Gainesville Apartments Near UF Now Leasing for Fall 2010

Wish you were living in one of the Gainesville Apartments near UF? Hate the long bus ride to campus? Your roommates weren’t as perfect a match as they could have been? As we near the end of the Fall 2009 semester, now is time to start considering housing arrangements for the Fall 2010 school year. This is especially crucial if you are looking to live in an apartment within walking distance of UF campus.

Apartments walking distance to UF are considered to be located within 3 blocks of UF's eastern or northern edges (ie: off of University Avenue or 13th Street). Keep in mind that UF doesn't have many (if any) lecture halls located on its southern or western edges, and the UF campus is spread out over several miles. Typically, these apartments start their leasing cycle and fill their leases earlier in the year (November-January) then most apartment complexes (February-May) because they are in higher demand and only a limited number of properties.

The apartments within the walking distance are majority historic buildings, but a handful of new luxury apartments have been developed within the past six years. Apartments like Stratford Court, Ashton Lane, and Royal Palms offer amenities like gourmet kitchens with granite countertops, master bedroom suites, and oversized balconies with porch swings. With such high demand for the luxury apartments near UF, a seventh luxury building, Estates at Sorority Row, is under construction and will be ready for Fall 2010 move-in.

Popular choices include:

Arbor Lofts - 1 bedroom loft apartments, walking distance to the Ben Hill Griffin football stadium

Camden Court - the closest luxury apartments to the UF entrance on 13th Street

1103 Apartments – studios and 2 bedrooms apartments, ideal location between UF and downtown hotspots

Estates at Sorority Row – newest apartments near campus, adjacent to Sorority Row

Royale Palms - spacious luxury apartments behind Norman Hall and walking distance to Turlington Plaza

The Courtyards - the closest all-inclusive apartments to UF classes in Gainesville

UF Dorms and other Gainesville, FL Housing Options for Incoming Freshman

Living in UF Dorms

Before even contemplating what their class schedule will look like, incoming University of Florida freshman need to determine their housing arrangements for the Fall semester. Applying to live in the UF Dorms is a long and arduous process starting as early as one month after an application is initially submitted.

UF Dorm Application Process

Once an admissions application is submitted, students can begin applying for UF dorms. The key to living in one of your top choice residence halls or with the roommate of your choice is to submit your housing application as early as possible. Prospective students are assigned a priority number based upon when they submitted their housing application and this is the order used when they assign housing late in the Spring semester. If you’ve made the decision to live with a friend in the dorms, you will be assigned the later of your two priority dates.

About the Dorms

The most popular dorms for incoming freshman are Broward Hall, Rawlings Hall, and Jennings Hall which are traditional double rooms, and Beaty Towers which is apartment style rooms. These four dorms are located in East Campus which is more central to classroom buildings; Sorority Row; basketball, tennis, and volleyball courts, skate park, and roller hockey rink; and nightlife. However, the majority of dorms are located in West Campus which requires a longer walk or even a bus ride to your classes. Popular West Campus dorms such as Springs, Hume Hall, and Lakeside offer students a larger living area and a wider variety of floor plans to choose from. Many of the residence halls in West Campus are located nearby the stadiums for the football, basketball, track and field, swimming and diving, and tennis teams.

Come the beginning of Summer when housing is assigned, most new students who were not proactive in getting an early priority date are disappointed to learn that they are not assigned to the dorm they wanted, will be living across campus from their friends, are incompatible with their random roommate, or in a dorm without air conditioning. The number of students applying for on campus housing exceeds the spaces available and that leaves several students without anywhere to live with only weeks before the beginning of the semester.

Private Dorm Alternatives for Freshman

What countless students and parents don’t know is that Gainesville also offers private dorms just steps from UF’s East Campus Area. Windsor Hall and Ivy House are two luxury dorm options for students to consider. Both properties offer guaranteed placement into the room style you sign up for, rooms 60% larger than UF dorm, professional roommate matching, upscale bathrooms, and pool access. Windsor Hall located just steps from Norman Hall and Ivy House located on Sorority Row are priced lower and often closer to most UF classroom buildings than on-campus dorms!

Gainesville Apartments Closer & Cheaper Than Many Dorms

Many incoming UF students, both freshmen and transfers alike, list proximity to classes as one of their primary reasons for choosing to live on campus their first year. It is an all too common assumption that students are led to believe based on their limited knowledge of other college campuses and the cities that surround them. What students (and parents) don’t know is that Gainesville is particularly unique in the way its off campus housing market has been developed. Since the University of Florida has very limited space to expand on, campus planners made the decision early on to develop more classes and spend less on campus provided housing (i.e. traditional dorms, family housing, etc.) and parking. This has led to an incredible demand for an “off campus” housing market, which is extremely competitive. While many apartments can be quite a distance from the main campus, there are numerous apartments located right across the street from the university. These truly magnificent and Unforgettable Gainesville Apartments are a fantastic choice for those students who are looking to live near campus and at the same time have the modern amenities they want. In fact, by living off campus a typical student is more likely to be able to live closer to their classes, be furnished with luxury amenities, and save on common expenses by splitting living costs with roommates. It’s definitely something to consider!
