How important are photos on my MLS listing?  Well to me they are of the utmost importance.  Almost daily I speak with or email with clients looking for a home.  Those clients are saving a listing or rejecting the listing due to the photos online.

Memory Depot in South Austin is a Stampers Paradise.   I love this store, while I am not a scrapbooker I do love card making supplies and stamping stuff.  Here there are knowledgeable folks ready to help you with any project.  Classes for beginners or veterans... there is always something to learn.

Are you thinking about Buying a Home?  Using the $8000 Tax Credit the timeline is approaching.
When Time is of the Essence,  we know that is a legalese term that most Realtors® adhere to but do not use much.  What does it mean?  According to a legalese website... I found this as the meaning.
A phrase in a contract that means that performance by one party at or within the period specified in the contract is necessary to enable that party to require performance by the other party.

Vintage Place is a unique part of Circle C Ranch here in Austin Texas, while much of Circle C Ranch is reknown for its large brick and stone facades the homes in Vintage Place are to a throw back era, when Austin was a smaller City.
Vintage Place homes in Circle C Ranch have exteriors of Hardee Plank Siding remininsece of a day gone by of old Downtown Austin.  Drive thru the meandering streets of old Downtown Austin and you will see some of these types of homes on Castle Park Drive and nearby streets.

Today is a great day here in Austin Texas, the sky is blue, the sun is coming up in the east, my family is home from vacation and I have just passed (with this post) the long awaited milestone of 200,000 points here in Active Rain.

Reading the post of my friend in Charlottesville, Charles McDonaldtoday I realized just how many different and various things we do offer the consumer...  as a Realtor® just in our daily driving we learn all the new stuff going on in a community.  Here in Austin there is always something going on... festivals, music, new food experiences, music, ball games, did I say music?

Reading the monthly issue of TEXAS REALTOR® I ran across an article that answered some questions for me, just how much does one save in some of the energy saving ideas we hear so much about.  Some of the answers were surprising to me and others not... SO here we go, according to the Texas Realtor® magazine of July 2009.

Today is going to be just like yesterday, hot, hotter than that line in the June and Johnny Cash song, Hotter than a pepper sprout!...  OK, this is Texas and its July, its suppose to be HOT...  yesterday was the 17th day of record breaking heat here in Austin.  It was officially 105.  Today is suppose to be 105 or wait maybe 106.  The weatherman just sighed when he said that.

Recently there have been many instances of blog posts relating a concern about Buyers not having or understanding Representation.   I myself encountered a nice young couple who declined Buyers Representation and during the previewing tour the Mr of the couple told me he would rather work only with listing agents to save the buyers agent commission.

Everywhere today there are foreclosure properties available.  in some parts of the country there are massive amounts of them, in other parts not so many but still some available ... in all price ranges.
Here in Austin Texas we have our share of foreclosures, from the HUD owned, government sales to the Bank owned REO, meaning Real Estate Owned.

It is a very old saying, Champagne Taste and a Beer Budget, I think I have heard it most of my life, meaning someone wants what their pocketbook and checkbook will not allow.

OK, this is Texas, it is a place known of the hot summers and this year the summer sun is out in full force, at 8:00am yesterday it was over 80 degrees, I had appointments to show homes at 11:00 am til 2:00... if you have lived around these parts you know we are walking down the streets and around the backyards in 95-100 degree heat.
