wa: FHA removes 90 Flip Law- Good news for INvestors AND first time homebuyers - 01/16/10 02:03 PM
Finally we are seeing some positive news coming out in this difficult market. We have been seeing a steady decline in closed loans due to the all the restrictions and added guidelines implemented and now finally we are starting to see some improvements.
Today, the FHA has rescinded its 90 anti-flipping rule and will, for a period of 1 year, allow FHA buyers to obtain loans on properties that have been recently purchased by investors. I will cover the complete story tomorrow when I get home from the ski trip but this is great for investors as well as first time … (1 comments)

The good news is we have some ROCKIN turn times- the bad news is rates are starting to sneak up on us as anticipated. I have never seen so much volatility. Rates under 6% are still good but it’s hard for me when I just had rates at 5.25 less then a week ago. The market will swing back and forth but now but I think what REALLY needs to be identified is the new TILA regulations and HVCC appraisal issues that will be killing deals as well as slowing down turn times and … (0 comments)

Hope your week is off to a great start…. The weather over the weekend must have added to the positive media flurry that it’s a great time to BUY REAL ESTATE ~ I noticed a flurry of transactions over the weekend or at least for those priced right…. I even heard a couple transactions with 3 separate offers that came in over the weekend!

Rates are creeping up…..

But the real news for the day and to end the week is that I hope you are ready for another MAJOR dump of property the next couple m
onths!!! You all recall my last blog (5 lashings if you didn’t read it!) Where I spoke about the foreclosure moratorium being lifted… Be prepared and line the buyers up for the next flood of inventory and this time they know what they are doing when foreclosing, liquidating and moving property. Washington State now has a Draft for requirements to do a loan modification... I have cut & Pasted it below. 
This again re-iterates the caution that is needed for those that are offering loan modifications. I have heard of a handful of Realtors offering loan modifications and are hired from an attorney as "subject matter experts" where they split the $4500 fee. The Attorney firm says that it's all OK and they are taken care of on the compliance side.... The bad news- Rates increased .50% Midday
Good News-
Our team was prepared and had everything within a 30 day close locked! We will see it come again in the next 2 months so make sure those looking to buy, refinance or just need some direction for a roadmap take the time to do this in advance. Rates were at 4.375% 13 days ago and lasted about 4 hours- Today they average 5.375%!  
As expected the mortgage bond prices fell off their earlier highs in profit taking amid thin trading conditions this afternoon. MBS's (Mortgage Backed Securities) rallied nicely … (0 comments)

BRRRRRRRRRRR!!!! It's going to be a cold one this week so make sure you bundle up! For those who are use to seeing my daily report this may come as a little surprise as I have not used an Acronym or an economic indicator as I am about ready to give up on logic!
