Best Practice: Dominate a (Very Tiny) Market! - 09/27/11 02:01 PM
Best Practice: Dominate a (Very Tiny) Market!
One of the biggest mistake agents make is to take on listings and buyer clients from a wide geographic area. It’s tempting because in working our SOI, we know people from many areas, and it’s hard to say no to business. However, a laser-like focus on one neighborhood or community can create efficiencies in terms of marketing, expenses, and allow you to dominate the market.
My niche is a one square mile area of land – that’s right. That’s not a typo!I can walk to all my listings.I spend very little on gas.I see my face on … (28 comments)

Black Rock Library: Are American Voters Being Misled by the Media on Purpose? - 09/23/11 06:46 PM
Tuesday, September 27th6:30 PMBlack Rock Branch
ARE AMERICAN VOTERS  BEING MISLED BY THE MEDIA ON PURPOSE? Author Steve Miller says this is the case. “Concrete proof is contained in a revealing book by New York Times (NYT) reporter Philip Shenon who wrote THE COMMISSION. Shenon did not intend to divulge his own effort to mislead his audience. The two most important facts Shenon revealed in his book were sensational but were never published in the NYT for all Americans. Dealing with reality is the goal for this engagement. American problems are not being caused by bad luck and solutions will never … (2 comments)

Best Practice: How to Send 50 E-mails a Year Without Becoming a Pest! - 09/19/11 02:09 PM
How many times can e-mail or call a prospective or former client before they feel you are a pest? Best Practice: Create a Social Media Strategy - 09/18/11 09:26 AM

How do you decide who to friend, link with, or accept a relationship with in social media? Do you have a social media strategy? I'll share mine with you and feel free to share yours as well. I shared a version of this earlier this year on AR.   I started with social media by creating a community blog (a blog external to AR) to interact with my community and to obtain subscribers for my Constant Contact e-mails on the community, real estate, and my non-profit environmental organization (all volunteer).   ActiveRain came next and I use that primarily as … (12 comments)

I'm always on the lookout for great iPhone apps and this sounds like one.  I've used my iPhone to take photos of documents and send them, but can you imagine the time and cost savings just in scanning land records?  At $6 this app is expensive, but sounds like it is worth it.

MORTGAGE INTEREST RATES DOWN FOR THE WEEK ENDING SEPTEMBER 2, 2011. WHAT DOES THAT MEAN TO HOME BUYERS? A MARKET REPORT - 09/11/11 11:24 PM
It's so important that our buyers understand that historically low interest rates are not likely to last.  Deflationary periods are few and far between.  Inflation will rear its ugly head again, so the time to lock in a mortage is now!  If you can afford a 15 year mortgage, make a plan to own your home in a decade and a half, giving you more time to save for retirement, which is becoming more crucial with government uncertainty over funding Social Security in the long run.

Dinner at the Artisan Restaurant in Southport CT - Tavern & Garden - 09/06/11 08:33 AM
Celebrating the end of summer. It was the end of a long holiday weekend, the Labor Day weekend, but I had to work all day and at the end, I just wanted to celebrate the end of summer with my husband in a special way.
All our favorite haunts were closed.  Most of the area restaurants were closed due to a combination of the holiday and falling on a Monday, so what to do?  I figured a hotel would have to be open on holidays and Mondays, so we decided to check out the rather pricey, but fabulous Artisan Restaurant at the Delamar Hotel in … (10 comments)

The Facts are in the Stats... - 09/04/11 10:46 AM
Take a look at your statistics by going to your Home page and clicking on Statistics.  to me Views mean nothing.  It just means it shows up on someone's screen.  If they don't read your post, it doesn't matter.
Clicks mean something because they took the time to go past the teaser and probably read your post.  Most consumers don't comment and I don't even allow non-members to comment on my posts because of problems with spam, so comments aren't the best indicator.

Clean Up at Seabright Beach on Monday - 09/04/11 09:42 AM

Please join us in a neighborhood beach clean up Labor Day, Monday September 5th, 7:00am to 9:00am.  Bring rakes, gloves, garbage bags, and leaf bags.  If you are unable to attend you can still help by lending tools and donating garbage bags.  It would also be helpful to remove the kayaks so please tell your friends to move their kayaks to give the sea grass a chance to reestablish.  The thirty plus kayaks that have been kept at the beach killed the first twenty plus feet of tidal flooding protective sea grass.  Thank you and spread the word

Relaxing Evening at the Fayerweather Yacht Club - 09/03/11 10:51 AM

After a very busy and difficult week due to tropical storm Irene, power outages, and complicated real estate transactions, it was time for relaxation with my friends. The Fayerweather Yacht Club did not suffer any damage during the storm and it was a beautiful day, so cocktails on the deck with shrimp cocktail and a lobster roll sounded idyllic and it was! We had so much fun that we moved indoors as the evening began to chill (where did autumn come from)?     The Black Rock Yacht Club is closed due to damage from the storm, but members have … (5 comments)

Power Outages for UI Customers - 09/02/11 08:45 AM

The number of United Illuminating customers without power in Bridgeport is down to 4% (2,278 customers).  The majority of Easton is still without power probably because of downed trees on power lines.  Easton is also less densely settled and the power companies said that they would restore service in a certain order of priority that resulted in more dense areas, such as a urban area like Bridgeport getting power prior to a suburban/rural area like Easton.
