As I sit here on a lazy Sunday morning, I do my normal real estate routine; creating online ads for listings, review my MLS listings for reductions and hot sheets, creating my schedule for the coming week, and plan my to do list. All very important items when you're in the real estate business!
The question is; do I post all of that stuff as my status? Do I post how many listings I have this week? Do I post how many homes I put under contract? Or do I post personal things that make me, and hopefully one of my friends smile? I don't post every time I list a home, create an offer, and close a deal. I choose to make me, and or a friend smile...so I guess I'm really here for pleasure.
Sitting on my couch typing this, my daughter is on the floor in front of me, creating me a necklace with her cute little beads and knot tying abilities she obtained from summer camp this week. Now, this is the status I want to post; "Frank is watching daughter making her daddy a necklace." Because to me, that is more important to my real friends than some short sale listing I just put on the market.
Why not do both; business and personal posts? Well, I can and do when the time is right. A major business event or transaction needs to be said in status, not to "brag", but because my true friends who follow me care about such an event, and can be happy for me. People close to me know that I focus on short sales, foreclosures, and bank owned. "At any given time, my team has a tremendous number of listings, write darn near a contract a day, and have a buyer client list that requires a spread sheet to manage." Now, how many of you that just read that felt like I was bragging, or all of a sudden hated me, or think I should have never typed that sentence? God forbid, I posted that sucker as a status! :)
Let's face it; most real estate agents on social networks are "friends" with other agents. When I login and see that someone I know, just sold a home, or just created and offer, I truly do get excited for them. However, some people question how "professional" and appropriate posting this type of status might be. I always hear "I wish I was as busy as the people on Facebook." LOL! Yeah, some people tend to post every time they even talk to a client on the phone. "Just got off the phone with a client creating a deal", or "Just negotiated a deal with another agent." But, that is their choice! Maybe that's what their "friends" want to see. To me, the people that need to know that I just listed a home are the home owner(s), and my broker...and no worries....they know! (Unless I'm promoting it of course).
It's all good! Social networking has no lines in the sand, no rules (within reason), and is a free flowing platform to post what-ever, and when-ever you want. What a country huh? People choose to use it for "business", while others choose to you it for "pleasure." My choice is to use it for "me!" ... I'm the real deal, the open book, the keepin' it real kinda guy. I will continue to post mostly funny, silly and personal items on my social networks for my "friends" to read and enjoy....and it's amazing how much "business" I obtain from these networks by doing just that....being me!

Understanding Short Sales: As foreclosure rates hit record levels, more sellers are turning to short sales as a way to avoid foreclosure. So, how does it work? In a short sale, the seller arranges with their mortgage lender to accept a price that's less than the amount they owe on the property. As part of this arrangement, the lender typically agrees to forgive the rest of the loan. As a result, the seller doesn't have to go though a foreclosure, the buyer picks up a property at somewhat of a discount, and the lender avoids taking on the burden of unloading the property.
Sounds good right? Well, sellers need to know that a short sale may damage their credit, though not as much as a foreclosure. Also, lenders generally will only agree to a short sale if the seller is many payments behind and has received a default notice. Buyers may get a great property at a discount, but they also will need to know that the process can take up to several months (sometimes longer) and go through some extra paperwork too. Not to mention, they also need to be prepared to roll up their sleeves if that new property needs fixing up as lenders generally will not pay for any repairs.

Unfortunately, what is happening is most people are doing everything they can to save their homes through Obama's new plan and the "Keeping Home Affordable Plan". However, once the truth is reviled that most people will NOT qualify for a loan modification, there will be a huge surge of homes going on the market for short sale.-----This is a quote from my blog in January 2009. The press release below from RealtyTrac is showing that my prediction is right.
Foreclosures in April exceeded even March's blistering pace with a record 342,000 homes receiving notices of default, auction notices or undergoing bank repossessions, according to the industry report.
One of every 374 U.S. homes received a filing during the month, the highest monthly rate that RealtyTrac, an online marketer of foreclosed properties, has recorded in four-plus years of record keeping.
"April was a shocker," said Rick Sharga, a spokesman for RealtyTrac. "I would have bet on a dip because March foreclosures were so high. Instead, filings were up from March and rose 32% compared to April 2008.
There were 63,900 bank repossessions in April, the last stop in the foreclosure process. More than 1.6 million homes have now been lost to foreclosure since the market meltdown began in August 2007.

Most of you that follow my blogs know that I love doing real estate and have focused most of my energies over the past few years doing short sales. What really gets to me more than anything is when; as an agent, I contact the lender over and over again, send them everything they need (most of the time, many times to many different fax numbers and addresses), and deal with their red-tape bureaucracy just to save my client from foreclosure, and then they LIE about me even being in contact with them. What is that all about?
Lately, I have seen it more and more. Borrowers (sellers), contacting the lender out of sheer frustration that nothing is getting done or not moving fast enough and the lender flat out lies to them and tells them something like one of these;
• We've not heard from your Realtor and have nothing on file. • We tried to contact your Realtor, but they never got back to us. • We've closed that file a while ago because the authorization was not correct.
I've even had one lender tell my seller that we the agency they hired (our company) is no longer in business! WHAT!!?
Listen, I really don't care what they say to me, I'm used to it! They lie to me all the time about deals I am doing with them, but to bold face LIE "about me" and or the integrity of my staff, I must draw the line there! We as short sale Realtors break our asses to get these things done for both the benefit of our sellers and YOU, the lender. So why do that to us?
I really have no other comments other than STOP IT!

Countrywide and BOA (and soon other lenders) now require all borrowers to call and request a short sale before it can be started. In other words, if you have a listing and it's a short sale, you must have the seller contact the lender and request a short sale. Until the seller has spoke to the lender, they will not process a short sale application. This is called "Borrower Profiling". It's an attempt to try everything else first before "allowing" a short sale. As of RIGHT NOW, short sale applications are NOT going to be accepted until this is done!

CUT 2 WEEKS OFF YOUR SHORT SALE WAITING TIME BY DOING THE FOLLOWING.......
I just got off the phone with a friend at Countrywide. I had to post this tip almost immediately! When sending your short sale packages to them, break the faxes up into sections in no more then 10 pages!!! if your package is 50 pages, then you will send 5 separate faxes!!!! (10 pages per fax)...
Send the financials in one fax, the contract in another, etc, etc. Keep the sections together if you can! And always have the account number at the top of every faxed page you send of course!
WHY WHY WHY WHY?????
Well, turns out that faxes that are 10 pages or less get imaged almost immediately, where faxes greater then 10 pages can take up to 2 weeks!!!! THAT IS A HUGE 2 WEEKS CUT OFF YOUR WAIT TIME!!! Cut your short sale time line down by 2 weeks just by doing this simple fix!!!
Countrywide is claiming they are trying to streamline the process (yeah right), but hey, this little bit of information helps! get the word out!!!
