Duality is Melting My Mind - Economy Strong/Ecomony Bad - Jobs Bad/Jobs Good - What the Heck is Going On?

This just in Labor market stronger than expected in November Payrolls up 94,000; jobless rate stays at 4.7% on household survey gains. NO wait I'm sorry...this just in Softness expected in November jobs report...no wait, I'm sorry this just really no in...Trend of jobless claims rises to highest in two years...OKay, now I'm really not kidding, this really just came in...Inflation erodes salary and wage gains, okay one more for good measure...Productivity gains most in 4 years.

Getting the drift? In life there is duality, Dark / Light, Good / Evil, Hope/ Despair. It can drive you nuts, Just what exactly is going on with our economy. We hear foreclosures are up but housing starts gained, One economist says the crisis insn't a crisis at all, another says we are heading for the End of Days.

Duality means, in all obstacles there are opportunities. I know of some agents that were the top agent in their market and have completely vanished off the face of the earth while others that are doing more transactions then they did when the market was strong.

Earlier this year I joined a group called Top Agent Toolbox. At the time I thought why watse the money but then after I started using this product I realized how important it is to remain around others who are doing well and remaining positive. The sharing of information is critical to maintaining your peace of mind when facing challenge. It helped me to focus on what works and not what the problems are. As a result I have realized more opportunity now then I had before and my business has increaed. I have created new streams of income for my business and I am actually happier with the clients I work with.

BUT...I believe that if I continue to read the news and listen to so called economic experts, my brain will soon fry. People are always asking me, "What do you think about where the market is going?" or "How long do you think this will last?" It's funny but I remember watching Bulls and Bears on Fox back in the peak of the market and they were commenting on how it's time to get out of real estate when everyone is talking about real estate...well now it seems even more people are talking about real estate. Evrywhere I go I either hear a conversation about who's trying to sell or "did you hear what they are selling the house down the street for?" or people are asking me about selling or buying.

Right now, when someone asks. I simply say, "I don't know, it depends on who you listen to". It's anyone's guess and it really depends on the sellers motivation, our competence and mortgage restrictions.

So I offer only tis one little piece of information: DON'T LISTEN TO THE NEWS! Just focus on what you want. Pay attention to the 10ft circle around you, take care of your turf and let the "experts" bloviate. Oh and yes, be aware of duality and realize when you are on one side or other. As "they" say, perception is everything.

You Reap What You Sow - Part Deux - Establishing Personal Power to Overcome "Top Agents"

Here is the next post in the series of You Reap What You Sow - How To Earn Six Figures Starting Without a Dime. Thank you for your patience! Allow me to preface this post that I felt it important to establish the end benefit of following this program. Realize that this all comes only from my personal experience and I am enjoying translating that experience to others. I knwo that I had promised to post How to Support Yourself While Supporting Your Farm but I thought this was more appropriate to be in advance of that posting.

REMINDER: The results I provide in this series all started without any large investment of money. I did invest time because I had no money when I started. I believ anyone in any market can do the same.

Part Two in a Ten Part Series

I apologize for being late on this post but I have actually been too busy to write! Now that those issues are out of the way, let's get back to earning some money! Hopefully you have completed the "homework" portion of my previous post You Reap What You Sow or How To Earn Six Figures Starting Without a Dime. If not, the now would be the opportunity to review that information. As stated in the previous post, I am completing the same steps as you so we can build on this together. If you experience any changes to your business with the information provided, good or bad, I would love to hear from you. We can all benefit from our experiences together and some of you may have improvements or more efficient methods that would help this program.

If you have completed your homework, you have made a determination of the 3 to 5 market areas that you targeted as viable farm areas. Remember, these areas must provide no less than a 5% turn over and ideally a 7% or better turn over. You can if you are so inclined, reduce this down to a street level and choose only those 500 homes that provide this turn over. In some markets you may have one portion of a subdivision or neighborhood that have that turn over but not other portions.

There is a gated master planned community in my market where out of 9 sub-communities only 2 have this turn over. So, if I were to market the entire master community, I would be wasting my time or money when it could be better spent working on just those 2 sub-communities and focusing on other market areas outside the master with the higher turn over.

Let me state again: YOUR CHOICE OF FARM AREA IS CRITICAL AND RESEARCH CANNOT BE DISREGARDED! You must take the time to determine the right areas to work in or you will become frustrated and broke and eventually give up. If you skip the step in my previous post, you will not succeed. You may luck out for a while but eventually it will catch up with you.

Information is Good but Personal Knowledge is POWER!

Let's see what happens when Agent Jones and Agent Smith are competing for the same listing in the same farm area. At the end of the story, determine who has the upper hand and will most likely get the listing without discounting the commission and with the seller's full support of the pricing as determined by each agent.

Early on Friday morning Agent Jones receives a phones call from Mr. Seller. Mr. Seller says to Agent Jones, "I am thinking about selling my house and I am contacting you because I received your postcard that says you sell all the houses in town. What will you do to sell my house?" Agent Jones ecstatic that she has received a call from her farming postcards jumps right in and starts asking about the house, why the seller wants to sell, what features does it have, how long have they lived there, where are they moving, when do they want to move and so forth, we all know the drill.

Mr. Seller eventually relents and sets a appointment with Agent Jones to come by and give them a presentation. Agent Jones is prepared to WOW Mr. and Mrs. Seller with her arsenal of marketing paraphernalia to overwhelm Mr. and Mrs. Seller with her Internet savvy and glossy magazine ads and newspaper ad featuring her photos prominently displayed on the top of the ad (the photo hasn't been updated in 15 years but, what the heck right?) She proudly tells Mr. and Mrs. Seller that she will display their property right in the ad with about 11 or 15 other homes she is trying to sell.

Mr. and Mrs. Seller ask what Agent Jones thinks their house is worth. Agent Jones whips out her color charts and ring bound CMA showing the sales and non-sales and says with determination what she believe the value of that home is worth. Mr. and Mrs. Seller thank her for her time and say they will think about it and get back to her. Agent Jones is stunned! She doesn't understand why the Sellers won't sign a listing tonight? She quickly recovers by saying that maybe she could get more for the house or maybe she could cut her commission, would that make them list tonight?...No, no...Mr. and Mrs. Seller thank her again and nicely tell Agent Jones that they have another agent coming over that they want to interview as well.

Who could this agent be? How could they tramp on her territory? She has been sending postcards in to this neighborhood for 3 years! How dare they speak with another agent? Don't they know who she is? Don't they know that Agent Jones lists more homes than any other agent in the county?

While it may be true that Agent Jones may list more homes in the county, she doesn't do that in this neighborhood. There is another agent that lists and sells more homes than Agent Jones in THIS neighborhood and that agent is Agent Smith! Agent Smith? Who is Agent Smith? Agent Jones has never heard of this person and how could they want to speak with Agent Smith when she has ads on every bus bench from here to the county line?

Mr. Seller unbeknownst to Agent Jones also called Agent Smith because Agent Smith also farms the area where Mr. Seller lives but Agent Smith has a different method of farming. Agent Smith develops profiles of each home in her farm area. You see sometime back Agent Smith was just getting started in real estate and she had little or no money and did not know anyone in the area. She had no family, friends, high school buddies, college roomies or the like to develop a "warm" list. So, Agent Smith had to come up with another way to make this new real estate business work.

Agent Smith did her homework, she researched her area a determined where the best turn over of homes occurred, she then set out to learn everything she could about each of these homes. She chose 500 homes in 3 different communities that she determined had a 7% turn over ratio over the last 18 months. Then she printed out the tax data for each of those homes and put them in a three ring binder. Each day, Monday through Friday Agent Smith started her day by learning as much as she could about those homes. She blocked out 2 hours each morning to drive her farm and chose 25 homes from which to learn about.

She took photos of those homes. Asked the lawn care companies, the mail person, and the utility workers and yes even the garbage men about what they knew about those homes. She noted on the back of each tax data sheet everything she could find out. What color of the home was, how many people lived in that home, did it have anything that might tell her something about the people that lived in that house, what kind of cars were in the driveway, did it have a converted garage, did they have any decorations that indicated the owner liked a sports team, what holidays did they decorate the house for, what kind of trees were on that property, are there kids living there, what ages, what sports or activities did they like and so on.

She introduced herself to people in the neighborhood when she saw them outside and made mental notes to add to her binder about what she found out about those people. If there was a garage sale in the area, she went to it and maybe bought a couple of knick knacks. She offered to provide garage sale signs if she found out they were planning a sale. Agent Smith knew that garage sales may indicate the owner might be clearing out the home to get it ready to sell and if not she knew people in the area would come by the home and she would be able to meet them.

Agent Smith became the neighborhood expert by giving home owners free market reports that she would keep in the car and update once a month. She didn't mail them, she handed them out personally. She offered free home valuations, tips and advice about curb appeal, helped the older couple on the corner with unloading the groceries. Yes Agent Smith had become a fixture of the neighborhood and she did it 25 homes at a time each morning. That meant that at the end of the week, she learned about 125 homes and at the end of the month she had learned information about 500 homes.

Then, when Mr. Seller called Agent Smith to talk about selling his home, Agent Smith answered with "Oh Hi Mr. Seller, how are you? How did your son do in his baseball game? And, how lovely your roses look this year you must be very proud." Mr. Seller was pleasantly surprised when Agent Smith knew he had the house on the corner with the blue roof, the pink garage door and the roses growing along the side of the garage. He also realized after speaking with Agent Jones that there Agent Jones had no clue about his home or the neighborhood. Mr. Seller promptly listed his home with Agent Smith for a lower asking price than Agent Jones offered. The house sold after just one open house (more on that in the next posting) and the happy Mr. and Mrs. Seller told all their friends in the neighborhood about the great experience they had with Agent Smith.

What Agent Smith did not know was the Mr. Seller was a retired real estate broker himself! After the closing Mr. Seller wrote a great letter about Agent Smith that went like this:

"Agent Smith listed our home for sale and also brought in the buyer in less than 2 weeks! Mr. Seller is a former Realtor and you are the first Realtor to meet the standards that he feels ALL Realtors should meet. We like that you did everything you promised and then some with a professional, courteous and pleasant attitude. We have absolutely no complaints!! Just keep up your high standards."

Agent Smith was proud! Agent Smith did a few more things and in just 6 months, Agent Smith had become the "expert" of her farm. What the home owners in that farm didn't know was that Agent Smith lived 30 minutes away in another town but they were none the wiser because all they knew was that Agent Smith could be counted on to be there, every morning and in every way she could. In just 6 months

Agent Smith listed and sold 17 homes in that 6 months, more homes than she could handle and had to hire an assistant to help with the work load. Agent Smith accomplished this WITHOUT mailing a single postcard, calendar, refrigerator magnet and without a single ad. Agent Smith also picked up most of the buyers as well because when prospective home buyers drove through the area most of the signs had her name on them. So, the buyers just assumed she was the person to speak to when they were interested in buying in that neighborhood.

What's the morale of the story? You tell me how did Agent Smith get that listing from Agent Jones?

You Reap What You Sow or How To Earn Six Figures Starting Without a Dime

Most real estate agents don't realize this but the term "Farming" as it relates to real estate was coined by Tom Hopkins in the late 1960's. Two areas of training that made Tom famous in his early days was his farming concept which was unique at the time and how to list For Sale by Owners. I have had the pleasure of attending Tom's trainings on several occasions starting in 1984 when I obtained my first real estate license in Columbus, Ohio. Eight licenses and seven states later, here I am in Jupiter Florida starting over again. To get motivated I decided to re-read some of the "classics". As I read through these books I was reminded of how I got started in this crazy business and began to think back to what made me different back then. For those of you who may not know my background I will briefly review. I started literally with nothing, just a leap of faith that I could be successful in real estate. Having NO money to market, mail postcards, places ads, etc. I had to devise ways that would help me stand out. The method I share with you in this post took me from zero to being a top 3 agent in a company of 450 agents and then on to be a Top 100 agent in Florida and one of those "top 1% of all realtors" that everyone claims to be. I completed $13 million in volume with 55 transactions in my first year and increased my volume each year after that. In my last "active" year which was 2005 I completed $54 million in volume with 154 transactions. I am now rebuilding my business in a new market, with no contacts, no client base, no established reputation and no franchise name to back me up. However, I always keep these facts in mind:

There are over 1.3 million members of the NAR http://www.realtor.org/vlibrary.nsf/pages/membershipcount
More than 800,000 of those members will not complete a single transaction this year NOT ONE TRANSACTION.
There are approximately 40,000 of the remaining members that consider themselves "full time" Realtors® meaning they derive the majority of their income from listing and selling real estate.
That leaves 760,000 estimated "part timers" meaning they either cut hair during the day or derive the bulk of their income from other sources.
To be in the Top 1% you need only complete an average of 30-40 transactions per year to qualify. That is why when you here someone completing 200, 300 or 400 or more transactions, they receive such notoriety.
As you probably already know, 8 out of 10 new agents entering the business will fail in the first year, of the remaining 3, 80% of them will leave the business within 5 years.

It is for these reasons that I decide to jot down these steps that 90% of agents will not do. I know from the seminars and trainings I have given that only one or two agents in ten will actually put forth the initiative to implement changes either in systems or habits to help their own incomes and careers. What I propose is statistically proven, that if implemented it will work and double or nearly double your business each year starting from scratch. What I didn't know at the time was what I was doing. I did what I did out of desperation and lack of funding. I HAD to find ways to get business without spending money and here is how it happened. If what I share here with you helps provide you with an "A-HA" moment then it was worth it.

This is Part One in a Ten Part Series

I have always said "It is easier to take over a small country then to try and take on the world." This is the tag line I would use every time a new agent would ask me how I did it or how should they get started or how do they become me.

It is a fact that if you simply mail a postcards EVERY month without skipping a beat into a defined market area, within 24 months you will capture 20% of the transactions that occur with that market. Most agents fail because they try to compete with the big agents and they chase listings and buyers all over the county to get a deal. What they fail to realize is that if they concentrate their efforts and where they spend what money they have, they can produce much larger results within a quicker time period. Also, MOST agents will disagree with my statement because THEY HAVE NEVER DONE IT or some other agent told them "yeah I mailed postcards for a couple of weeks, never got nuthin' out of it, won't do that again, it was a waste." so that agents tells other agents and so on and so on, like a virus, actually more like a plague. I realize that mailing postcards can be expensive it might cost you a whole $200 a month to mail to 500 potential listings that's a large investment (not).

BUT I AM GOING TO SHOW YOU HOW NOT TO MAIL POSTCARDS (at least not yet, the effective use of postcards will be covered in Part Three) but it will require some effort on your part. In this first installment we will discuss the "WHY". Take a look at the illustration below (okay stop laughing I know I'm no Van Gogh but that's why I work in real estate).

Over the next ten installments I will begin to fill in these circles with the pertinent parts of the program duplicating exactly how I did it in my career. Please realize I am doing this as much for myself as for others to help get my business back on track by reviewing and renewing what I know works. Make a note that the first 3 circles on the bottom are your tripod. These are the items that will keep you stable and provide a more immediate revenue source so as to help build on the other parts. Now back to the WHY;

If by mailing just a single postcard each month to a define market area will result in an average of 20% capture of the transactions within that market, why would I want to do that. Let's break it down:

To begin we will work with only a 500 home farm. To determine if that farm is a viable market area we must find out what the average turn over rate is within that subdivision or geographic area. When completing this step we are looking for subdivisions or areas that produce a minimum of 7% or higher turn over. That means that in 500 homes 35 of them will transfer ownership on average each year or: 35 ÷ 500 = 7%. This information is easily obtained by using your MLS and your tax rolls. Simply use the tax rolls to determine how many total homes there are in that area then check your MLS for how many sales occurred there. Depending on your MLS I like to check back at least 5 years worth or one average real estate cycle. This will help you determine if your market area is on an upswing or downswing in the cycle. I would also add about a 1% to 3% margin of error depending on your marketplace for FSBO sales and transfers that occur due to inheritance or other inter-family changes.
Once we have determined the turn over we can now estimate the amount of potential transactions. Some of you may say "Well isn't that 35 transactions?" my response is no, it is actually 70 transactions, one for each seller and one for each buyer. Believe it or not but if you work this system correctly you will double side more of your listings. This occurs because of the concentration of yard signs that happens when you work a smaller market. The more signs with your name on them, the more deals you will double side because if a buyers is checking out an area and they keep seeing your name, they won't bother to call anyone else. Now estimate the number of potential transactions you will capture. Just multiply 70 x 20%=14. So if you work the program, you should obtain 14 transactions for this farm area. Now you may say "Frank, what the heck! I'm going to do all this work for just 14 sales in 2 years? Are you nuts!?!?!" My answer young padowan is "No", I am not nuts. Remember earlier I stated this is ONLY if you mailed a postcard once a month for 24 months. In the coming installments, I am going to share how you will blow these averages out of the water so stay tuned! I promise it will be worth your time and energy. What if you could capture 30%, 40%, 75% or even 90% of the transactions that occur? How much would that be worth? Read on....
Let's assume that you work in an average market that has an average sale price of $200,000. At that sale amount you would earn a gross commission of $6000 or $200,000 x 3% = $6000. Now let's assume again that you are on a 50% split with your broker so your end would be $3000. Please adjust this for your actual commission split. 14 transactions at $3000 each is $42,000 or just above what the average real estate agent earns per year. For some people $42,000 maybe a lot of money, but let's assume it's not enough.
Now let's assume that you can not increase your capture rate above 20%. No matter what you do 20% is the best return. How do you increase your income? Simply by extending your farm. For example, if I am earning $42,000 from one farm, I add another 500 home farm the following year. If I follow the same process I am now earning $84,000, the next year another 500 homes, now I am earning $126,000, the neat year another farm area and I am at $168,000 and finally in year five I add one more farm and I am at $210,000 per year consistently each year if I maintain and service my farm. I now have 2500 homes in my farm. Sounds easy doesn't it? Well it's not easy BUT it is simple. In the volumes I achieved that I shared with you above, I did that with only a 1500 home farm. I sold 44% of my own listings and outsold even the most tenured of agents in my company within months, not years but months.
For the last part of this technical review, let's figure out how we are going to work all these homes. This may vary depending on your market but the average residential street has about 10 to 15 homes on each side of the street. So that means that we need to break this down on a street level. Remember in the beginning we are not going to use postcards or direct mail of any kind. So, to work a 500 homes farm you need to touch 125 homes each week or 25 each day for 5 days out of the week. 25 homes is about one complete turn around the block. In one month you will have touched each home at least once and learned about 500 homes. This is where I start to lose people. "What do you mean touch each home and how do you mean on a street level?' That is the reaction I get from most agents when I start to explain this system. DON'T WORRY, I would ask you to do anything I wouldn't do myself or that you would be uncomfortable with. I DO NOT KNOCK ON DOORS! So breathe a sigh of relief and kick back a little. How long would it take you to walk 2 blocks? 5 or 10 minutes? This process will take you about an hour per day.
Now for the homework! We will complete these steps together and I will provide you with real examples from my research and results so we can compare notes. Using the information above, investigate your MLS and determine the farm area you would work. Some points to remember:
1. Look for areas that provide a minimum of 5% turn over, no less. Anything less would be an ineffective use of time and money.
2. Always look back more than one year. 5 years if possible and at least 2 years minimum. One years worth of data will not give you a real indication of the turn over.
3. Once you have looked at the yearly turn over, add the yearly totals together and estimate the total turn over rate for the 5 year period. This will provide you with an excellent method to determine what amount of income you can expect to net over the next 5 years (barring any unforeseen catastrophes).

MAKE SURE TO INCLUDE THAT IN YOUR ESTIMATE AS WELL!

In fact, I am working on a $2 million dollar deal with one agent in Melbourne that I taught this method to and she went from $8 million dollars in listings to nearly $50 million dollars in listings in just 7 months. Do you think her transaction volume has increased as well? Of course. Another agent in Orlando I shared this had not completed a single transaction in six months since joining the company, again she was new and had never sold real estate before, she had nearly no money and cleaned houses to earn an income while trying to get her real estate business going. After we discussed her goals and desire, I shared this method with her and she obtain 4 listings and 2 transaction in less than 60 days after implementing the program. She now has a thriving business and averages 2 to 3 transactions per month.

I Found a Great Tool for your Website or Blog Posts Check it Out

While surfing around and generally distracting myself from the work I know I should be doing, I found a great new tool to use. If you look to the right on my post you will see 2 charts showing median homes prices for Jupiter, FL and Palm Beach Gardens, FL. I found thses FREE charts on a Altos Research http://www.altosresearch.com/altos/website/Home.page.

They offer different levels of subscriptions but I always choose the free service first to check it out but they also have animated charts from median home sales prices to price per sq ft, avg days on market, etc.

It's worth checking out if you haven't already found this tool yourself. BTW, I'm not getting anything for this I just thought it would be a cool tool to share. Check it out and let me know what you think.

Woof Gang Opens New Bakery in Jupiter Florida

Hope everyone had a great Thanksgiving. Ever since I saw "A Christmas Story" I can't help but think of the scene where the dogs ate the Thanksgiving turkey al the while the narrator (Ralphie) espouses his dismay that there will be no days of post Thanksgiving turkey sandwiches, turkey soup, turkey omelets. etc. Well now those dogs have a new place to chow down.

If the title threw you off, that's not "Wolf Gang" but "Woof Gang". Jupiter is a very pet friendly toen. Our beaches are designated dog beaches with convenient poop bags and poop stations. You can let your dog run the sandy shores and swin our clear blue waters without fear of being told to leave.

Since we are so pet friendly here there is no shortage of veterinarians, pet stores, groomers that come to your home and more. Now there is even a Dog Cafe.

With a smorgasbord to satisfy the more discriminating of Pavlovian palates, "Woof Gang" bakery punches out freshly-made pooch pastries that even humans might find tantalizing. They come in shapes like fire hydrants, snicker-poodles and squirrels. Make no bacon-cheddar 'bones' about it, this is canine cuisine but even some humans may be inclined to try it out.

The owner, Cara Allen opened the store in Jupiter because the Jupiter beaches ARE so pet friendly and she figured it would be the perfect spot to indulge in her entrepreneurial desires. House Passes Bill Curbing Mortgage Brokers - How Will This Affect Florida

WASHINGTON -- The House passed legislation to give more protection to home-mortgage borrowers, but deadlocks in the Senate make it unlikely that such a measure can be enacted into law before next year, in the latest sign Congress is struggling to address the nation's mortgage crisis.

By a vote of 291-127, the House approved a bill to tighten regulation of mortgage brokers and banks' loan officers, barring them from "steering" borrowers into higher-cost loans they might be unable to repay. But such legislation hasn't yet been seriously debated in the Senate,

I am not a mortgage broker but this seems to be the issue of the day. I myself DO NOT blame this all on the mortgage industry. Our legislators knew well in advance of what was coming. Former Fed Chairman Alan Greenspan warned of it happening back in 2002 yet no one took heed. But, everyone just wanted to keep the ride going and not ever get off. Real estate agents played just as much a part in the current industry issues by over pricing homes and pushing the envelope, appraisers had their hand in it too and of course the mortgage lenders but most of all, it rolls downhill. Then when thing go wrong Congress points the finger everywhere but at themselves.

Ask yourself this, when was the last time you heard a politician say "Sorry, my bad!" I can't. They were too busy bashing Bush and each other to get a grip on anything. I may be rambling here but look at the issues and sometime you just have to say "I'M MAD AS HELL AND I'M NOT GOING TO TAKE IT ANYMORE!" to quote the famous line from the movine "Network".

Our housing market, our borders, our devaluating dollar, our government spending, natural disaters, or so we thought until someone got caught with a matchbook, increasing taxes, increasing gas prices, incrasing temperatures from global warming (my jury is still out an that one) and increasing headaches from the obvious ignorance of our government. It's enough to make you want to explode.

So what is the anser? What resolution can change the direction of our mis-directed country? My anser is simple:

I think back to conversation with my Grandmother about the depression and how people worked together to help each other. Whole communities supporting one another. They worked and worked hard when they could. They innovated and created. They changed their circumstances to make the best of what they had. Then, when war hit, they united and became a single voice with one resolve.

Where is that America, where is the unison with one vision? This Thanksgiving I ask from everyone that while sharing time, love and laughter with your families, think of what you have done, Have you had your voice heard? Share thoughts and ideas with each other and ask your elders: "What did you do during the war Daddy?

We Have SNOW (birds) in Florida!

Ahhh...the season is upon us, time for family, friends, fun and lots of food. It also means for those of us that live here permenantly that it's time for increased traffic, long waits at local restaurants, higher gas prices (okay well we all have that one), no parking spaces and of course crowded beaches.

The hurricane shutters are coming down, windows are flying open to allow the ocean breeze flow through. As an agent these temporary residents offer us an opportunity to turn over some inventory as well.

Temporary residents (snowbirds) use all sorts of goods and services just like permanent residents. They shop at grocery stores, go to movie theaters, fill up their cars with gas, put wear-and -tear on the roads and add to traffic congestion. It's important to have some idea of the number and characteristics of these people for planning purposes, whether you're trying to plan for the provision of your condo or a real estate agent trying to sell a listing.

The typical temporary resident in Florida fits the stereotypical image of the snowbird, the retiree who spends winters in Florida and summers elsewhere, typically in cooler climes, They tend to be healthier and better off financially than Florida's permanent residents and most of them do not work.

New Yorkers account for 13.1 percent of Florida's temporary residents, followed by Michiganders at 7.4 percent, Ohioans at 6.7 percent, Pennsylvanians at 5.8 percent and Canadians at 5.5 percent studies say. The average length of stay is five months.

I have started a direct mail campaign to target that ideal market in New York and other cold states. Time will tell if this is a viable marketing plan but I have high hopes of success. My particular market are is Jupiter, Florida. A mix of some of the most wealthy families down to the guy that lives in his car and just comes for the fishing.

Jupiter, Florida offers many fun and relaxing recreational things for you to enjoy. Situated along Florida's famous Gold Coast, Jupiter boasts near perfect temperatures year-round, breathtaking natural beauty and an abundance of activities. Area beaches showcase nature at its loveliest, and options for outdoor recreation abound. Spend a morning at an orange grove, taste homemade chocolates at a real chocolate factory or count alligators while skimming across the nearby saw grass prairie on an airboat ride. Shop at internationally famous designer stores along Worth Avenue in Palm Beach. Once said to be the MOST expensive street inthe world.

You can dine in casual comfort or black-tie elegance at one of many fine restaurants, then take in a show, visit trendy Clematis Street in West Palm Beach or stroll along a moonlit beach. You can view wildlife up close, go on turtle walks and see nesting areas, take guided trips through swamps and marshes and go bird watching at one of the many nature centers and refuges that adorn Jupiter and the Palm Beaches.

I love living here, it's like a small town but has big city life just down the street. So, while I will tolerate the traffic and the beaches and the long lines, I do love the Snowbirds. For us, it brings opporunity and prosperity for a few months each year. Comments on a Rookies Enthusiasm or Where Did the Love Go?

I didn't intend to post anything this morning. I was responding to another blog about how to find your enthusiasm you had when you first started in real estate. As I began my response, the following kind of fell out. It's not Frost, Whitman or evne Suess for that matter, but it reminds my why I got in this crazy business, for a better life for my family. Hope you like it.
