It's time for many to start their home search, if your moveout date is April 2009, we need to start looking for your new home.
I have been posting to my blog updates since last May or so about the Onion Creek Yarrabee Bend floodplain buyout being done.   Phase 2 is here now.  This is a mandatory buyout.  It is being coordinated with the HDR Corp... they are faciliating the homeowners in selling their property and I have understood the HDR Corp also has some Realtors to help in the purchase of another property for the displaced homeowners.

Today I was going to write about planting bulbs for spring color.  But, as one of my favorite groups says, BLOGS HAPPEN, so here I am writing about searching on the internet.
I started out at Google, I mean who doesn't love Google.  You can find anything there in nano seconds and usually in such abundance it would take 5 days and nights to read it all.

To all in the Yarrabee Bend, Onion Creek Floodplain Buyout area... and open letter to all.
 EVERYONE ... this is an Update on the Onion Creek Floodplain Buyout Program ... many of you received a letter recently with some details.  A meeting is scheduled for some neighbors next week for a question and answer program. 
HDR Engineering will spearhead the community meetings for owners and residents.  As previously discussed in other postings, this is NOT a voluntary buyout.  I understand the company is trying to make your transistion as smooth as possible and provide you with Realtors to answer your questions.

buyers agents: The Peak of the Pain - 12/02/08 07:17 AM
This morning on the CBS morning show the discussion was about our current Recession, it was pointed out the past 2 recessions lasted about 16 months each.  With our current situation and the Dow Jones sliding yesterday another 680 points, it was surmised that we are at the Peak of our Pain.  That was the consensus of the guests on the show. 
Then it was stated mid 2009 we (the economy) should be pulling out of this cycle.  That would be great if we could say mid 2009 the housing market would be bounding by June, one can hope that is … (19 comments)

OK all you wise ActiveRain folks, I could really use your honest opinions here... I have been seriously thinking about getting a Senior Real Estate Specialist (SRES) designation.  I have been thinking about this for some time and I wonder if it would be worth the extra cost.  I am never against additional education, but I do tire of repetition of course work.
With the populace of the US growing older these babyboomers need to sell their 2 story larger homes and many are looking to downsize in homes, one story has become the favored around these parts.  So tell me … (10 comments)

This morning I have had some extra time to read more blogs and I ran across this one written by Bill Brannon of Hilton Head South Carolina...To Preview or not to Preview, that is the question  (Members Only) 
This has me thinking about what do we tell sellers?  Is your Realtor upfront and honest with you? Or is said Realtor trying to get you to sign the listing agreement? 
Do you tell your sellers to pack up personal items? Icons and relics and visual displays of ethnicity or religion?  What about too many personal baby pictures?

Yesterday I heard Alan Greenspan who was a champion for so much deregulation say he thought the banks would "self regulate" and "deregulation would be good" ... did he forget the basic animal premises of people.. GREED.
Many years ago I read a book about Corporations that only cared about their bottom line, not about the Rain Forest or the Environment or the Atmosphere... the bottom line,  Cash IS KING.   As I recall it was a novel about a man who made a choice to not climb the corporate ladder anymore, some part of my brain has never forgotten that book although … (3 comments)

I once saw a poster on a Realtor's wall, oh way back about 1975.. it said GO AHEAD TIGER AND DO IT YOURSELF.  the pictures were of a man stalking a new home thru a jungle with pitfalls ahead.  I'm sure that is completely unPC now.. but all these years later I still remember it.
What should a buyer do first?  Ok, I have decided to buy a home. I have saved my money and I've been driving around the neighborhoods where I live .. now I want to own.  Do I call the number on all those signs?

Yes, most of us hate it,  Lead Generation.  Making calls, sending notes, walking the neighborhood, all the old time forever basic Realtor strategy and tactics.  In these hard times where buyers aren't falling out of trees and sellers are getting frustrated with the longlonglong time their home is on the market we need to get back to the basics.

I'm sure I did the right thing, it was difficult but I did it... I have thought about doing it many times, I have been advised to do it by every coach I ever saw, heard a CD from or met in person.
Here is the scenerio..  I received an email requesting a showing of a property on the other side of Austin, 35 miles (I'm sure) away, the prospective wanted a showing this afternoon, between 3-6pm... and they were NOT qualified.

buyers agents: Good News home sales rising but are prices going UP - 08/08/08 07:26 AM
It was GOOD NEWS in the media yesterday, home sales up nationwide, across the states home sales had risen in June 2008 from the previous months. 
 Some spectulative newscasters see this as THE turn around point of the housing slump that has plagued our industry for sometime now.  I thought this was fantastic news.
While its always said one never knows when the bottom has passed until prices rise: perhaps this should be a warning to fence-sitting buyers, prices may be on the rise in the near future.  Interest rates are still good, under 7% so get off that fence and commit … (4 comments)

It seems to be raining all over Active Rain.  Just this morning I was reading blogs and came across Jason Crouch's goodnews blog  ActiveRain has helped me to become a local expert! 3 Interesting contacts I received this week from my "hyperlocal" blogging  and I realized how widespread the RAIN is becoming.

When do you consider TIME IS OF THE ESSENCE?  in a real estate transaction I think its when the buyer gets into my car.  This morning I read a blog that said it loud and clearly.   I feel sorry for the sellers!!!

Today was a day off for me, the first saturday off in a long while... So I went to my grandson Nicks soccer game, he is 11 and plays goalie on his local district recreational league soccer team.
Nick is an excellent goalie.. he has a foot like superman,one who the coach says has natural talent and possiblities..  he can and does kick the ball from his goal area to the opposite end of the field.  Making it tough for the opposing goalie to measure up.
