first time home buyers: Texas Bridge Loans for the $8000 Tax Credit - 08/19/09 08:02 AM
Texas Bridge Loans for the $8000 Tax Credit still exists.  The State of Texas has funded a pool of $5 Million dollars to be used by eligible FIRST TIME HOME BUYERS who qualify for the $8000 Tax Credit to be able to use up to $7,000 for a down payment.
This is great news for those just shy of enough to make the down payment and closing costs.  The bridge loan will be in the form of a 2nd lien, and repayable in 90 days.  That way the First Time HOme Buyer has time to file and receive the eligible funds … (2 comments)

Are you thinking about Buying a Home?  Using the $8000 Tax Credit the timeline is approaching.
When Time is of the Essence,  we know that is a legalese term that most Realtors® adhere to but do not use much.  What does it mean?  According to a legalese website... I found this as the meaning.
A phrase in a contract that means that performance by one party at or within the period specified in the contract is necessary to enable that party to require performance by the other party.
Failure to act within the time required constitutes a breach of the contract. … (12 comments)

first time home buyers: Calling all FIRST TIME HOME BUYERS... - 02/15/09 07:17 AM
Who IS the First Time HomeBuyer..
...  listening to the TV news channel, this morning I was listening to the  morning show, and I realize not everyone knows what that means..  THE FIRST TIME HOMEBUYER.
I heard a newscaster speaking and he didn't know, because he stated the new $8,000 Tax Credit was only for people who were buying their FIRST EVER HOME.   That is not exactly right.
A first time homebuyer is...  anyone who hasn't owned a home in the past 3 years.
Now that is a whole different ball game than one who has NEVER owned a home.

first time home buyers: Today I was going to write about planting tulips... - 01/08/09 07:33 AM
Today I was going to write about planting bulbs for spring color.  But, as one of my favorite groups says, BLOGS HAPPEN, so here I am writing about searching on the internet.
I started out at Google, I mean who doesn't love Google.  You can find anything there in nano seconds and usually in such abundance it would take 5 days and nights to read it all.
I searched for.  Planting flower bulbs in Texas.  Now thats pretty specific I think.  It did yield results, the one I thoght I wanted was TULIP WORLD.  I want to plant tulips, they are … (18 comments)

first time home buyers: Every Deal has its Drama - 09/24/08 10:46 PM
Drama, is what happens in life that can make it interesting, thrilling, frustrating, overwhelming and outright maddening I've been finding that every deal has its drama.. .and its not all bad.  When it is I lose sleep, I overeat (others worry and forget to eat) I worry and fret and then worry some more.  I suppose most of us do.
The last week of a transaction can be accompanied by a multitude of phone calls.... to the listing agent, to the banker, to the inspector to the buyer's and to the closer.  It's a round-robin of phone calls.  Did you get … (10 comments)

Also, most first time buyers need money for CLOSING.. not … (1 comments)
