Just some new Information about the Southwest area of Austin stats from 2/1/2008 to 1/31/2009. This area includes, Circle C, Lewis Mountain, Westcreek, Village at Western Oaks, Legend Oaks, Beckett Village and Davis Place, while these are not all the areas included in the whole Southwest sales it is some geographical areas so a person can figure out which areas are Southwest. I have been comtemplating how to do a HOLIDAY EMAIL CAMPAIGN. Following the months where there is sure to be a holiday in each month. buyers: Are you posting in MLS your Sellers Disclosure attachements? - 01/15/09 06:21 AM
In viewing MLS listings for potential buyers I always look for the attachments, the Sellers Disclosure that is required (with exceptions of course for estates and foreclosures) and often it is not there? My question is WHY NOT? Why would a listing agent neglect this simple step? It would save time and printing for the listing agent, the Sellers Disclosure would be available to all showing agents, and that's a good thing, Right? Some very diligent agents attach that important document, the Sellers Disclosure and the SURVEY. Now that agent is two steps ahead of the game. I applaud you the agent

Why did this listing expire? Today I was idly perusing the MLS ... yes I do do that sometimes, check out whats happening my kinda stuff. And here was a great looking house, good neighborhood with blue ribbon schools, playgrounds, shopping nearby.. all the amenities you could want.. and this listing expired. WHY? My guess is PRICE. Just musing here about some thoughts that were brought to my attention .. which comes first.. Buyers qualifying for a home mortgage and shopping for a home in that price range... or search for a home and hoping they qualify for that one? As an agent I suggest, advise, and urge a buyer to PLEASE PLEASE PLEASE speak to a lender first. Get an idea of what you can afford, what it will take to be a qualified buyer. The following statistics are provided by Alamo Title Company ... so while the overall picture shows our sales are down and listings are up.. much like the rest of our national real estate picture.. it shows we are still buying and selling here in Austin. Recently Forbes magazine named Austin and San Antonio Texas as cities most likely to increase in Real estate value. The number of active listings are up 13.91% over last year. The number of new listings are down this week 28.79% (compared to the same week last year). Pendings and solds are down as well.
