Come Together! - 08/30/08 08:01 AM
Rising real estate inventories are presenting buyers with more options and sellers with more competition.  In the center of it all, you'll find the guidance and expertise of professional full time real estate agents.  If you price a home reasonably, buyers will buy.  If buyers make a reasonable offer, sellers will sell.  It really is that simple.
For sellers, pricing is still the biggest factor in a listing's success or failure.  Sellers, buyers and real estate agents all stand to lose from an overpriced property.
Likewise, buyers also need to be aware that negotiating skills are more critical now than ever.  … (2 comments)

BANK SHORT SALE TACTICS CREATE BILLIONS IN LOSSES - 08/29/08 02:11 PM

Via Richard Zaretsky, Esq.:
The deluge of short sale activity has acquired a distinctive flavor - Buyers are increasingly investors seeking to buy and flip or buy and rent for positive cash flow.  Missing from the field are homebuyers seeking a place to live.  Why?
Banks Encourage Short Sale Investors and Discourage Retail Buyers
Let's look at the basic premise of a short sale.  The lender generally has a loan in or near foreclosure and likely it is non-performing.  The owner determines that continuing to make the payments has become financially irresponsible or impossible.  The owner also determines that avoidance of a … (0 comments)

What will mortgage rates do? - 08/28/08 08:59 AM
The Federal Reserve Board appears to have finished with its interest rate cuts and mortgage rates have been moving slowly up.If you want to know how rates will change, I'll polish up my crystal ball and make a prediction: They are going up. Now mind you, this is my crystal ball and I'm not saying the view is always perfect.Still, at this writing, rates are about 6.3 percent and fluctuating up and down for the past few weeks. This could very well be the lowest interest rate we will see for a while. There are currently more factors pushing interest rates up … (0 comments)

Too many choices, too little advertising dollars.... - 08/27/08 08:20 PM
This is very true.  Our experience on the Treasure Coast is the same.  We recently spent big dollars on a cover page ad that received zero calls.  The same listing on the Internet generated lots of showings and the property sold!!
Via Fred Light - Real Estate Video Tours for MA, NH & ME:
For the average real estate professional, the opportunities for exposing listings in a slow market is more than overwhelming - Newspaper advertising, open houses, web sites, single property sites, blogs, lawn signs, grocery store carts, bus benches, symphony programs - the list goes on and on.

Finding the Right Home - 08/25/08 03:52 PM
This is a very interesting article from a Georgia Realtor!
Via Sheila H. Bragg, ABR:
With all the choices in today's market, how do you go about finding the right home? It seems the more research you do, the more alternatives you discover.
It's important to visualize your needs and plan ahead. "Know what you want in a home, what's important to you, and what you can live without," Sheila H. Bragg, Realtor of RE/MAX 1st Choice says. "Many of us start out with a champagne taste and a beer budget, so it's important to be realistic," she adds.
Where and what you buy will affect you for … (0 comments)

BUY MORE HOME NOW! - 08/23/08 07:21 AM

While the pundits determine whether the real estate market is plunging or recovering, buyers are in the unique position of looking at a glass that is half full, not half empty.  When sales are slow, that's actually a good thing for qualified buyers, and there has not been a better time to consider finally purchasing a new home or even that vacation home.
A home is not a short-term investment, like those that have been "flipped" in recent years.  Your home is meant to be a long-term investment that pays big dividends not only in appreciation, but also in recreation … (2 comments)

What Sellers Can Do To Add Appraisal Value To Their Homes
I was talking today to an appraiser about adding value to a home for an appraisal. I had planned to use it as a topic on the Welcome Home Show that I taped today. I decide to go ahead and share the ideas with my newsletter clients and blog subscribers.
If you have the best house in the subdivision don't upgrade inside. If your home is of … (1 comments)

Tropical Storm Fay Leaves Martin County Wet - 08/20/08 12:57 PM

We had our first storm for 2008 yesterday, August 19th 2008. As for Martin County and the surrounding areas it appears to have been a big rain event of over 10 inches in less than a 24 hour period.

Lots of flooded streets and a few low lying areas had some water intrusion into homes. The worst of Fay were a few Tornadoes that were spawned from the storms that it generated. To my knowledge there was no loss of life or serious injury.

It was interesting being in the storm and listening to the … (0 comments)

Lessons Learned From The 2008 Olympics
I could probably write a dozen blogs about Michael Phelps and all of his accomplishments in the 2008 Olympics and there are many.  He won 8 gold medals, more than any other athlete in the history of the Games.  He set 7 world records in the process and this is all good and worthy.  But what about all of the other athletes, you know those that didn't win or may have won but not achieved the GREATNESS of Michael Phelps.
With about one more week to go in the … (0 comments)

First time home buyers can snag $7,500 tax credit - 08/19/08 04:31 PM
If you are thinking about buying a home, the U.S. government is ready to stuff your piggy bank with $7,500, but don't delay. The program ends next summer.

The federal housing bill signed in July by President Bush gives first-time home buyers a $7,500 tax credit as a head start to home ownership.
According to the terms of the Housing and Economic Recovery Act, first-time home buyers will get a tax credit of 10 percent of the purchase price of a home up to $7,500. That means if you buy a new home any time from April 9, 2008 to … (0 comments)

DON'T COMPARE. . . COMPETE! - 08/16/08 06:03 AM
If you're preparing to list your home, you'll need to determine how to set your asking price.  You may come across the term Comparative Market Analysis, which is used as a tool for gauging the perceived value of your home.  However, as a seller, you should think of that informal appraisal more as a COMPETITIVE Market Analysis.
Why?  Because comparisons can be very subjective, and while buyers may "compare" several homes, sellers must "compete" against other properties.  No matter how unique you believe your home to be, it doesn't really matter how it compares to others until you have priced it … (1 comments)

7 Tips for Crack Real Estate Negotiators - 08/12/08 03:17 PM
Re: #1 Checking the History.  Properites with no price changes for months and months can indicate an unmotivated or possibly an unrealistic seller.  A steady series of price reductions can indicate motivated sellers looking for the offer.

If this is the worst real estate market (for sellers) in recent history, then surely it creates some of the best buying opportunities in a lifetime as well.
We are seeing smart money aggressively buying in our San Diego real estate market, and hear reports of the same elsewhere.
The properties are being bought as primary homes, as fix-and-flippers … (0 comments)

AN OCEAN OF OPTIONS! - 08/09/08 07:46 AM
As a buyer, you may find yourself drifting on an ocean of financing options.  As lenders tighten their requirements, there are a few aspects of the loan application of which you should be aware before applying for a mortgage.
First, determine whether you are seeking "pre-qualification" or "pre-approval."  What's the difference?  Generally speaking, when you are pre-qualified, the lender reviews your information and hazards a "best guess" as to the size of loan for which you would qualify.
In the pre-approval process, however, the lender verifies everything on your application, and offers to approve a certain amount at a certain interest … (0 comments)

THREE POSSIBLE PRICES! - 08/02/08 12:11 PM
There are many factors that affect how you'll price your home when you're ready to sell.  In spite of market conditions, interest rates, and so on, every transaction is unique.  So you should seek the assistance of an agent and prepare yourself and your home well in advance of placing the For Sale sign out front.
Sometimes a home will have three different possible prices: the price the sellers want to net, the price the buyers would like to offer, and the final sales price agreed upon by both parties.  Your home's ultimate value is determined by other local sale prices, … (0 comments)
