Rokicki, Broker~Mentor,CRS (Fran Rokicki Realty, LLC) Sun, 13 Sep 2009 16:13:51 -0500 http://activerain.com/blogsview/1237050/110-paden-rd-coventry-ct-06238 http://activerain.com/blogsview/1228978/happy-monday-no-i-mean-tuesday-morning- <p>Did the Labor Day weekend go by too fast for you?&nbsp; I remember waiting for it to come.&nbsp; We were looking forward to the last weekend of summer and it was a perfect weather weekend.&nbsp; It just seemed to end too soon.&nbsp; So, this morning, instead of it really being Tuesday, it seems more like a Monday:)</p> <p>To shake off that long weekend feeling, here are a few tips of ideas that I use to get myself back in the game.</p> <p>*&nbsp; Take a morning walk.&nbsp; Needn't be miles long, just walk a block or two.&nbsp; Just to get the fresh air and&nbsp;clear your head.&nbsp; Drink water!</p> <p>*&nbsp; Plan your day, early in the morning, before the phone begins to ring.&nbsp; I use the Franklin Day Planner, but, any planner will work.&nbsp; A piece of paper, to prioritize your day, will even work.&nbsp; The system that I use, recommends A, B, C &amp; D, your appointments or tasks for the day.&nbsp; Amazingly, when you make an X over the one that you have completed, it does offer you a sense of accomplishment.&nbsp; Small wins during the day, that will make you feel more confident and therefore, more productive.&nbsp; Winning the day!</p> <p>*&nbsp; Still overwhelmed today, try this;&nbsp; Hold a Power Hour for Yourself.&nbsp; Make a sign for your office door, Do Not Disturb, Power Hour in Session.&nbsp; Now, you have blocked out an hour during your busy day, to get the stuff done that is overwhelming you.&nbsp; Make calls out, do not accept calls coming in.&nbsp; Just for this one hour. It is such a large and famous family, that has faced much tragedy and yet, continued to work hard to represent the working people.</p> <p>Ted Kennedy has been a Unitied States Senator for&nbsp;almost fifty&nbsp;years.&nbsp; He has been relentless in his fight for medicare, social injustice and healthcare.&nbsp; He wrote 2500 bills, 300 of them were passed.&nbsp;&nbsp;He crossed party lines to work on bills that he believed in. That being said, why are the buyers expecting every home to have, new siding, new windows, new, stainless appliances, refinished oak floors, new furnace, new roof and the home must be freshly painted.</p> <p>Hello?&nbsp; I find it hard to believe some of the feedback that I am getting on my listings.&nbsp; Some of these items are in the homes, but, not all.&nbsp; If the Sellers have already dropped their prices to the bottom of their budget, are the buyers still not going to choose their home to purchase because it doesn't have the new stainless appliances?&nbsp; Maybe.&nbsp; I think that in our last, high market, because there was so much flipping with homes going on, that the buyers indeed, expect all homes to be like new, inside and out.</p> <p>Unfortunately, all of them are not.&nbsp; If you are a Seller in this position, your home will sell.&nbsp; It will just take longer.&nbsp; Save money and drop your price, now. More homes, in my area, are&nbsp;selling.&nbsp; The ones with all of the updates sell much faster than those homes&nbsp;that have partially updated.&nbsp; If you cannot find the funds to update your home more than it is, then you might as well drop your price now.&nbsp; Don't wait.&nbsp; Waiting will only cost you more money in the end.&nbsp; Taxes, utilites and maintenance.</p> <p>There are a few buyers who are handy and don't mind painting and cleaning.&nbsp; Your home should have strong bones.&nbsp; Meaninng, the structure, the roof, the windows, the electrical service,&nbsp;the furnace (heating system) and the plumbing.&nbsp; Those buyers will be interested in your home, if it is in their price range.&nbsp; Again, drop that price. It is the answer to the faster sale.
