vancouver: Loan Modification- ONLY USE AN ATTORNEY - 03/05/10 03:13 PM
Real estate markets are slowing. Interest rates are trickling down and the phones are ringing off the hook at NW Loan Modification Center . Home owners are in a panic and fear not selling their home and the inability to refinance adjustable rate mortgages will cause default or foreclosure. Their only hope may be to modify their existing mortgage with a Mortgage Loan Modification. Unfortunately, mortgage servicing companies and lenders are overwhelmed with foreclosures and loss of consumer confidence. The number of people asking for appointments to talk about Loan Modification Advice, Loan Modification Programs and potential legal recourse with

vancouver: FHA removes 90 Flip Law- Good news for INvestors AND first time homebuyers - 01/16/10 02:03 PM
Finally we are seeing some positive news coming out in this difficult market. We have been seeing a steady decline in closed loans due to the all the restrictions and added guidelines implemented and now finally we are starting to see some improvements. Today, the FHA has rescinded its 90 anti-flipping rule and will, for a period of 1 year, allow FHA buyers to obtain loans on properties that have been recently purchased by investors. I will cover the complete story tomorrow when I get home from the ski trip but this is great for investors as well as first time

vancouver: Saxson Mortgage contact new contact number and short sale changes - 09/08/09 03:11 PM
I just reviewed a short sale approval and wanted to note a few things from Saxon Mortgage aka Hillbridge Capital Group for those wading through the quick sand in Short Sales: New Contact Number for Saxson: 866-241-1901 Purchase Price $210,000 $174,300 Net 83% $8,000 to 2nd Lien holder (Note- NEVER increase this amount by allowing Realtor commissions or having seller come in with more money or be prepared to go back to the negotiation table at the 11th hour) Q: How much they will penalize Real Estate Agents if a short

vancouver: First Friday in the COOV- oh, and the market - 08/07/09 01:00 PM
Hello and GOOD Friday to you, The good news is we have some ROCKIN turn times- the bad news is rates are starting to sneak up on us as anticipated. I have never seen so much volatility. Rates under 6% are still good but it’s hard for me when I just had rates at 5.25 less then a week ago. The market will swing back and forth but now but I think what REALLY needs to be identified is the new TILA regulations and HVCC appraisal issues that will be killing deals as well as slowing down turn times and

vancouver: Can Realtors do a Loan Modification in Washington State? - 03/15/09 09:06 PM
Washington State now has a Draft for requirements to do a loan modification... I have cut & Pasted it below. This again re-iterates the caution that is needed for those that are offering loan modifications. I have heard of a handful of Realtors offering loan modifications and are hired from an attorney as "subject matter experts" where they split the $4500 fee. The Attorney firm says that it's all OK and they are taken care of on the compliance side.... Chatting with a few attorney friends over the weekend on this topic they they laughed and asked "the Realtors DO have

vancouver: Washington Mutual/Chase Loan Modification accepted - 03/06/09 08:23 PM
I just wanted to send a quick note to my readers to share a story that occurred yesterday. I had some clients that were 6 months behind with WAMU. They originated the loan with Long Beach Mortgage which was a sister company of WAMU. They owed $99,000 on the home that was valued at $160,000. The rate was 7.625 with 2 years into the loan. WAMU ignored the clients right up to the end and accepted a loan mod at 5.365 fixed for 28 years. Although my clients had the $7,000 they owed and were ready to pay WAMU or the

vancouver: How should I know if I should hire a loan mod company? - 02/05/09 02:32 PM
Important Disclosure: This information is meant to be a general guide to consumers about what to expect from a loan modification. I currently do not do loan modification negotiations nor do I receive any money from any loan modification company for referring people to them, although I do assist with processing the required documents and educating my clients on the current market in this arena and refer them to various organizations for help. One thing that I know is that no lender follows the same process and each individual situation is different - so do not take anything here as a

vancouver: Rates slide up- will they stay? - 12/29/08 07:42 PM
The bad news- Rates increased .50% Midday Good News- Our team was prepared and had everything within a 30 day close locked! We will see it come again in the next 2 months so make sure those looking to buy, refinance or just need some direction for a roadmap take the time to do this in advance. Rates were at 4.375% 13 days ago and lasted about 4 hours- Today they average 5.375%! As expected the mortgage bond prices fell off their earlier highs in profit taking amid thin trading conditions this afternoon. MBS's (Mortgage Backed Securities) rallied nicely

vancouver: Loan Modification Question - 11/12/08 08:16 PM
Hello Everyone, I have spent the last year working on assisting my Realtors close deals pertaining to short sales and learning and collecting as much information about that topic from every source known by man in this arena. The results have been that many people did a short sale and a loan modification could have been the answer instead. As a result of these findings I have just completed a very thorough compilation of interviews, facts, findings, secrets, ingredients, loopholes, and strategies to educate a home owner on their options. This is a "turn key" loan mod kit that is more
