Who's Going to Boston, Massachusetts? - 03/29/09 06:27 PM
Hoping to meet some of my active rain friends in Boston. April 16th. I'll be there! I found out a few days ago that there, actually, is a commercial bus that leaves from different spots in Connecticut and delivers you to the train/bus station in Boston. Wait until you here this! Fifteen dollars each way. How good is that for the budget? It would cost you more to park your car overnight! For those of you who cannot stay overnight, this is an excellent option. You would have to Google, what buses travel to and from Boston, Massachusetts. Sorry, I cannot (5 comments)
Rain Today, Didn't Stop Buyers! - 03/29/09 05:56 PM
While I was out showing properties today, I noticed that there were many buyers out looking at homes! In the morning, I showed condos. We wrote a P & S and later in the afternoon, it was accepted by the Sellers. Starting at noon, I was showing houses. The first one we visited, had six showings after me! Wow! How is that for Spring Market? In Connecticut today, it rained and was cloudy and miserable. Still cold here, too. I was amazed at the amount of buyers that were out on such a dismal day! Happy to see them out and (0 comments)
Did You Attend the Whitehouse Online Forum? - 03/28/09 12:36 PM
I had almost forgotten about it. Then, just minutes before it came online live, I clicked in and signed on. I had thought from the various news reports that you would be able to pose questions for the President. However, much to my dismay, the questions were chosen ahead of time. Not sure how much ahead of time. Clearly, the question posting was closed as were the votes for choices of those we wanted answered. They chose one silly one. It was if the government was to legalize marijuana and gain revenue from the sale of taxing it, to the consumer. (4 comments)
Did You Write Your Notes, Today? - 03/28/09 12:23 PM
Yes, I know it is a weekend. You only need to write those notes, according to my Coach, Brian Buffini, during the five workdays of the week. Well, this week I was so busy with active buyers and family, that I fell behind on Monday and Tuesday. So, today, when I went out for my morning coffee, I found a corner table and wrote seven more notes. These notes do not have to be lengthy. Just a short note, to check in. Or, to say hello:) The main idea is to keep a personal connection with those folks that you just (12 comments)

Financing Your Small Business, You Are a Small Business! - 03/28/09 09:30 AM
Do you think of yourself as an entity? Well, you are. You do not work for your brokerage. You work with your brokerage, to succeed in business as a whole. It is a super support system for most. Guidance, love, encouragement, marketing tips and ideas, and a sense of belonging to a family, a group. However, you are self-employed. You are not an employee. An independent contractor, in most states, applies to our profession, as Realtors. Treat yourself as a business. Keep your monies separate. Open a checking and a savings account for your business. You can form an LLC, easily, (6 comments)
Wise Moves to Gain Business and Save Money! - 03/27/09 12:26 PM
Sure, we can all do this! The current issues that we are now facing with our economy, have made all of us take a second look at our budgets, our finances and our goals. Here's a few for you to think about or use. Please feel free to add yours in the comments! Car Insurance - Increase your deductable. Shop around for a better policy. By changing from my insurance broker to another I saved over $1200, every six months. Homeowners - Same thing, check around. They will monitor your credit score, so be sure to check on that, too. A Little Birdie Told Me... - 03/27/09 10:23 AM
Birthdays are a great celebration of our lives. Sharing this good news makes everyone's day better, happier:) Do you acknowledge birthdays of co-workers, clients, vendors and members of your team? It doesn't need to be a huge celebration. As we grow older, we tend to keep the guest list small and intimate. Yet, when someone turns 65, it is a celebration age! So, is 100! To live that long is truly a successful goal. This week, here on the Rain, George Souto is celebrating his birthday. So, for those of you who know him, be sure to share his happy day (5 comments)

It's Close to Tax Time! Are You Ready? - 03/15/09 11:22 AM
Being prepared for your accountant is important. Keep receipts for everything that you purchase for your business. Track your mileage in a little book that you can keep in the console or glovebox. Getting your taxes completed by April 15th is wise. Try not to file extensions. Put a period at the end of last year on April 15th. Don't drag it out. Just get it done. Move on to this new year, 2009! Whoo Hoo! Yes, the quarter is done. Have you tracked your business expenses? If not, plan time this week to sit yourself down and input your numbers. (3 comments)
Spring Market is Around the Corner! - 03/15/09 10:16 AM
Business is picking up, here in Connecticut. We are booking more showings, as listing agencies and signing up more buyers as buyer agencies. The momentum of this spring selling season can help us through this economy. You must be ready to serve your clients. Make yourself available to them as much as possible. Make sure that you are in contact with the banker, home inpsector and attorney's office during the term of the transaction. Knowledge is key. Know your product. Keep tabs on the mls and your local market. While I was out showing properties yesterday, I was aware of my client's (3 comments)
FHA is Lower Than CHFA? Wow! - 03/05/09 12:24 PM
CHFA is the Connecticut Housing Finance Authority of Connecticut. It is our first time homebuyers's program. Historically, it has always been the lowest interest rate. It can only be used once. Yet, in the high market, if you hadn't owned a home in the past three years, they waived the rule and let you use it, yet again. Restrictions have been placed on this product over the years. Some people, of course, took advantage of it. So, to protect the program, many little rules had to be adhered to going forward with this loan. They even set up a recapture tax (1 comments)
Active Rainer's, Are you Blitzing? - 03/02/09 02:16 PM
For those of you who are participating in the Buffini Blitz, I know that your numbers are growing everyday. The activity that this new system has caused is amazing. Brian and Joe are all over your statistics and looking for your comments and emails. I cannot believe we are already into March! Yet, because it snowed in New England today, yes, I guess it is still the winter season here. March or not. Since you are not able to go out and about easily today, if you live in this part of our country, well, do the activities to ready yourself (5 comments)
I have but one question. Is anyone watching the folks who are supposed to be working for us, for our country, in DC? This video clip from Utube is amazing. Be ready to be awakened to politics! When do we vote again for the US Congress? I believe it is in two years. Let's hope that people vote with better information next time around. Have any of you seen this yet?
A two-minute news broadcast: Congressional stance on Fannie Mae and Freddie Mac prior to the housing meltdown and subsequent global financial collapse. Everyone in America needs to see (7 comments)
