New NOISY Neighbors !!

My neighborhood is great. All of the homes in my area have 5 acre lots. It's a great neighborhood, and I have some great neighbors. But we have a NEW ONE....

There is a beautiful vacant lot across the street & one parcel up. The current owners live in Miami, and they have spent a good amount of money to fence it with high quality horse fencing, a nice gate, and put in a well.

They will eventually build a home. Someone comes to mow their property several times a year and it looks beautiful.

But for now..... there are some NEW tenants on that property.

A couple of weeks ago, while working in my home-office - I keep hearing this strange noise.

What was that noise?

I finally went outside to see what was making all that noise - I just laughed and went to visit them.

This city girl has never really known how loud a COW'S "moo" really is !!

Downtown Festival & Art Show in Gainesville - This Weekend!

It looks like we will have fabulous weather for a fun-filled weekend in beautiful Gainesville Florida! Saturday and Sunday brings us the 28th Annual Downtown Festival & Art Show.

This is Gainesville's PREMIER FALL EVENT!

The event is presented by the City of Gainesville Department of Parks, Recreation, and Cultural Affairs. It is also one of the nation's premier outdoor fine arts festivals.

Things will get started at 10am on Saturday morning, November 14th through Sunday at 5pm. So, get this into your weekend plans. Last year's attendance set an historic record of 100,000 attendees. The excellent weather forecast will make it a great family event.

There will be over 250 of the nation's most talented artists in original oils, acrylics, watercolor, jewelry, sculptures, unique pottery, ceramics and photography. The artists will be competing prize money too.

There will be plenty of "hands-on" activities for the kids at the Imagination Station!

The festival will have plenty of LIVE music on 3 stages.

Did You Get Your Tax Bill for Alachua County?

Sitting in my wonderful mailbox on Saturday Nov, 7th - was my real estate tax notice. All of the tax bills & notices for property owners in Alachua County Florida were mailed last week.

If your real estate taxes are ESCROWED with your mortgage holder, you will still get a mailing about your taxes and down at the bottom you will see "DO NOT PAY". This is your tax notice. The original bill was sent to your LENDER for payment by November 30th, 2009. This will give you the full 4% discount.

IF your taxes are being escrowed and you have NOT received the notice in the mail this week, make sure to call the Alachua County Tax Collector office to make sure that your TAX BILL was sent to the proper place. THEN - call your lender immediately, and make arrangements to get your tax bill to them via email, fax, or snail mail.

If you received a real estate tax bill for property you NO LONGER OWN - please forward it to the new owner OR return it to the tax collectors office. The new owner will need that tax bill soon, to take advantage of the discount periods.

*** All of the ALACHUA COUNTY Tax Bills are ONLINE and you can get copies at http://www.actcfl.org

If this is your first tax bill or notice - double check the LEGAL DESCRIPTION too. Any error you find, please notify the county as soon as possible.

Homebuyer Tax Credit Changes - November 2009

Here is the latest news regarding the HOMEBUYER TAX CREDIT CHANGES on November 5, 2009. The National Association of Realtors has provided this table showing the changes. This has passed the Senate and the House and NAR assumes the President will sign the bill within the next few days. UPDATED...as of 3pm on November 6, 2009 - The President "has" signed this bill.

The chart shows the "EXPANDED" features of the bill, that now includes current or previous homeowners. It will now provide credit to those buyers who want to "move up" or "downsize".

It's a great time to buy real estate in Gainesville, Florida!

A Family Fun Saturday in Gainesville Florida

Today is October 31, 2009 and it will be a great weekend. So here is what our family plans to do this weekend, so make these events part of your Family Fun Weekend in Gainesville!

Before we get to Trick or Treating tonight, we have the FLORIDA VS GEORGIA football game. A Classic rivalry college game with great fans and family fun in Jacksonville.

Some people have gone over to the game in Jacksonville, while others are having "get togethers" at their homes - kickoff is at 3:30pm this afternoon. The weather will be good for a great BBQ !

Halloween Night brings the little trick or treaters!!

A Great Success - Our 8th Annual Art Auction for CMN & Shands Kids

Our biggest fundraiser of the year was held last night and it was great fun. RE/MAX Professionals Inc. makes this our premier event called " Art Through the Eyes of A Child". This years theme was "Under the Big Top".

All the kids at Shands Hospital create wonderful peices of artwork, pottery, scupltures & more. These kids put their heart and soul into this artwork. Each piece has a story of the child that did the artwork. All of these pieces are displayed at become part of our SILENT AUCTION and LIVE AUCTION once a year.

There are so many volunteers that make this happen, not to mention all the hardwork. Our local celebrity Auctioneers were Storm Roberts, host of 98.5 KTK Radio Show, Ilene Silverman, of the Ilene Silverman Show, and Amanda Butler, Head Coach UF Gator Women's Basketball.

With wonderful music, a delicious meal provided by our fantastic Carrabba's Italian Grill, and beautiful setting at the UF Orthopaedics and Sports Medicine Institute all became a great evening to raise money for the local kids here at SHANDS HOSPITAL and Childrens Miracle Network.

All of us at RE/MAX Professionals are very happy to be a part of this event every year, and we are already planning for next year. !!

Survey Stakes - A Blatant Promo for My Husband's Business

Yes, my blog is for my "real estate business"here in beautiful Gainesville, Florida - but I like to write posts about my business partners. Many of my clients own their own businesses too, and I will be starting to write blog posts for them for LOCALISM for our area.

So why not write a blog post about my HUSBAND'S business.

I'd like to introduce you to my wonderful husband, and his company PRIME STAKES, INC. (For all my ActiveRain friends, we get to call this blatant, shameless promotion......)

As Realtors we all know that any client getting a mortgage, MUST get a survey......

That professional surveyor will get it done for us. Have you hugged your surveyors lately? And other than their expensive instruments, equipment, software, and normal overhead expenses for "their" surveying business - they use those little pieces of wood called Survey Stakes.

My husband's business manufactures those survey stakes, survey lath, grade stakes, and more. One might say he owns a saw mill, but that's not quite true as his only product is used by surveyors, road builders, civil engineering firms that plan and develop subdivisions, airports, or golf courses. Unique Halloween Decoration in Gainesville

While driving out Millhopper Road yesterday, I saw the most unique Halloween decoration in someone's yard.....and I didn't have my camera with me. So, today I made sure I had my camera. I thought it rated a photo to share.

I don't know the owners that live in this home, but it sure get's "two thumbs up" for creativity !!

What a creative way to paint and decorate a roll of hay !! So take a drive out Millhopper Road and this home is on the south side before you get to CR 241. They deserve a decoration AWARD !

Don't Let A Buyer's Day of Closing Be A Nightmare

Bear with me here on this story. There is a moral to this story (for me) and thought I would share it with you. On Tuesday of this week, one of my clients had a closing at 10:00 am. She was a very excited "first time buyer". Let's call her Sandra (name is changed for privacy).

Sandra came to me as a very prepared first time buyer. She had done her homework. She was already pre-qualified and knew her comfort price range. We discussed her "WISH LIST" and started looking at homes. Within 2 weeks, we found THE ONE!

She got under-contract - a Great Home, Great Location, Good Condition and Great Price.

The inspection went well, a few repairs....no problems....

Appraisal brought about a price adjustment, but that hurdle got fixed and all was well.

I reminded her to get the utilities changed to her name prior to closing. The utility company here will get all your info and have you "IN" their system so that when the seller orders a disconnect - they actually do a final meter reading rather than a disconnect.

On the morning of the closing, we do a walk-though before going to the closing.

Hmmm...???? the utilities are off.

At closing, the seller says he moved out early and had the utilities off earlier than the buyer expected. The closing was done and all papers signed. Sandra was proud of herself and very happy. That day was the first day she FINALLY owned a home.

Now the nightmare.....

Unknown to me.....Sandra waits at the home for hours...waiting for Mr. Utility Man to come turn the Water, Electricity, and Natural Gas back on.

Problem #1 - When Mr. Utility Man turns on the water at the meter box - a geyser erupts in the front yard. Mr. Utility Man informs Sandra that the pipe problem is on the home-side of the meter in the front yard and NOT his problem. He tells her to call a plumber - and turns the water back off.

Problem #2 - The natural gas is turned on and Mr. Utility Man goes to light the pilot at the water heater. It has a nice thermal blanket on it. He opens the blanket and tries to light it and POOF...the blanket is on fire resulting in melted plastic dial. Mr. Utility Man "red tags" the water heater and tells Sandra it must be REPLACED prior to getting the gas back on.

My phone rings at 4:00 pm that afternoon, and it's Sandra, crying ..... I can visualize her standing in her driveway on her cell phone and she's crying, and she says "How can this be?" "What should I do?" "Who will pay for this?"

I immediately shifted into rescue mode and told her I was on my way. Luckily, I got a hold of my Handyman (thanks Jacques) and made arrangements for the plumber (thanks Kevin & crew).

Within 24 hours all was repaired. I was determined to fix this nightmare and I was NOT going to let my client have a BAD memory of that special day. Yep, it cost me some $$$$ but, having a happy client will bring future referrals. I like to think of this as paying it forward.

NOBODY should be crying in their driveway on the day they buy their first home!

The moral of this story for ME is that I will never have ANY client do a walk-though or closing if the utilities are OFF. I won't make this mistake again.

Let's TRY this: NO BELT.... NO SERVICE!

We see these signs everywhere: At restaurants, at convenience stores, at McDonalds and at Walmart.....but I say let's expand this theory.

It's a matter of hygene?

Well sure it is...when I was a teenager working at McDonalds, we could not take an order from someone without shoes and without shirts. (Back then, there were no drive-thru's).

We sure can't show up at the movie theatre with no shirt or shoes and expect that they will let us in....right?

My local grocery store has a sign that says "Shoes Required". So that just might be an insurance/liability issue too.

So....today I hear a local news spot an ordinance in Delry Beach Florida that BANS saggy pants, has NOW been stricken down by a JUDGE who says the ordinance is un-constitutional.

I think we should expand all the old signs, and now make them say:

NO SHIRT, NO SHOES, NO BELT = NO SERVICE !!

I am so tired of seeing the saggy pants. I thought is was a fad, but it sure doesn't seem to be fading away.

I just don't want to see anyone's "under-drawers".

I just don't want to see anyone's boxers or briefs!

Pull Up your Darn Pants !

I wonder if anyone choosing to dress this way might change their habits if they couldn't get a cheeseburger, fries or coke?

Is it REALLY for Rent....or a SCAM ?? Beware!

In my real estate career, there is always something new to learn about every day. I have a client that I helped lease a very nice home recently, and yesterday she called me to ask "why are people knocking on my door asking to see the home?" She told me the latest gentleman at the door, said its on Craigslist for rent.

I started snooping on Craigslist and sure enough.... there it was.....

The photos used in this ad were the same as a previous/valid ad done by the authorized property manager. It's all a matter of cut and paste for these scammers.

BUT....this is a Craigslist Scam - that is happening all over the country. Now it's hit Gainesville Florida!

I immediately responded to the Craigslist Ad via email asking about "WHO" posted this home "FOR RENT" and told them the home is NOT for rent. I received an "auto responder" type of email from them that did not answer any of my questions, and gave a lengthly sad story about how badly they needed to get a good tenant,asked me to fill in a very lengthy questionaire form asking for name, date of birth, SSN, and other personal questions.

Is this a way to "identity theft" ? Possible...and worrysome.

I contacted the professional property management firm to see if the email address on this Craigslist ad was the true owner or a relative. They said NO and told me this is a scam and some people have even sent money for 1st month rent and security to the scammer in exchange for keys! Apparently, the rental rates and deposit are lower than normal, and appear to be "great bargains"...but that potential renter is getting scammed. Share this info with your friends and family.

I flagged the Craigslist post, and it was taken down within 2 hours.

(Good for the Craigslist Cops !!)

I found more research online and here is a great post from another blogger that shows this has been happening everywhere in the USA!

Now that the SCAM AD is Down off Craigslist..... maybe the strangers will stop knocking on my client's door and peeking in their windows!!

Signs of September

Yep, it's still 92 degrees today. Ugggg, I am ready for fall weather. This is just one of many, Banana Spiders that have taken up lodging around my house. We always know we are at the end of summer when the Banana Spiders are as big as my hand (yes, a little exaggerated- but not much)....but sheesh these spiders just gross me out.

Yes, and this is the lady....the males are much smaller, and I think she eats him too. The webs are so strong, and they are in heaven now catching & eating all the love bugs.

In fact the webs are so big and strong they will knock you off your riding lawn mower. Fall weather with a good cool spell with make them all go away.......

I've been playing with my new camera.....and love it. Not a bad close up for an amateur photographer.

Wireless is Wonderful

It's amazing how technology grows and expands by leaps and bounds. It's also amazing how new things come along and I miss the boat and don't get the new stuff. And we are all such creatures of habit. I am a true believer in the slogan "if it ain't broke, don't try to fix it". So, here at home, we have had a hard wired network and hard wired router for the last few years. It worked fine. Our Internet speed (thanks to Cox Cable) has been great. So no complaints....... But, sitting at my wired desktop till 10pm each night has gotten weary.

I had always thought I would have to call the cable company or the geek squad to get wireless Internet up and running. I assumed it was a big expense and new hardware...yada yada..... I don't have time to worry about getting it done. But, I was wrong. This weekend, I asked a question at BEST BUY and they told my all I needed was this small blue cardboard box called a wireless router. It was on sale!

But I was still skeptical.

But, this morning, I did as instructed by the BEST BUY dude ...... "read and follow the instructions". He said that was important.

I did just that....read the instructions and in less than 15 minutes (following the excellent instructions via CD from the blue cardboard box)...... I now have wireless Internet in the house.

It's 8:30pm and I am sitting on my couch in my living room- typing this blog post on my lap top. No wires, no mess, and it is awesome. This new wireless will put a STOP to spending my entire evenings in my "home office". Right now, I am just sitting on my couch, with my "LAP TOP" on my lap....while watching the TV! This is a new luxury at this household.

I know (I hear some of you snickering)......I am way behind the learning curve, but this is great and I am happy with this wireless luxury. And, I will be able to sit on my front porch, or out on my back deck and still be able to be "online". Yep, a new and better way to feed my addiction.

Now my son is jealous.....he says he will save his money and he wants a laptop too.
