Oh, you're really going to love this one!  Is your seller a person who called in to your office?  Did they ask for you, in particular?  Was it an email correspondent?  How about, did they come to an open house that you held?  Were they referred to you by another Realtor, out-of-state or out of your demographic area?  Did they find you through your family or friends?  Did one of your present or past clients give them your name to call when they said they needed a good agent?

There are many reasons why a Seller chooses one contract over the others.  Yes, multiple-offers are still going on!  Hard to believe, I know, but, yes, it is true.  Depending on the motivation they have for the sale, they may take the offer that closes within the shortest amount of time.  They will often accept a lower price to have the money in their hands sooner. 
 Financing could make the difference.  How much and how strong is the down payment?  Is it a conventional loan?  Certainly, 20% down is a strong offer.
