south austin: First Thursdays on South Congress - Austin Texas - 03/21/10 11:28 AM
There is always so much to do in Austin. If you are ever headed toward boredom in this city, there is something seriously wrong with you. There is no excuse. We have buses that are free, bike lanes specifically for your riding pleasure, walking and running trails, cabs, trains, automobiles and even a “bike rickshaw”, that’s right, you can hitch a ride on the back of a bicycle pulling a little cab, for lack of a better term, that will hold up to 4 people. What better way to tour Austin than being pulled on the back of a bike, hair

south austin: How important are photos on the MLS listing? - 09/01/09 08:24 AM
How important are photos on my MLS listing? Well to me they are of the utmost importance. Almost daily I speak with or email with clients looking for a home. Those clients are saving a listing or rejecting the listing due to the photos online. I recall when we used to preview more homes, most agents still preview many homes in a month but in an area as large as Austin Texas, we can not view each one. When we have previewed a home the agent can tell a client, well, I saw that home and the photos online are not

south austin: So you want to be an expert - 08/18/09 06:10 PM
So you want to be an expert, some folks say that if you call yourself an expert you are one. Some folks say it's an earned title. A learned one. There are neighborhood specialist, specialist in the medical field, and literature and many more than I have not enough words to write about. I have always shied away from calling myself a "neighborhood specialist" because it was stated by a past Chairman of our local board that designation will put you higher in accountability than any other Realtor® working in the area. You have decreed you are a specialist, you have more knowledge

south austin: Movie Review for ICE AGE 3, Land of the Dinosaurs - 08/07/09 10:59 AM
Movie Review for ICE AGE 3, Land of the Dinosaurs This week I had a great opportunity to take 2 of my grandsons to the movies and out for a fun day. Others may want to follow suit since its really too hot to do anything outdoors in our 103 degree heat, this year Austin Texas is having record breaking heat waves. The South Park Cinema is very cool inside and comfy. First we went to Taco Bell for a hold over snack $6.00 we were saving our real appetite for the popcorn at the movies. Then we stood in

south austin: Memory Depot in South Austin is a Stampers Paradise - 08/06/09 09:46 AM
Memory Depot in South Austin is a Stampers Paradise. I love this store, while I am not a scrapbooker I do love card making supplies and stamping stuff. Here there are knowledgeable folks ready to help you with any project. Classes for beginners or veterans... there is always something to learn. I first stumbled into Memory Depot when waiting for a friend outside of Neiman's Last Call, it is just next door tucked into the stripmall. Once I went into the store, I was greeted by the friendly staff and they offered to assist me. I declined and said I am

south austin: Felicia's Scrapbooks in Southwest Austin is a very cool store - 07/30/09 08:27 PM
Felicia's Scrapbooks in Southwest Austin is a very cool store, and not just because it has great air conditioning in our record breaking heat wave here in Texas this year.Felicia's Scrapbook store has been around awhile. I have watched it grow and expand until I thought it was going to burst out of the walls. Felicia's Scrapbooks Southwest Austin is in the HEB Shopping Center at the Y in Oak Hill. Now, all you Austinites know that the "Y" means where Hwy 71 and Hwy 290 W. divide.. so go toward the HWY 71 at the Y and the Shopping Center is

south austin: The Queen Bee gets the Glory and the Drones do the work - 07/20/09 11:41 AM
Long ago I learned that in the cycle of making honey the Queen Bee gets all the Glory and the Drones do all the work. Flying in and out of hives and bringing the pollen nectars to the Queen, then back to the flowers and shrubs and warding off other insects and birds and man made threats the drones keep on working, working, working. The sum total is the delicious sweetness that many crave, Honey. So what does this have to do with Real Estate? I have been reading lately blog posts about .. IF you aren't Number ONE you are

south austin: Helping Buyers - 07/19/09 05:52 PM
This is a great post of Charlies and I want to share it because it illustrates so well the savings a buyer can make when using a knowledgeable Realtor® whether living in the Mountains of Georgia or the Hills of South Austin Texas. Via Charlie Ragonesi 706- 579-1098 (All Mountain Realty): A Realtor saves you money. If you are buying a home and working with the listing agent you may not know to ask 1 When was this home listed? People always ask because if they think the home was on the market for a long time they can get a

south austin: Austin overall stats for June 2009 and compared to June 2008 - 07/15/09 12:45 PM
The statistics are out of June 2009 and when compared to June 2008 we are down a small amount. Consider first that June 2008 the real estate market in Austin was still thriving and not peaked. The Austin Market had not felt the downturn many other areas of the Nation has been dealing with. Eventually our market slowed overall due to the National Economy and the overall Housing Market. These numbers are from Gracy Title who had them provide to them by the Austin Board Of Realtors. If you are looking to sell your home or to purchase a

south austin: Energy Saving Tips - 07/15/09 07:47 AM
Reading the monthly issue of TEXAS REALTOR® I ran across an article that answered some questions for me, just how much does one save in some of the energy saving ideas we hear so much about. SO here we go, according to the Texas Realtor® magazine of July 2009. *A homeowner of a 10yr old 2 story, 2000 sq ft single family home could save up to $250 a year by upgrading the original air conditioning system. *The annual water bill could be reduced by $50 a year by changing

south austin: In this Heat - 07/10/09 08:21 AM
Today is going to be just like yesterday, hot, hotter than that line in the June and Johnny Cash song, Hotter than a pepper sprout!... OK, this is Texas and its July, its suppose to be HOT... yesterday was the 17th day of record breaking heat here in Austin. It was officially 105. Today is suppose to be 105 or wait maybe 106. The weatherman just sighed when he said that. I hate to complain, but, I know the but negates the meaning of the previous words, so maybe I do like to complain about the heat. At any rate, yesterday

This morning while reading and commenting it happened again. A comment I was making turned into a blog post. I have found this happens sometimes and I just go with it. The comment becomes multiple paragraphs of my thoughts and hence a posting... thats what my blog is about anyway, my thoughts and I welcome your comments and different perspectives. Reading the post by William Feela, Would You Hire Yourself? My clients rehire me with each referral. I have little patience for uncaring and sloppy work, at the same time I understand simple mistakes, the matter becomes what did one do after
