As the years have gone by, I have seen many products come and go.  So, I am curious.  What are you leaving in your listings, today, to try and capture that buyer that is coming through the home?
I offer a photo book, so that, they can see the different seasons of living in and outdoors of the home. It includes the mls sheet.
I offer bank flyers, with recent interest rates and the bank's programs are listed, that may help the buyer with his financing.

Bolton, Ct ~ A Quaint Little Town in Connecticut - 03/30/11 04:04 PM
Here are some photos that I recently took of my town, Bolton, Ct.  We are famous for our delicious strawberries and historic landmarks.  The population is now around five thousand people.  We we moved to town, thrity four years ago, there were about twenty five hundred people livng here.  We're growing!
Some snow is still seen in the photos, but, most of it has melted away.  We are ready for spring.  The trees have buds on them and the local community has started their fundraising events.  Welcome, Spring!

Active Rain Star, George Souto, Attends My Broker Open in Bolton, Ct! - 03/23/11 08:14 AM
Yesterday, I held my first Broker Open of the year.  It was located at 38 Castlerock Lane, in Bolton, Ct.  A true luxury home in a new subdivision.  We had food, drinks and door prizes.

Spring Renewal, Snow Forecasted for Tomorrow? - 03/20/11 05:57 PM
Yes, in our state of Connecticut, they are forecasting snow for tomorrow, Monday and Wednesday.  They are  suggesting, only one to two inches.  It will warm up and probably melt away, quickly.  We are just relieved that it's not twelve inches of snow, like we were experiencing through most of the winter, everytime that it snowed.
Finally, spring has arrived.  Time to freshen up the landscape in the yard and time to do that spring cleaning! I love to dine on our outdoor living space. My office will receive a good spring cleaning, too!  It makes it so much easier, to work in a less cluttered … (12 comments)

I realize that we all become busy.  In today's technology, how hard is it to simply answer an email or a phone message.  Just let us know what you and your client's thought of the property.  I even offer an email system that will notify the agent of a survey, very short, to take about the property. A few clicks!

Yesterday, I visited a few homes that were Broker Tours.  It was good to see the homes.  They were beautiful and very well maintained. It was good to see all of the agents who took the time to visit, a fellow Realtor's listing.  Hurrah for the Realtors that held the opens!   Thank you for your tips and advice.
You never know who or how many agents will attend.  You invite everyone that you can.  Having feedback from agents coming through the home, is very helpful.  Getting agents to view the listing, in person, is invaluable!

When I was a newbee, in the real estate business, my office took turns with the hotsheet expireds, every day.  Actually, we were assigned, by the Broker/Owner, which day was ours, in our office, to call and try to procure that listing.  I found that calling the listings and then, making an appointment to meet with them, worked very well.  One time, I remember sitting with the Sellers in their living room and outside we could see another agent, through the window, coming to the door to offer his services.  Once he saw me through the window, he just waved and left … (9 comments)

Shorter Time to List and Close? How's Your Market Area? - 03/14/11 03:18 PM
We are in a Buyer's Market, when the listings take more than six months to close.  I have been seeing several reports and posts (here on the Rain), of much less than six months.  Does this mean that the market is turning?  Is it more local than country wide?
I know that the foreclosures are holding up our market from growing like it should be.  However, these promising statistics are very helpful in getting us to that better market.  Even if it starts out with a few markets, it will catch on and grow.

Which Lockbox, Do you Prefer? - 03/12/11 07:36 PM
With the many changes to our profession, I have noticed that more agents are using combination and code lockboxes.  I, myself, turned in thrity-eight of the electronic lockboxes and then, replaced them with only eight. The ones that we turned in, used to freeze in the winter months and when it was a hot summer day, didn't always work. Every exchange occurs when the mls upgrades the keypads and lockboxes. This newer round of lockboxes, seems to work better in the cold weather and the hot summer weather. I still, prefer, the key that we had, years ago.  It was a special key, sort … (63 comments)

Our winter, in Connecticut, like most of New England, this year, was snow, after snow, after snow.  Thankfully, everyone made it through okay.  It will be a memory talked about for years to come.  For now, I am busy taking new photos of my listings.  Now, you can actually, see the homes and the landscaping that surrounds them.   Landscaping is like the frame of a picture.  It embraces the best of the home and helps to add to each home's character.  This home has lovely sidewalks, front and back, that are bordered by lovely shrubs and trees.  Doesn't it look perfect?  Well, it is For Sale! 38 Castlerock … (9 comments)

Spring Home Show in Hartford, Ct! - 03/05/11 06:57 PM
It was a good day to stop in and visit the businesses at the Ct Spring Home Show at the Ct Expo Center in Hartford. There were many attendees, with cars and trucks, everywhere!   With all of the cold and snowy weather that we have experienced this winter, everyone was glad to get to the home show this weekend.  The temperatures were in the 50's with the sun going in and out, all day. 
I tried some delicious crab cakes (samples) and of course, Dunkin Donuts has a booth that I always hit.  They were giving out samples of dunkochino's.  Not … (5 comments)

Maybe, in the afternoon?  When do you find it more rewarding to post?  Do you have more comments with the night owls, or with the early birds?  Maybe, the lunch gang?
I typically, post in the early morning.  Tonight, I am posting and commenting, but, I won't last.  I have lost my night life, to a busy day.  It was such a beautiful day today, in Connecticut.  Took a lovely walk with my Grandson and my lab:)  They both love to go for walks.  It was the perfect day for it.

Interesting question!   Have you ever looked at or under your furniture, your dishes, your area rugs, your appliances, your television, your computer(s), phones, clothes or anything else that you may have?  It's quite the surprise.  Our workforce would increase by 200,000 people, by your spending just $64.00 on goods made in America.
