Winter has carried us into a very cold and dreary spring this year. Finally, this weekend, has changed that status!

Showings will increase, sales will increase and yes, more listings will be coming on the market. People are ready to move. It's amazing, what affect, that the good, sunny weather has on our outlook, our business and our life. Spring is refreshing and a chance for all of us to renew. Renew our path in life and renew our business.

Flowers are for sale, everywhere. I've purchased several hanging baskets of pansies and my favorite, white petunias. Agway, Stop & Shop, Nurseries (Large and Small) and renewing the look of our properties will keep folks busy now, until Summer arrives. Raking the yard, cleaning our the flower beds, replacing larger shrubs, adding mulch to your landscape and maybe, redesigning that curb appeal for a new look. Are you a Do It Yourself Person? All the windows are now, open. Time to wash them and hang new curtains for the coming months. Breathing in that nice, fresh air of spring! When showing your home, have some windows open. Sliders, especially, so that, buyers viewing the property notice the easy access to the outdoor living area. Buyers will notice how light and airy your home is, with lighter colored curtains. If you have blinds, pull them up. Show the beauty of your outdoors from the inside!

If your home is listed, pack up your winter items. Make sure that your patios, decks and walkways are cleaned off. Set up your patio furniture and place your flower pots, accordingly. Door entrances should be cleared and appear spacious, not cluttered. Remember, people will be walking outdoors and then, coming inside your home. This is a perfect time to display less and show more!

Changing to Ice Tea and Ice Coffee. Still love that hot cup, early in the day:) Transitioning to the cooler beverages. Surely, a sign of warmer weather. I have a client that I bring a hot coffee to, every once and awhile. Just for fun, this week, I will drop by with an iced coffee:) Welcoming in that warmer weather and encouraging others, to embrace this season. Drop by, popbys, are always enjoyable, when you can personalize the item to your client(s).

With this season, comes a preventative time. If you are outdoors for more than a few minutes, be sure to wear suntan lotion and a hat. If you have pets that go outdoors, be sure to protect them from ticks and parasites. Rotate your automobile or truck tires. Change your tires if they were meant to be used, for only winter use. Have your car detailed, so that, it shines and is protected from the sun.

What's Your "Busy Day" Like?

Business has increased as the spring market approaches. While you are chasing your vendors, clients, listings and friends, are you staying on track with your daily "must do's?" Having systems in place will allow you to use your time, more wisely. Getting up an hour earlier or maybe, you are a night person, so, staying awake an hour later, to make your daily routine tasks completed.

My most precious step is in the morning. I journal. I love to write my daily feelings, experiences and even look back at what I was doing at this same time period, last year. It's amazing how that one step, helps me to understand where I am going this year. Brian Buffini has told us, you don't know where you're going, until you know where you have been! Non-negotiable

I write a few notes, to people that I came across, the day before. Non-negotiable

Next, check messages on the phones. Make a list of people to call back, today. Non-negotiable

Call my clients. I like to call and touch base with my clients. I don't always reach them, personally, but, I do try to. A message works, as well. Negotiable. Appointments to meet with appraisers, or clients, supersedes this one. I can make these calls, throughout the day, around my appointments. Work them into my CRM app on my I-Phone. Non-negotiable

Check my email. Then, the choosing begins. What looks most urgent because I now have 102 messages in my email folder. Yikes! Narrowing it down to clients, bankers, home inspectors, agents, attorneys, friends and family. Coupons and special offers will need to wait. Non-negotiable Years ago, this was Negotiable. However, in today's world of smart phones and I-Pads, many of my clients contact me via email.

Make appointments. Check through the mls for my buyer clients. Always on the look out for that special home. I have my clients on auto send, but, still like to personalize their searches, when I can. Non-negotiable

Lunch Time! I like to share lunch or coffee with a client or friend. However, when that's not possible, I grab an apple or an orange, yogurt, tea and just relax for ten minutes. Negotiable

Afternoons are for showing properties. Sunny days are wonderful for taking out buyers! You can view homes and see more defects, if any, on a sunny day. Obviously, this time varies depending on the client's timeline. If I have an afternoon with no showings, I jump on the internet and update my listings. Check on Facebook, Twitter and AR!

Take a walk, right before dinner. So relaxing! Some days, after dinner. I lost my black lab, Jack, a few weeks ago. He was such a good companion, a wonderful dog and loved taking walks. :) or riding in my 4Runner! This is one of my last photos of him. Miss him, so.

After dinner, check emails, messages and files. Negotiable

Within my week, I have scheduled time to share with my Grandson, Tyler. Non-negotiable

During that time, I do not show properties or have home inspections scheduled, but, I will answer my phones, talk with clients, attorneys, bankers, etc. We spent an afternoon at Birch Mountain Earthworks, in South Windsor, Ct! He loved walking on the different displays of pavers, watching the fish in the coy pond and waterfall, and sitting on the machines!

It's just the very best time :)

Today, We Had a Spring Moment!

Our weather, earlier in the day, was very cold. When walking my lab, we moved along, very quickly. Then, in the afternoon, the sun came out and warmed up our day! You could just sit outside on the porch. I showed a few homes and was amazed at how nice the weather was. Many of you may know that some of the empty homes are colder inside than the weather is now, outside. Typically, those are homes that are foreclosure listings. They have their heating system and plumbing system, winterized. Luckily, today I showed occupied, heated homes.

The snow is melting and you can even see the grass coming through the snow, in places. So exciting to await spring's arrival. I have looked for my crocuses, but, my home's location is usually a week past the next town for spring growth. I just started, last weekend, with taking new photos of my listings. Always good to take a recent photo of your listings when the season's change.

Foiled! The weatherman has just stated that the storm that is crossing our country, is heading our way. Previously, they said it would probably go out to sea and that we would maybe, see a few snowflakes. Well, get out that snow equipment and the winter clothes, because winter weather is on it's way. Arriving here in Connecticut, Wednesday afternoon. Now, maybe even lasting until Thursday afternoon. Geez!

The good news is, the sun is much higher and the snow will melt, sooner:) Get your garden tools, ready!! I will be!

Sharing the Road, in Connecticut During the Blizzard Dig Out!

Connecticut is on the mend, but, far from back to normal, from our Weekend Blizzard. The snow is piled high on most street corners and parking lots are still being cleared. You must pull half out into the road, to see if you can pull out and go! The plow trucks (that are pick up trucks) are having a more difficult time moving this snow. It's just too deep and too much for their trucks to handle. They are determined to dig folks out, it just takes them, much longer.

If you have a large lot or business that needs plowing, call a professional with heavy equipment. I would highly recommend Birch Mountain Earthworks, 860-289-1656. They have the right equipment to get your property cleared of snow or removal of snow and will do so, in a timely manner.

School is still out, some businesses are remaining closed. In some cases, if they have several branches, they have a few open and the remainder have stayed closed. I didn't go past Dunkin Donuts, so, not sure if they were open or not.

Highways are not the way to travel from one end of town to the other. The highway crews are still clearing out cars and vehicles that were snowed in. They shut down a major highway today, I-91 in Hartford due to black ice conditions. They ae advising us that many of the on and off ramps are risky, also. The temperature rose, but not until late afternoon. The rain helped to melt some of the snow, but, now tonight, it will freeze over and cause problems for the morning commute.

Clearing the snow is tedious and hard work. It takes patience and time. Not knowing where the road begins or ends, many roads have one lane, unplowed in certain areas. You are driving along, and all of a sudden, the lane disappears under the snow. Please be careful and really pay attention to the disappearing lanes and other road conditions. Sharing the road, has taken on an entire new meaning in Connecticut this winter season.

Digging Out, in Connecticut! No Showings, Today!

The snow is still falling at 11:45am, but, it is falling slowly now. As i was looking out the front window, I noticed this yellow vision coming down the road. It was my Son, bringing the backhoe! He owns Birch Mountain Earthworks and has all the right equipment needed in this weather. Actually, they have rental, bobcats, etc., but today no one can get out. People will be reserving equipment for tomorrow. That will be our major dig out day. I have a few listings that will need help in that regard. For today, thanks to him, my driveway is clear, my 4Runner has been cleaned off and ready to go. My lab jumped in the truck, to go for a ride. Sorry, Jack, not today! Yes, I have four wheel drive vehicle, but where would we go? Everything, they say, is shut down. A policeman posted on Facebook, to stay home, because Dunkin Donuts is closed! (LOL!)

Our Governor has asked everyone to stay off the roads, except for emergencies and snow clearing businesses.

Had to make paths for him, today! He loves chasing sticks, that we throw in the yard. Who knows where they are now!

What you don't realize when you look at the photos, is that the wind is blowing the snow and it is bitter cold. The snow is not heavy, but, blows back on you as you try to clear it. It seems like we probably had eighteen inches of real accumulation. The drifting is causing some higher amounts here and there.

Plow trucks are getting stuck and most of our roads are still not ready. It's getting brighter outside. Maybe, the sun is going to come out, afterall?

Some people are without power and they will be working on that for awhile. With the high winds, it's not wise to have buckets up in the air!

Connecticut, Ready for the Blizzard!

People started prepping, yesterday. The grocery stores have never ending lines of people who are purchasing food and drink items. They are, also, purchasing snow blowers, generators, shovels, etc. Showings on my listings, today and tomorrow, have cancelled. Likewise, I have cancelled my buyer client's showings. We will meet and find a home, on another day! I was able to deliver a popby today, on my way back from an errand. So, that's a good day!

The snow has started and our Governor has not yet shut down the state highways and/or roads. Apparently, in the Blizzard of 1978, people were stuck in their cars, on the highways, because they waited too long to leave their jobs and head home. He is advising people to leave, now. The state highway department, treated the roads, last night. Some of our towns, have done the same. Back in 1978, they used processed stone in sand for the roads, today, they use calcium in most counties. It is more effective and now our vehicles don't have pinged paint and windshields, however, you need to wash off your vehicle often. The calcium, if not washed off, can cause damage to your car's exterior. Our heaviest snow is forecasted to arrive between four and five, this afternoon.

This is part of my front yard at 2pm. One tree down, so far. I have enough food in my house, for my neighbors! LOL! Going to start baking some goodies, just in case, a neighbor stops in.

The roads are now snow covered and the wind has picked up. I love to watch out the windows, at the falling snow. It is such a beautiful site. Funny, when you are out and about, rushing to get home, you don't feel that way.

Our local weather forecasters have named this storm, Charlotte. The National Weather Service, has named it Nemo. I love both names, but, really, what is going on?

Safe and secure, warm and cozy, we are ready to take on the Blizzard of 2013, whatever name you prefer to call it! Hope you are, also, safe and warm, while you wait out the storm.

My black lab, loves the snow. Getting him to come back inside, is always, a challenge! To him, it's just another day of fun to enjoy!

Here we are, in a brand new year. Just finishing Day One.

Motivation level = High

Emotional level = High

Work level = High

Activity level = High

Exercise level = High

We all seem to start high. The work we must do, on a daily basis, is to keep that High level for most of our days. I can't imagine having it 24-7. However, making every attempt to strive for the highest potential that you can have is the goal.

Writing your goals down and reading them, every day, will help you to attain the level that you will need to prosper for the entire year.

Having a daily plan of activities will help, also.

Make a list, if you need to, until you can go through your day, without thinking about it.

Schedule some "me time." It's important to rest, relax and enjoy yourself.

Wonderful, Simple Pleasures!

We have had dustings of snow, this winter season. On Christmas Eve and Christmas Day. Today, however, we are having an old fashioned, snowstorm. Remembering the days when my children were young and we would pack up my Chevy Blazer and find a hill to slide down or stop by a local skating pond. No large expense, just enjoying the outdoors. When we were young, my parents would tell us to come home, when the street lights came on. Wonderful, simple pleasures!

This is Jack. Happy to play in the snow. He searched and searched, until he pulled this stick out of the snow! Living in Bolton, I have a large yard which is bordered by woods. He doesn't need toys, just loves those sticks! I had a loved one tell me that Jack followed him one day, everywhere he went. Yes, he is a loving, kind dog, who finds joy just being with you! Wonderful, simple pleasures!

Taking a walk and counting the stars! Finding the constellations! We used to offer prizes (usually, a homemade cupcake) to whoever could find one, first!

Driving around town with Christmas music playing while we viewed the beautiful Christmas lights and decorations. We would go back and have hot tea/hot chocolate!

Sitting in the living room and watching out the window for the red cardinal to appear on the nearby rhododendron. It, usually, appeared in the early afternoon. There's the Irish green:)

Laying down in the snow and making angels!

Building a SnowMan and Woman! Oh, yes! We did:)

We celebrated Abe Lincoln's birthday. When we visited a family member in a hospital, they had a bust of Abe in the reception/family room. I brought a cake, drinks, hats and we had an unofficial party, celebrating Abe Lincoln's birthday. I do remember bringing a singing flower in a pot. LOL! I heard about that for years and years!

Doughnuts with the car, in the Friendly's parking lot ~ I couldn't stop laughing! Just remembering, makes me giggle:)

Watching old movies!

Make pies, from scratch! Apple was the favorite, though, cherry worked ever so often.

Grocery shopping! Yes, having fun shopping for food. Making sure the children had healthy snacks! Though, I do remember lots of ice cream and chocolate chip cookies:)

Picnics in the snow!

We laughed and laughed!

Snowing in Ct! Take New Pics of Your Listings!

Today, as the snow began to fall, I stopped by a client's home to take new photos. My clients had a morning appointment, so, timing was perfect. If you have read my previous post, I received a new camera from Santa Me. I am excited to take the new photos of the interior as well as, taking new pics of the exterior with the new addition of the snow. The photos are sharp and crisp looking. We had two showings on this home (#3), today, just before the snow became heavy. My Son in law, plowed the driveway and the neighbor sprinkled some salt on the sidewalk for me. I was going to run to nearby, Highland Park Market. The neighbor offered to save me the trip. I brought a shovel, but, when I noticed the ice, it was smarter to leave the snow where it was. The mailbox was upside down, so that was an easy fix. Lights were on and the home was now ready for the buyers' visits.

Remember to take a drive by your listings and shoot new exterior photos. Some of the interior photos of the homes, show the outdoors. I replaced some of the photos on the interior, as well.

The 3rd photo was taken on Dec. 30, 2012. The 2nd photo was at 12:30pm, on Dec 31st and the snow had stopped. Since, we have had much more snow:) The first photo, I took today, January 1st at 11:30am.

Christmas Meetup in Ct!

Thank you to George Souto for hosting a lovely get together for our AR members in the Greater Hartford Area. It was held from 4 to 6pm, at Billie Tees in Cromwell. I hadn't been there before, so, thank goodness for navigation systems. Traffic was a stand still on I-91, so quickly, I jumped on Rt 3, South.

I arrived a bit late, but, still in time to talk and visit with everyone. Valerie and I have been trying to have a face to face for the last few years! It was so good to meet her and the others, in person. George treated us to pizza and soda, which was delicious! Thank you, George!

Here we are! Bankers, Realtors and a Home Inspector We shared new ideas and plans for the holiday season.

Christmas Popbys!

Every year, since I have been in the real estate business, I have provided my clients with poinsettia plants, during the month of December, for Christmas. When I joined Buffini and Company, twelve years ago, Brian Buffini taught me how to enhance my deliveries.

Luckily, this year has been a warmer winter, than usual. Leaving live plants on a porch for a short amount of time is okay, but, they do need to be indoors. With the Buffini enhancement, I don't just leave the plants. I try to arrive at each client's home and talk with them. If they are not home, after a few visits, I have left the plant, but call them to make sure that they find the plant when they arrive back home. I let them know how the market is acting, locally, and to inquire about how they are doing. The visit is to remain a short amount of time, twenty minutes, tops. Never sit down and never stay longer. If they want to show me something that they have changed in the home, that's fine. When it becomes a longer amount of time, I suggest that we make a date, when we can talk more. After all, I need to deliver those plants.

The delivery is spread, throughout the three weeks prior to Christmas. Stopping by at three to four clients, during the week, maybe one or two, over the weekend. It's not overwhelming and is enjoyable. I don't add a tag line card, as I do with other popbys. I do include a Christmas card with the plant. The practice is more of a gratitude visit. I am very fortunate to have wonderful, thoughtful clients.

Lesson Learned!

Without disclosing the address or the parties involved, I have to share this situation with you. You just won't believe it!

Wrote an offer on a home, that was a short sale. We wrote the offer in March of this year. Patiently, my clients waited and waited. My client read, somewhere online, that there was going to be a huge tag sale at the address of the property he was under contract to purchase. They listed, cabinets, vanities, light fixtures, etc. Yes, the kitchen sink. I was contacted by my client. In turn, I called the attorney representing the buyer and their listing agent. That attorney's office called the seller's attorney to notify him of the ad. Everyone was shocked. Here these people would be forgiven for their debt, yet, they intended to strip the home. We were told by the attorneys that this tag sale was stopped. The sellers would only be selling their personal belongings and the kitchen appliances (which was already agreed to in the contract).

Finally, we get the approval from the lender and schedule the home inspection. We had to make an appointment with the sellers because it was still occupied by them. A date and time were agreed to.

Arriving at the home, the lockbox was now on a different door. It had a different combination. I had asked this, prior to the home inspection, but, received no answer. That morning became a bit frantic. Couldn't get into the house and there was now a notice on the front door, from a servicing company that was hired by the lender, to maintain the property. The lawn had not been mowed, maybe, in a month? There were broken windows, here and there. One window was gone, entirely and a sheet of plywood was sort of, nailed to it. Trash piled up in the backyard, was just left behind. Finally, the listing agent sent me a text, then called. Good, we now have access. The property was not occupied. It was empty!

As we entered the home, we were shocked to see that all of the kitchen cabinets, were gone. Sink, plumbing, light fixtures, smoke detectors, etc. All gone!

My clients were so very disappointed. They had great plans for this property. We continued with the home inspection in hopes that this situation would be worked out. The listing agent apologized for his clients.

Days later, we had no word and my clients just couldn't wait another six months for someone to make the decision to bring this property back to a normal state. I am sure that their bank would not have written a mortgage on this property, with plumbing, plumbing pipes and electrical fixtures, missing. We sent a recission form, they signed and now, we are just waiting for the deposit monies to be returned to my clients.

Ironically, the lender approval of the sale paperwork, stated that if the buyers maintained the property, until closing, they would receive $750.00 from their lender. If we closed before November 26, 2012, they would receive $1,000 from their lender. We would have closed, early October. The sellers had signed this paperwork.

Needless to say, my clients don't wish to see another short sale property in the future. They are approved and ready to buy.

Sad, just can't think of anything else for this situation. Just, Sad.

Buyers & Sellers, Are Both the Best!

We had a gathering for this video shooting. Yes, it is my first! I offered strawberries, melons, grapes, croissants, juice, coffee, tea, hot chocolate and more. We had one male attend, but, he preferred not to be on camera:) However, we did make an appointment to find him some land! You just never know when your clients will need you or ask that wonderful question......would you help me? Like music to my ears! Thank you all for your wonderful recommendations. You are all, stars! Don't they seem like they do this, everyday? I am very blessed to have these people in my life.

Getting into the technical fun of taping a video is quite the process. I was so nervous and really, needed to just calm down and do what I do best. Talk about real estate. It should be so easy. When I see the lights and camera, I shake from the inside out! Suggestion from the photographer, "just do more of them!" Okay, we will seriously think about that for the winter season. Maybe, I will have the photographer attend one of my client events. It will be fun and informative, for anyone who is looking to work with me for their home buying or selling needs. For now, I am thrilled that it is live and streaming across the state of Connecticut!

AR Meetup, Brought Out the Faithful!

We had a great weather day for our AR Meetup in Manchester, Ct, yesterday. From 4pm thru 6pm, we laughed, joked and guessed at who may walk in the door at any moment. We all understand how hectic and unplanned our days become, in this profession. Today's market offers even more obstacles and we discussed those issues while enjoying very tasty pizza and Foxon Soda. (This soda company uses pure cane sugar in their beverages:), along with many choices of flavors. I had lemon ice, George had cola. They offer birch beer, orange, root beer, creme and others.
