday and Tuesday.  So, today, when I went out for my morning coffee, I found a corner table and wrote seven more notes.

Okay, so, what are your plans to increase your revenue for the next quarter?  Have you a plan?  If you don't, get one, now.  Start today.  Plan what you will do for the next 90 days to increase your business.

Do you think of yourself as an entity?  Well, you are.  You do not work for your brokerage.  You work with your brokerage, to succeed in business as a whole.  It is a super support system for most.  Guidance, love, encouragement, marketing tips and ideas, and a sense of belonging to a family, a group.

Car Insurance - Increase your deductable.  Shop around for a better policy.  By changing from my insurance broker to another I saved over $1200, every six months.

Birthdays are a great celebration of our lives.  Sharing this good news makes everyone's day better, happier:)  Do you acknowledge birthdays of co-workers, clients, vendors and members of your team? 
It doesn't need to be a huge celebration.  As we grow older, we tend to keep the guest list small and intimate.  Yet, when someone turns 65, it is a celebration age!  So, is 100!  To live that long is truly a successful goal.

It's Close to Tax Time! Are You Ready? - 03/15/09 11:22 AM
Being prepared for your accountant is important.  Keep receipts for everything that you purchase for your business.  Track your mileage in a little book that you can keep in the console or glovebox.  Getting your taxes completed by April 15th is wise.  Try not to file extensions.  Put a period at the end of last year on April 15th.  Don't drag it out.  Just get it done.

Business is picking up, here in Connecticut.  We are booking more showings, as listing agencies and signing up more buyers as buyer agencies.  The momentum of this spring selling season can help us through this economy.  You must be ready to serve your clients.  Make yourself available to them as much as possible.  Make sure that you are in contact with the banker, home inpsector and attorney's office during the term of the transaction.  Knowledge is key.  Know your product.  Keep tabs on the mls and your local market.

CHFA is the Connecticut Housing Finance Authority of Connecticut.  It is our first time homebuyers's program.  Historically, it has always been the lowest interest rate.  It can only be used once.  Yet, in the high market, if you hadn't owned a home in the past three years, they waived the rule and let you use it, yet again.  Restrictions have been placed on this product over the years.  Some people, of course, took advantage of it.  So, to protect the program, many little rules had to be adhered to going forward with this loan.  They even set up a recapture tax … (1 comments)

When do we vote again for the US Congress?  I believe it is in two years.  Let's hope that people vote with better information next time around.
