So, from the sublime to the rediculous - <strong>here's&nbsp;8 myths of staging to sell - busted!</strong></p> <p><strong>1. Buyers can see past my stuff</strong><br />No - they can't. 95% of house hunters shop with a <em>'what you see is what you get'</em> eye. Baking bread, brewing fresh coffee and playing soft music will make a buyer fall in love with my house.<br /></strong>Maybe once upon a time this was true - but most would-be buyers are onto that old trick. It's <em>more </em>likely to trigger alarm bells, with many wondering what it is you're trying to hide. Your buyers will be&nbsp;happy with a place that looks and smells clean.</p> <p><strong>3. I'll need to clear everything out to help buyers see themselves living here.<br /></strong>This is only partly true. Wall to wall family photos are distracting, as is your porcelain rooster collection.&nbsp;These things are best put away.&nbsp;But don't go overboard,&nbsp;otherwise you'll end up with a look that feels cold and sterile.</p> <p><strong>4. If it's an original feature - it adds&nbsp;value.</strong><br />Sometimes yes - but often no. Generally a property built less than 50 years ago without being updated is more likely to appear dated, rather than classic.</p> <p><strong>5. My place isn't worth staging.<br /></strong>All homes are worth taking the time to present in a positive light to buyers. The trick to knowing where to start and what to do is in&nbsp;having&nbsp;a good idea of&nbsp;what buyers in your target market will expect, along with&nbsp;learning&nbsp;more about&nbsp;what competing properties in your area are offering.<strong></strong></p> <p><strong></strong></p> <p><br /><strong>6. Buyers will always prefer to see how a room is used and what will fit in it, rather than be left to guess. Very large rooms can also be too intimidating for some. Even borrowed furniture can&nbsp;help buyers get an idea of scale and give the eye something of interest to focus on.</p> <p style="text-align: left;"><strong></strong><strong>7.&nbsp;Converting a bedroom into&nbsp;a home gym won't be a problem.<br /></strong>Bedrooms are one of the most valuable commodities of the 'for sale' property. Having a home gym set up in&nbsp;a bedroom will prompt buyers to wonder why that is. I remember once looking at a house where this was the case. When I came across the bedroom with the gym in it, I immediately began to question if a bed would even fit. Always give the rooms in your house a purpose.</p> <p><strong>8. No need to worry about wardrobes and cupboards.</strong> <br />Home storage is a big deal to most buyers and is surprisingly valuable. Prospective buyers will open storage cupboards in kitchens and bathrooms, so keep them tidy. Mae announced last week that homeowners facing foreclosure can now lease back their homes at market value for up to a year, according to the <a href="http://www.latimes.com/business/la-fi-fannie6-2009nov06,0,4259740.story?track=rss" target="_blank">Los Angeles Times</a>.&nbsp; The move was done in part to help the company manage the next wave of foreclosures.</p> <p>Not surprisingly, Fannie Mae is reeling because of the amount of foreclosures it has on in its inventory, and, as a result have had to once again turn to the U.S. Treasury for additional funds.&nbsp; Income limitations are $125,000 for single tax payers and $225,000 for joint filers.&nbsp;</p> <p><strong>The National Association of Realtors (NAR) and the National Association of Home Builders (NAHB)</strong> have been lobbying hard for the extension and expansion of the tax credit.&nbsp; Beginning on Friday evening at 6 PM, November 6'th and lasting through the weekend until 8 PM on Sunday November 8'th.<br /><br />The Jensen beach Pineapple Festival celebrates the beginnings of Jensen beach when the area consisted of many large pineapple plantations.&nbsp; In 1895, Jensen beach proudly called itself the 'Pineapple&nbsp; Capitol of the World'.&nbsp; During this period over 1 million boxes of pineapples were shipped during the short June to July season each year.&nbsp; Through a series of misfortunes including an unusual freeze, fires and a harsh economic climate, the pineapple plantations were all gone by the 1920's but the celebration keeps the roots of Jensen beach alive.&nbsp; <br /><br />Admission to the festival is $15.00 for adults.&nbsp; Children under 12 are free.&nbsp; There will be rides for children of all ages as well as arcade games and great food for your enjoyment.&nbsp; However, there is a basic rule that will apply to photographing the majority of homes from the correct angle. This basic rule is shoot&nbsp;into the "corners" of a home from an angle. Unless the facade of a home is completely flat, there should always be some sort of "corner" to shoot into. By shooting into the "corners" of a home's facade, your photograph will give the home dimension that would otherwise not be seen from a straight on photograph or one taken from the opposite side of the home's front. This seems basic, but it is the first of many rules that apply to correctly photographing the exterior of a property.</p> <p>&nbsp;</p> <p>&nbsp;</p> <p><strong>Avoid the driveway -</strong></p> <p>If possible, keep the driveway, street, and curb&nbsp;out of the foreground of the front photograph. Blacktop and concrete in the foreground of your photograph will often give your picture a cold unappealing look. Make sure to change your point of view to prevent the cold foreground. Having a wide angle lens makes it easier to keep the street out of your photograph while capturing the entire exterior of a property.</p> <p>&nbsp;</p> <p>&nbsp;</p> <p><strong>Elevate -</strong></p> <p>In most cases, simply elevating your point of view will make an exterior photograph much better. This can be done by standing on a six or eight foot ladder...or standing on your car if you have to. Remember, most listing photographs appear as thumbnail images when a prospective buyer is sifting through properties whether it be <span><span>online</span></span> or in a newspaper. Your front photo should focus on the property...and not the wonders of nature. (If you have a mountain view to sell...keep reading...I will address scenery).</p> <p>&nbsp;</p> <p><strong>The correct position of the sun -</strong></p> <p>The sun's position is extremely important when capturing the exterior photograph of a home. The worst position for the sun to be in is just over the peak of a roof. If you plan on taking the photograph at this time...come back later. If the sun is positioned behind the home, your photograph will result in a dark shaded front and an overexposed background. This can be overcome with some creative post production, but it is not a desirable position for the sun to be in. The best position for the sun to be in is behind you when you are taking the photograph. In this scenario the front of the home will be properly lit by the sun, there will be minimal shadows on the front of the home, and your background will be properly exposed resulting in a beautiful photograph. The photo that opens your listing should be an exterior photograph in most cases because it is what buyers are expecting, but it does not always have to be the front. This rule applies more for nontraditional properties but does include the single-family home as well. Survey the property and think of the best photograph that will be used to represent your listing. If you begin to think outside of the box you may find that the best angle of a home does not have to be the front. Instances where the traditional front photograph may not be best include but are not limited to: homes with garages making up the majority of the "traditional front," properties surrounded by concrete, properties blocked by trees/other obstructions...etc.</p> <p>&nbsp;</p> <p><strong>Keep the driveway clear -</strong></p> <p>This should&nbsp;be obvious...but&nbsp;make sure the driveway is clear of cars, dumpsters, PODS...etc. If one of these objects is present, try to minimize or avoid them as much as possible</p> <p>&nbsp;</p> <p><strong>Fill the frame and use the property's surroundings -</strong></p> <p><span>If the homes surroundings are scenic...use them! Take photographs that best flatter the property and use all of the property's curb appeal and attractive surroundings. It was 9.7 percent for high school graduates without any college. <br /><br />This is one of the reasons adult-education centers are being flooded with students seeking General Education Diplomas (GED). In 2008, the number of high school dropouts seeking a GED swelled to 777,000, up 6.6 percent nationwide. In some areas, the increase in GED seekers was 20 percent higher than the year before. <br /><br />Reasons for seeking a GED included job search, general education and social reasons. About 7 percent wanted to qualify to join the military. <br /><br />The GED is accepted by most state colleges, universities and technical schools in lieu of a high-school diploma and it is in this area that experts say it is most valuable. GED students with some post-secondary education can improve their earning power significantly. Although it seemed as if different price ranges were talking, the question was the same:&nbsp;</span><span style="font-size: 13px; color: #808080; font-weight: bold;">What is my house worth and when will I get my money?&nbsp;</span><span style="font-size: 13px; color: #808080;"><br /><br />How should someone who is contemplating the value of their home feel?&nbsp;<br /><br />As always, it depends when one bought, and when they are thinking of selling. If someone bought their home in 2001, they enjoyed six unrealistic and unsustainable years of 10-20% appreciation, while traditional appreciation had been closer to 4-5% per year.<br /><br />Let&rsquo;s compare a hypothetical 25% loss of value between 2007 to today with what reality should have been. Yes, I&rsquo;m using a post bubble lens but bubbles are only real for brief periods, and that&rsquo;s the best lens we have.<br /><br />If a $500K house were bought in 2001 and appreciated 12% yearly until 2007 then depreciated 25% from 2007 to today, the house would be worth&nbsp;</span><span style="font-size: 13px; color: #808080; font-weight: bold;">just over $764K</span><span style="font-size: 13px; color: #808080;">. And possibly they can reach the end of the proceo help a couple that is having a problem.</p> <p>Both sides deal with one marriage counselor, whose role is to help both parties come to some agreement, some kind of conclusion.</p> <p>This meeting of the minds could be that the individuals are going to stay together as a couple, but with some improvements in the relationship. Or the meeting of the minds could be an agreement to end of the marriage.</p> <p>When representing both buyer and seller, the agent has the same responsibility...to get both parties to a yes or no decision. In this case, like a marriage counselor, the agent is more of a facilitator than an advocate.</p> <p>Intellectually, I can understand these reasons for a single agent representing both buyer and seller.</p> <p>However, at another level, I cannot accept that dual relationships are good for everyone.</p> <p><strong>Putting Their Own Interests First </strong></p> <p>It seems to me that when representing both buyer and seller, the agent is putting his or her own interests ahead of those of the clients.</p> <p>I am just not convinced that both buyer and seller will enjoy the same level of service and professionalism that they would if they each had their own agent.</p> <p>What is it that the Bible says about the issue?</p> <p style="padding-left: 30px;"><em>"No one can serve two masters. Ask your loan officer to clearly spell out the "worst case" scenario for HELOC rate increases!</p> <p>8) Ability to convert to a fixed rate loan - When rates do rise, people often get skittish about their variable-rate debt.
