Are you thinking about Buying a Home?  Using the $8000 Tax Credit the timeline is approaching.
When Time is of the Essence,  we know that is a legalese term that most Realtors® adhere to but do not use much.  What does it mean?  According to a legalese website... I found this as the meaning.
A phrase in a contract that means that performance by one party at or within the period specified in the contract is necessary to enable that party to require performance by the other party.

Reading the monthly issue of TEXAS REALTOR® I ran across an article that answered some questions for me, just how much does one save in some of the energy saving ideas we hear so much about.  Some of the answers were surprising to me and others not... SO here we go, according to the Texas Realtor® magazine of July 2009.
*A homeowner of a 10yr old 2 story, 2000 sq ft single family home could save up to $250 a year by upgrading the original air conditioning system.

Austin Texas is a sprawling city, the overall Austin area includes areas to the east Manor, to the west Dripping Springs, to the South the cities of Buda and Kyle and to the north large growing Round Rock and Pflugerville.  This doesn't even include the outlying areas of the Lakes, like Spicewood, Lago Vista and the outlying areas of Hutto, Elgin and Bastrop.

Here in Texas we have many areas that are rural.  Some near large cities, like Austin Texas or San Antonio.   Just down the road from South Austin is a small town known as Buda then just a few miles further is the City of Kyle. South Austin real estate is a popular place for shopping and great food.
Both Buda and Kyle are growing by leaps and bounds, but still these areas are eligible for the USDA Loan Program that will give a loan of 102%.  Are you a first time home buyer and can qualify for the $8,000 Tax Credit … (4 comments)

In todays home buying there are many terms we Realtors® use in our everyday language that maybe new to first time home buyers.  Here is a brief list of some of those terms that apply when you buy a home in Central Texas.
Of course closing costs will vary with lender charges, Title Company charges and tax prorations, the fees are pretty standard.  Also a variable will apply to different types of loans, such as Veterans, HUD owned, REO (real estate owned by lenders, usually) FHA loans and Conventional Loans.

OK, I know today is a holiday, this weekend is a great holiday weekend.  Time off?  How about looking for that perfect new home?  Realtors® often work holidays and weekends since that is the time that folks who work regular jobs are off.  Call your favorite Realtor® today and make some appointments.

Fireworks is a Grand Tradition to celebrate the Independence of America, July 4th.
This year in and around Austin Texas there will be many fireworks shows and parades, most free to all.   I have read that individual neighborhoods like Shady Hollow and the Villages at Western Oaks are having parades to show their celebration of Freedom. Below are other events, just a partial list of what is happening this weekend.

Just musing today and staring at my keyboard, I was gently reminded by my friend Betina that I have not written a post in a week.  Why?  I don't really have an excuse, reason or can not put my finger on one.  Just haven't had the heart?

Austin is the #1 City to Relocate to a Fresh Start for a variety of reasons says Relocation dot com, a site that helps people determine who, when and if they are ready for a life changing move.  It is a very interesting site and after browsing a few minutes on their site I can see it has value for their readers with tons of information. dripping springs: Summertime and it's Pool Season in Austin - 05/15/09 08:45 AM
Summer comes early here in Central Texas, this week we saw daily temperatures of 90 degrees, thats not the heat index, that is the real time temperature.  So that brings up the issue of cooling off.  Gratefully Cetnral texas has Municipal SWIMMING POOLS.

The March 25, 2009 issue of Forbes Magazine declared Austin Texas as the top #8 Ranking for Best Places for Business and Career.  thank you Forbes.  We who live here know of the excellence we have around us, its nice to be able to share that with all you outsiders.
Low unemployment (4.2% in 2008) Income Growth, Job Growth(3.5%)  and Projected Job Growth(2.3%) were some of the measured catagories.  Along with a median Home Price of $188,300 Austin is definitely a place to be.
