The subprime mortgage mess has caused the demise or takeover of investment companies and banks. Now, the government has stepped in with a plan that could save other companies and banks as well as individuals who are in danger of losing their homes. Though many details of the plan won't be worked out for some time, here is a simplified example of one way the bailout will work, according to realtytimes.com. Credit Unions, small banks shine in difficult times - 12/28/08 09:50 AM
While the biggest banks are suffering from a subprime mortgage fallout, community banks and credit unions haven't had big losses. They never made risky loans. Credit unions are different from other financial institutions because they are not-for-profit cooperatives. They are owned by the members and operated mostly by volunteer boards. One financial analyst interviewed on Fox Business says the shareholders and board members in credit unions know their own money is at risk when they make a loan, so they are more conservative. Interesting read from a Real Estate attorney: Via Richard Zaretsky, Florida Real Estate Attorney (Richard P. Zaretsky P.A. ): I have many desperate homeowners coming to my office begging for ways to save their homes. Often times the homeowners qualify under the published criteria for the hyped Hope For Homeowners program also called H4H by the FHA. The program, passed by Congress in July 2008 was to save the homes of 400,000 homeowners. So far only 300 or so have applied! Why? The program was to start October 1, 2008. Hope everyone has a great holiday season. Our office, Premier Realty Group in Sewalls Point, Florida has been a drop off and collection center for Toys for Tots for well past the last 10 years. With the economy in dire straits we were a bit anxious about our collections this year.

Housing bill raises reverse mortgage limits - 12/23/08 08:04 AM
The Housing and Economic Recovery Act of 2008 made changes to reverse mortgages effective October 1, 2008. They include higher borrowing limits and protections from aggressive marketing. A homeowner who is at least 62 years old can use a reverse mortgage to access home equity. It doesn't have to be repaid until the owner moves permanently, sells or dies. The act raises the maximum amount for a reverse mortgage to $417,000 (or $625,500 in areas of high housing costs) from the previous limits of $200,160 and $362,790. Martin County, Treasure Coast of Florida Foreclosures in Martin County were down in November compared to October while the rest of the Treasure Coast saw increases in foreclosure rates. Martin County had only 252 for November compared to 312 in October of 2008. Year to year, we saw an increase from 122 in November of 2007. Martin County's past slow growth philosophy has allowed this area to escape some of the dramatic foreclosure issues of neighboring counties. Palm Beach to the south and Saint Lucie to the North.
