Is Top Producer the best contact program?

I've been searching around for real estate oriented contact programs. I've been a Top Producer user for years and I am wondering if there is a better program. I know TP is great but it is also pretty cumbersome.

I really would like a contact program that integrates with a smartphone. Not a seperate app, but a program that integrates with my contacts, history logs, emails, tasks, calendar, notes, syncs with my computer, etc. Does such a program exist?

Is Top Producer still the best?

Reposting the home buyers tax credit for military personel - Good through April 30th, 2011

WASHINGTON – March 16, 2010 – U.S. servicemen out of the country for 90 days (since 2008) may have an extra year to get the tax credit, up to $8,000, for buying a home.

The active-duty rule is not new. It’s part of the current tax credit law, though its use is limited. The qualification must be for “official extended duty outside the United States for at least 90 days after 2008 and before May 1, 2010.”

Should that be the case, however, the homebuyer has an extra year to buy a home. He or she has until April 30, 2011, to secure a binding contract, and until June 30, 2011 to close on the home. Other conditions such as a maximum $8,000 for first-time buyers and $6,500 for move-up buyers still apply.

Do you use a smartphone? Blackberry or Iphone? Droid?

What phone do you like and why?

I have been testing different phones lately have formed my opinions, likes and dislikes about each phone that I tried but I would like for you to weigh in on this as well!

Blackberry Bold:
For a couple of years I used the Blackberry Bold. It has great phone & data service, doesn't drop calls and has crystal clear calls. However, it lacks in features. It is very slow compared to today's phones, the web browser is pretty lacking, etc. It is just dated. So I went on the hunt for a new phone...

IPhone 4:
I tried the Apple Iphone 4 and it is a beautiful phone with great resolution and a bunch of apps. In my opinion this phone is a great toy that is geared towards games, video and surfing the web. There are several things about the phone in regards to business functions that were clumsy including email and contacts. I tested a lot of the apps on both the Iphone and the Blackberry. Most of the apps I use are business oriented and the BB apps had more features than the Iphone in several cases.

Droid Phones:
I tried AT&T's Samsung Galaxy-S Captivate with the Android operating system and at first it blew me away. This is a fun phone along with incredible email integration, contacts, calendars, notes, social networking, web browser, video, google maps (integrates with turn by turn capability and voice guidance), apps were great (a lot of apps were free in the Android marketplace that Apple charges you for), I could go on and on. If you use Gmail or Google docs, they integrate perfectly. **HOWEVER**, if you are in a somewhat rural area or travel outside (or even to the edge) of AT&T's service coverage, the phone service and internet was terrible. I found that once the phone went to 3 bars or less I could not keep a phone call (it dropped calls like they were hot). I compared notes with other users of the same phone and they said the same. It was highly disappointing to find such a great overall phone but to then have to get rid of it because the actual phone part of it was so bad. Needless to say, if I don't have a phone I don't have a business.

Windows 7 Phone:
I tried the Windows 7 phone made by Samsung (provider was AT&T). I was somewhat impressed with this phone but ultimately returned it because it had no copy and paste function, plus making a phone call was clumsy and like the Droid and the Iphone, the signal strength and dropping calls on the AT&T network was a problem. Windows also completely takes over any SD card you install and it becomes part of the operating system. That is a bit strange. If the SD card is removed, the phone will crash and become inopperable.

Windows 7 phones are nice if you use remote desktop, sharepoint, CRM or things like that. It integrates with Outlook and you can write Word, Excel and OneNote files. That was nice. Plus it fully integrates with a Windows Live account and will store your files, pictures, notes, etc. in your Windows Live profile. It also fully integrates with Facebook, Messenger, Gmail, Twitter, MySpace and more. The way all that stuff worked was cool in a way but also somewhat cumbersome. I guess it just wasn't my style.

Blackberry Torch:
I tried the Blackberry Torch from AT&T and this is a really nice phone and the OS 6 has drastically improved from the previous OS 5. It provides a fully operational touch screen (including pinch to zoom, etc), it has the trackpad (which I like) and the slide out keyboard (which I really like). A lot of the file functions that did not work with phone on OS 5 now work with OS 6 and the Torch.

Cons:
* the processor is only 624mhz and the Iphone and most Droids now are running 1 ghz processors. This is not a major noticeable difference but nonetheless it is noticable in some applications. I did a test run comparing the Iphone camera to the Torch camera and the picture quality once viewed on a computer was about equal and in more cases than not, the BB Torch pictures were better.

Pros:
* Slide-out Keyboard
* Speed dials (hold down a keyboard key and call)
* Start typing to find a contact, press on button and call
* Real 'send' and 'end' buttons for calling (don't have to wake up the screen, then slide a bar to end a call)
* Trackpad navigates the phone very quickly
* Trackpad turns into a mouse when surfing the internet
* Touch screen capabilities
* Menu button
* A lot of the apps have more features than the same app used on the Iphone or Droid
* OS 6 is drastically improved from other Blackberry phones
* Very good camera with a powerful flash
* Removable battery (I can carry around charged backup batteries)
* Removable micro SD card and expandable up to 32GB
* BB Torch is very sturdy and very appealing to the eye
* Advanced bluetooth capabilities including pairing with your computer to stream calls or music
* No dropped calls (even on the AT&T network!) ...for some reason the Blackberry works much better for phone calls than the other AT&T phones I've tried
* Preview screen shows a preview of messages, calls, calendar, social feeds, etc.
* WIFI works flawlessly
* Search functions. Just start typing and the phone will start searching everything from emails, contacts, music, youtube, apps store, etc.
* Syncronizes with Itunes
* Listening to music is a better experience than even the Iphone! The speaker is better and you can swipe to the next song, etc. I believe you can even listen through your computer speakers via bluetooth

I will quit rambling :) just visit: http://us.blackberry.com/smartphones/blackberrytorch.jsp ---- Reading up and watching the videos about the Torch sold me.--- It's hard to explain everything in a blog but I believe if you try it, set it up and use it for 2-3 weeks you will grow to really like it.

I have now switched back to the Blackberry and intend to stay with Blackberry. I have determined that all these phones are nice in their own respects, some are just toys with some business functions but it really just depends on what the user wants.

Personally, I like the BB's speed of use for all the business functions including... making phone calls, contact entry from the phone, scheduling appointments, texting, sending email and blogging. I have the BB Torch and have also switched to using the BB Enterprise Server with Microsoft Echange and I really like it. Even though this phone does not have the 1gz processor like the others, it is still very quick with very few delays. Especially since I started hosting email through Exchange.

Congress extends homebuyer tax credit and flood insurance

The U.S. Senate passed two bills last evening previously passed by the House. Both bills still need President Obama's signature to become law, but that's expected to happen quickly.

Homebuyer tax credit

The Senate passed HR 5623, which extends the mandatory closing date to qualify for the homebuyer tax credit. The contract deadline does not change - homebuyers must have a contract signed by April 30, 2010 (an exception for active duty military) - but the previous closing deadline of June 30, 2010, has been extended to Sept. 30, 2010. The National Association of Realtors estimates that the approved bill will benefit more than 14,000 deals in Florida.

National Flood Insurance Program

Congress once again reauthorized a short-term extension for the National Flood Insurance Program to Sept. 30, 2010. The bill, HR 5569, makes the program retroactive to May 31, 2010, the date the program went on hiatus.

Here is more good information for those of you who have asked me about Florida's Homestead Exemption For Property Taxes.

Homestead Exemption Section 196.031, F.S.

Every person who has legal or equitable title to real property in the State of Florida and who resides thereon and in good faith makes it his or her permanent home is eligible to receive a homestead exemption of up to $50,000. The first $25,000 applies to all property taxes. The additional $25,000 applies to any assessed value over $50,000 and only to non-school taxes. First time applicants are required to furnish their social security number, and should have available evidence of ownership i.e., deed, contract, etc. If title is held by the husband alone, a wife may file for him, with his consent, and vice versa.

If filing for the first time, be prepared to provide the following information declaring that you were living in the dwelling which is being claimed for homestead exemption on January 1:

A. Property Description (Deed or Tax Bill).
B. If a Mobile Home, provide a copy of the registration(s) or title(s).
C. If in a Recreational Vehicle Park, provide a copy of the registration or title.
D. Florida Driver's License(s). If married, provide the husband's and wife's.
E. Florida Vehicle Tag Registration(s).
F. Columbia County Voter's Registration Card(s), or, a Declaration(s) of Domicile filed with the Columbia County Clerk's office, with the current physical address.
G. If not an American citizen, we must see the Resident Alien card(s).
H. Social Security Card(s) or number(s).

Homestead Exemption Portability

I've had a lot of customers ask about the Florida Homestead Exemption portability. Here is some good information for potential home buyers.

According to: Homestead Exemption Portability Section 196.031, F.S.

Each applicant will have to fill out Form DR-501T, "Transfer of Homestead Assessment Difference," in the office of the property appraiser of the county in which their new home is located. Required information on this form includes the date that the previous homestead was sold or no longer used as a homestead, the address and parcel identification number of the previous homestead, a list of all other owners of the previous homestead, an affirmative statement that none of the previous owners remained in the homestead and continued to receive a homestead exemption, and a sworn statement that he or she received the homestead exemption on the previous parcel. Form DR-501, "Original Application for Ad Valorem Tax Exemption" should also be completed to apply for the homestead exemption on the new homestead.

Be Careful Not To Commit Homestead Fraud!

Homestead fraud occurs when a person who has filed for homestead exemption or is currently receiving homestead exemption is determinded not to be a permanent resident of the county, or who is not in good faith resideing on the property on which he or she filed.

Pursuant to Sections 193.155 (9) and 196.161 of the Florida Statutes , property owners can have a tax lien placed against their property and be back taxed for up to ten years, be required to pay a sizeable penalty (up to 50% of the unpaid taxes for each year), and pay interest at a rate of 15% per year. OUCH!

So be careful! Check with your local county and be sure that you are doing things correctly because this could prove to be very costly if you don't!
