Westport Connecticut Real Estate Market Trends - April 2012 - 05/30/12 08:01 PM
WESTPORT Market Trends April 2012 Westport is is the only town to show increases in Average List Price and Sales Price for the past six months. However, it would take 13.6 months to sell off all the inventory in Westport (the 12 month rate is used), so it is still a strong Buyer’s Market in Westport. (A balanced market is 6 months of inventory and less than 6 months is a Seller’s Market.) The Average Homes Sold Per Month figure shows fewer homes are selling and spending more Days on Market before selling, so we have mixed

Weston Connecticut Real Estate Market Trends - April 2012 - 05/30/12 07:50 PM
WESTON Market Trends April 2012 Weston is still in a Buyer’s Market. Weston has over 24 months of inventory (the 12 month figure is used for the absorption analysis), which is one of the very highest in Fairfield County. Six months of inventory is a balanced market, favoring neither Seller nor Buyer. Less than six months is a Seller’s market. There are increases in favor of the Seller in nearly all market indicators for the past three months. This is the sign of a strengthening market and is a positive trend.

Trumbull Connecticut Real Estate Market Trends - April 2012 - 05/30/12 07:35 PM
TRUMBULL Market Trends April 2012 Trumbull is still in a Buyer’s Market (as shown by the market indicator trends in orange), but there are hopeful signs of an improving market as shown in green. Average Sales Price has risen over the past three months and the Sales to List Price ratio has risen to 97%. Trumbull has over 10 months of inventory (the 12 month figure is used for the absorption analysis). Six months of inventory is a balanced market, favoring neither Seller nor Buyer. Less than six months is a Seller’s market. Compared to other Fairfield County towns,

Stratford Connecticut Real Estate Market Trends - April 2012 - 05/30/12 07:26 PM
STRATFORD Market Trends April 2012 Stratford is still in a Buyer’s Market (as shown by the market indicator trends in orange). Stratford has over 9 months of inventory (the 12 month figure is used for the absorption analysis), which is actually among the lowest in Fairfield County. Six months of inventory is a balanced market, favoring neither Seller nor Buyer. Less than six months is a Seller’s market. Many towns in Fairfield County have a year’s worth of inventory or more. The Average List and Sales prices are still declining, but this may be more reflective of

Shelton Connecticut Real Estate Market Trends - April 2012 - 05/30/12 07:18 PM
SHELTON Market Trends April 2012 Shelton is still in a Buyer’s Market (as shown by the market trend indicators in orange), but there are slight signs of an improving market as shown in green – slightly more homes are selling and they are spending slightly fewer days on market. Shelton has over 11 months of inventory (the 12 month figure is used for the absorption analysis), but that is not out of line with the majority of Fairfield County towns. The Average List to Sales Price is good and holding steady at 95%.

Norwalk Connecticut Real Estate Market Trends - April 2012 - 05/30/12 07:08 PM
NORWALK Market Trends April 2012 Norwalk remains in a Buyer’s Market with 14.7 months of inventory (the 12 month figure is used to calculate absorption). The Norwalk market is showing slight signs of strengthening in terms of more homes sold (although the trend is negative compared to the 12 months figure), a slightly lower Months Supply on Market (again still higher than the 12 months figure), and an uptick in prices (almost in line with the 12 months figure). Average Days on Market is increasing and the Average List to Sales Price is very low at 91%.

New Canaan Connecticut Real Estate Trends Market Report - April 2012 - 05/30/12 06:51 PM
NEW CANAAN Market Trends April 2012 New Canaan is a Buyer’s Market. There is currently more than 18 months of inventory (using the 12 month rate) and the trend over the past six and three months is in the direction of a strong Buyer’s Market with fewer sales, more inventory, and decreasing prices. The decreasing Days on Market is a good sign as is the small tick up in Average List to Sales Price. Sales are slow at the high end of the market in Fairfield County and New Canaan has the highest

Monroe Connecticut Real Estate Trends Market Report - April 2012 - 05/30/12 06:24 PM
MONROE Market Trends April 2012 Monroe is still a strong Buyer’s Market, but the trend analysis above several positive indicators in the past three months including more Homes Sold Per Month, fewer Months Supply on Market, and a higher List to Sales Price ratio. The decreasing Sales Price and longer Days on Market suggests that the Buyer’s Market has gotten stronger over the past year and this trend continues. The Months Supply on Market is in line with many other Fairfield County towns.

Fairfield Connecticut Real Estate Market Trends Report - April 2012 - 05/29/12 07:07 PM
FAIRFIELD Market Trends April 2012 It is still a strong Buyer’s Market in Fairfield. (A balanced market is 6 months of inventory and less than 6 months is a Seller’s Market.) Very few towns in Fairfield County have shown price increases in the past 3 months, so four market trend indicators in green means that Fairfield has one of the stronger real estate markets in the county.

Easton Connecticut Real Estate Market Trends Report - April 2012 - 05/29/12 06:54 PM
EASTON Market Trends April 2012 While Easton is still clearly in a Buyer’s Market, the Average Number of Homes Sold per Month for single family homes has increased to 5.3 homes. Months’ Supply on Market has fallen over the past three months. These are positive signs for a recovering market Unfortunately, both Average List Prices and Average Sales Prices have declined over the past year. It would take 21.2 months to sell off all the inventory on the market at the annual rate, which is one of the highest rates in Fairfield County among

Darien Connecticut Real Estate Market Trends Report - April 2012 - 05/29/12 06:31 PM
DARIEN Market Trends April 2012 We are still clearly in a Buyer’s Market, but there is good news. The Average Number of Homes Sold per Month for single family homes is increasing. Unfortunately, Months’ Supply on Market is rising as fewer homes sell, and both Average List Prices and Average Sales Prices have declined over the past year. It would take 13.4 months to sell off all the inventory on the market (12 months rate is used for absorption analysis). The high end markets in Fairfield County are still experiencing a strong Buyers Market. Homes at the

Congratulations to the following Black Rock winners in Best of Fairfield County Weekly 2012 poll. We really do have the best of the best in Black Rock, all within walking distance of the new Fairfield Metro train station. Hard to believe this small area of approximately one square mile has so many winners. Remember this is the best of FAIRFIELD COUNTY, an area that encompasses 625 square miles according to the U.S. Census Bureau, so we should have had only one winner out of the 576 winners in the poll based on our size, however, Black Rock had 29 winners. New Market Realities for Luxury Homes in Black Rock, CT - 05/22/12 06:24 PM
NEW MARKET REALITIES FOR LUXURY HOMES The main player who dominated luxury listings in Black Rock in the past has been outpaced by a more technologically savvy firm. Until 2005, there was one main player in the $1 million plus Black Rock real estate market and it wasn't Raveis. Starting in 2005 to the present, the luxury market has been dominated less by personal networking and more by Internet savvy. At a very local level this can been seen by the tremendous increase in market share by Raveis, known for its state-of-the-art technology especially in

Kodak V705 - Still the Best Real Estate Camera in 2012? - 05/15/12 08:44 PM
My Kodak Dual Lens V570 died yesterday. I got the dreaded Kodak #45 error, which means there is a lens problem. I learned about the Kodak V570 from Jeff Turner on ActiveRain in 2007 and bought it right away for its ultra-wide angle 23mm lens. It has created some great photos for me over the years that look professional, but are easy to take. Like these below: I tried to find a budget-friendly cameral with an ultra-wide lens. Surely technology has improved and gotten cheaper over

Escape from Manhattan to Black Rock - Waterfront Community One Hour Away - 05/05/12 10:32 AM
Over the past two decades, Black Rock has been attracting artists, academics, young professionals, and Manhattan city dwellers who yearn to live in a waterfront community on Long Island Sound, but don’t want a suburban environment. This Fairfield County community has been the focus of two articles by the New York Times over the past few years, “Living in Black Rock, Connecticut: A Community with Spirit and an Edge” (August 8, 2004) and “If You’re Thinking of Living In St. Mary’s-by-the-Sea, Connecticut: At Peninsula’s End, a Waterside Enclave” (June 9, 2002). It is a community of creative people with passionate and

RPR doesn't mean... Really Primo Realtor (but it could)! - 05/03/12 05:13 PM
I know this post is featured, but I'm reblogging in case you missed it as this is an important tool and it's FREE to REALTORS. I read about this a while back when it was in the planning stages at NAR and thought it was a great idea. The system is designed to include tax assessment and public record information, notice of default, REO, foreclosure and pre-foreclosure data, MLS/CIE-provided information, zoning, liens, permits, school districts, flood plain maps, demographics and more. I imagine they are still populating the databases and some areas have more info and other areas less. I haven't
