JUST ANNOUNCED.  The Treasury is going to print some money to save the investors who purchased all of the worthless Mortgage Backed Securities.
This will do NOTHING, absolutely NOTHING to help home owners who can't sell their home.

What the bailout plan means from a real estate point of view - 12/30/08 05:28 PM
The subprime mortgage mess has caused the demise or takeover of investment companies and banks. Now, the government has stepped in with a plan that could save other companies and banks as well as individuals who are in danger of losing their homes.
Though many details of the plan won't be worked out for some time, here is a simplified example of one way the bailout will work, according to realtytimes.com.
Say an investor bought a bond fund containing a pool of 100 mortgages. Now, 24 of them are delinquent, but 76 are still being paid on time. (The Mortgage Bankers … (0 comments)

Condo or House - The decision in one word... - 12/29/08 05:59 PM
Lifestyle!
That one word sums up the top factors in deciding between a condo or a single family house. And that word is loaded.
Typically, condos are the preferred dwelling of couples without children and retirees who don't want obligations. But whether they like their choice, comes down to how they want to live as much as where they want to live.
If you love city life - the action, the people, entertainment and the amenities - you might well love a condo in the center of a city. For your money, you'll be able to choose great city views and … (9 comments)

Credit Unions, small banks shine in difficult times - 12/28/08 09:50 AM
While the biggest banks are suffering from a subprime mortgage fallout, community banks and credit unions haven't had big losses. They never made risky loans. Credit unions are different from other financial institutions because they are not-for-profit cooperatives. They are owned by the members and operated mostly by volunteer boards.
One financial analyst interviewed on Fox Business says the shareholders and board members in credit unions know their own money is at risk when they make a loan, so they are more conservative.
The capital in credit unions is at an all-time high, according to the Credit Unions National Association, Inc., … (0 comments)

Clean Up Your Act! - For Sellers - 12/27/08 12:57 PM
Great advice that should be followed if you are selling your home.
Via Portsmouth NH Real Estate Agent - Rebecca Skane (Keller Williams Coastal Realty):
My number one rule for selling a home would be cleaning.
(this would be AFTER pricing it correctly, of course)
My Nana always kept a house that "Mr. Clean" himself would be proud of.  Her husband, my Papa, was a renowned minster, and they always entertained company every day.  Some were senators and congressmen, others were even famous actors and actresses, but the majority were their everyday parishioners, neighbors, colleagues and friends.  Unless my Nana was serving the … (0 comments)

Looking For The Invisible - 12/27/08 07:08 AM
When you hear the term "home inspection," you're likely to think of the electrical system, plumbing, roof and foundation, and smaller items like cracked windows or drafty doors.  However, it's the elements in the home that cannot be seen that demand special attention on the part of buyers and sellers and the inspector they choose.
First, there's radon, a colorless and odorless gas that seeps up from the ground and has been labeled as a cause of cancer.  Any home, but particularly those with basements, should be tested for high levels of this gas.
Next is asbestos, a fibrous material once … (0 comments)

What can a Realtor® do for you when you want to sell your home? - 12/26/08 10:15 AM
First, a Realtor® can sell your house faster and for a higher price than you would get by selling it on your own. According to the National Association of Realtors, in 2007, the average price of a home sold by the owner was $180,000. The average price of a home sold by a real estate agent was $240,000. Here are some of the reason for the difference:A professional agent is familiar with the prices of similar homes in your area and can help you adjust the asking price higher or lower. Either way, the property will sell faster if the price … (2 comments)

Hope For Homeowners - NOT - 12/25/08 07:59 AM
Interesting read from a Real Estate attorney:
Via Richard Zaretsky, Florida Real Estate Attorney (Richard P. Zaretsky P.A. ):
I have many desperate homeowners coming to my office begging for ways to save their homes.  Often times the homeowners qualify under the published criteria for the hyped Hope For Homeowners program also called H4H by the FHA.  The program, passed by Congress in July 2008 was to save the homes of 400,000 homeowners.  So far only 300 or so have applied!  Why?
The program was to start October 1, 2008.  That was pushed back to December 1, 2008 and then December 15, 2008.  The … (0 comments)

Housing bill raises reverse mortgage limits - 12/23/08 08:04 AM
The Housing and Economic Recovery Act of 2008 made changes to reverse mortgages effective October 1, 2008. They include higher borrowing limits and protections from aggressive marketing.
A homeowner who is at least 62 years old can use a reverse mortgage to access home equity. It doesn't have to be repaid until the owner moves permanently, sells or dies.
The act raises the maximum amount for a reverse mortgage to $417,000 (or $625,500 in areas of high housing costs) from the previous limits of $200,160 and $362,790.
The amount that can be borrowed depends on the value of the home, its … (4 comments)

Make your home feel more spacious - 12/22/08 03:40 PM
Whether you're selling your home or condo or just making it more comfortable, there are things you can do to make it feel larger and more spacious.
Consider these suggestions:
* Paint all of the walls in a light color. You don't have to be bored with beige, though it blends with everything. You could choose a soft gray, light green or even light blue if it fits into the color scheme of your furnishings. Paint large pieces and bookcases the same color. Use white for the ceiling, which creates the illusion of height.
* Remove the doors that separate the … (1 comments)

Pause For The Paws - 12/21/08 09:05 AM
With millions of dogs and cats as members of American families, there's a good chance that you've got pets sharing the home you're trying to sell.  Since not everyone enjoys the company of animals, there are some measures you should consider taking before prospective buyers come over for a showing.
Pet odors are the biggest problem sellers face, but they can be easily minimized with thorough cleaning and vacuuming, and vigilant duty with the litter boxes.  Black lights are available that help you to pinpoint the origin of any mysterious smells.  It also makes a good impression if you pick up … (4 comments)

Keep The Horse Before The Cart - 12/12/08 01:20 PM
While many buyers are aware that a mortgage pre-approval letter increases their buying confidence and power, most may not understand exactly why pre-approval is so important.  Why should you jump through the application hoops before even beginning your home search?
First, you'll know exactly how much loan you can afford, making your initial home search much easier.  Why waste your time looking at homes either out of your reach or well below your financial grasp
Second, pre-approved buyers stand on solid negotiating ground with sellers.  Sellers working with well-qualified buyers are more likely to accept the offer and less likely to … (0 comments)

Asbestos Removal Critical for Health and Safety - 12/02/08 10:59 AM
Asbestos is a mineral with long fibrous crystals which has been used for more than a century as a form of building insulation and piping. Asbestos became popular in the late 19th century due to being resistant to heat and other deteriorating conditions.
Homes or buildings which were constructed before 1980 have a potential to harbor and contain asbestos. It is extremely important to make sure the location has been tested for levels of these chemicals by abatement contractors. Citizens of Florida should be aware that exposure to asbestos fibers becomes a health concern when high levels are inhaled over a … (0 comments)
