buyers agent in gainesville: I Got a Feeling About Gainesville - 03/01/11 12:06 PM
On this bright, warm, Sunday afternoon....I got a feeling. A feeling that sums up what's happening in Gainesville, Florida's real estate market. I don't have any specific market stats on this blog post. Just a gut feeling.  Our local real estate market is showing signs of better activity!
Some might call it Spring Fever...(although it's February 27th) and we have had a week of Spring like weather. I expect we will have another cold spell before spring settles in, but it's almost embarrassing to be talking to one of my new buyers in New York when they ask me about the weather, and … (1 comments)

Are you searching for your dream home? Then my Dream Home Finder Service will be a great tool to refine your search and review homes that come onto the market in Gainesville FL.
There is a tab on my web site called "Dream Home Finder".  It's quick, it's easy, and it's my professional free service that I provide to all my clients when we begin to hunt for homes.

Most important is the "additional comments" box.  Make sure to tell me everything you DO want or DON'T want in your dream home.   The more details you give me about your "WISH LIST" will help … (0 comments)

buyers agent in gainesville: Bank Owned Property Search in Gainesville-Alachua County MLS - NEW FEATURE! - 07/29/10 06:10 AM
The Gainesville-Alachua County MLS® has just provided a NEW FEATURE to help it's Realtor® members.
This new tool will allow Your Gainesville Realtor® to find "Bank Owned" properties quickly.
Previously, the Realtors® had to search the hard way and view private remarks or search for key words to find which properties were bank-owned.  It has been hard to track them all down and provide a current/valid list of properties to clients wanting to view bank owned homes.
This new feature gives me a tool to help my BUYING CLIENTS find Bank Owned Properties throughout the Gainesville community and … (1 comments)

buyers agent in gainesville: The Summer SHIFT in Gainesville - 06/14/10 07:55 AM
Well, I like to call it the SUMMER SHIFT, but in more professional terms, it is traditionally known as the hot buying season in Gainesville and surrounding communities in Alachua County.   The term "HOT" has two meanings - one is the the peak of closed sales between June and September, and two is our weather temperature too.
I have New York state buyers coming this week, and I told them to bring their hot summer clothes to be comfy, and they are excited about the large selection of homes they want to see while they are here.  They must move over … (1 comments)

buyers agent in gainesville: Parent's Questions about Buying Student Condos & Townhomes at UF - 03/09/09 12:38 PM
Here we are in March, which is the beginning of the condo season in Gainesville, Florida.   Each year, new students come to the University of Florida.  Some come here for their first 4 years of college education, but there are others coming for the various post-graduate programs at the University. As a buyers agent, I like to provide information to students and their parents that help them make the right decisions for buying a condo in Gainesville.  So let's take a look at many of the questions parents have about buying condos for their student.  Some of these topics will … (1 comments)

buyers agent in gainesville: Spring Forward? - What is the History? - 03/07/09 04:13 AM
Tonight we have to remember to change all of our clocks.
Let's hope spring is here too!
Take a look at the Wikipedia page on Daylight Savings Time.
There are some very interesting facts about time change all over the world. I tend to be a history buff, so I found this very interesting!
Don't forget - this is a great time to check all the batteries in your smoke detectors too.
We'll be loosing an hour of sleep, but we will have more time to enjoy our … (0 comments)

buyers agent in gainesville: Back in my Groove Line - 03/04/09 05:02 AM
Today I have happy feet and wanted to share.
Last Friday some of my out of state buyers were here in Gainesville, and we viewed several homes.  And they found one they really liked.  They decided to start with a verbal offer to see if the sellers would consider their offer.  The listing agent and I helped our buyers and sellers come to a meeting of the minds on Monday....verbally.  And that has always been a scary thing for a Realtor.
Early tuesday morning my buyers were driving here from Atlanta to sign & execute the contract (in writing), give me … (2 comments)

buyers agent in gainesville: Buyer's Transaction that Warmed This Realtor's Heart - 11/10/08 01:52 PM
Last Friday, November 7th, I had a closing at 10am at Security Title with my buyers.   As Realtors, we have transaction after transaction - closings after closings.   It's our life.   But, every once in awhile there is a client you work with that presents "challenges" for our current market conditions.  Being a Relentless Realtor, I love a challenge.  I want to win...for my clients.
And when it all finally gets to the closing just want to jump up for joy!
You are filled with a warm heart and happy feeling that their  "mission was accomplished"!
I'd like to introduce you … (43 comments)

buyers agent in gainesville: Private Library...or a Water Closet? Huh? - 10/06/08 12:06 PM
I've got some great buyers.....YIPPIE !!!   I am sure you know I love buyers.
I always tell my buyers, that there is no such thing as being a "picky buyer"!  Just let me know your wants and your don't wants.  One of my current buyers is from Atlanta, and they have a couple of specific items on their "wish list".
One is a luxury master bath with 2 sinks.
Two is the master bath must have a "water closet".
OK, OK,  that is the official name of what we all know as a toilet in a closet  - you know....with … (5 comments)

buyers agent in gainesville: Are you a Relentless Realtor® ? - 09/30/08 11:46 AM
Sit back in your chair now, and ask yourself a question.
If you had to pick ONE WORD to describe yourself, your real estate business, your marketing plan on your listings, and your commitment to your clients.....what word would you select ??

After a meeting with a client this week, I used this word to describe my work ethic - and my client loved it.

So, here is my word of the day: RELENTLESS

Thanks to the Webster-Online Dictionary, the offiicial definition is: showing or promising no abatement of severity, intensity, strength, or pace.
We all know … (37 comments)

buyers agent in gainesville: Home Buyers: Do you have a WISH LIST? - 06/17/08 09:35 AM
Everyone has a wish list.
On my first contact with a buyer, I like to take time to really understand what their needs and wishes are when looking for their next home.   I ask them to help me make their WISH LIST.
A wish list can be a list of things they want in a home, and it can be things that they DON'T want in a home also.  It helps me understand my buyers tastes & lifestyles.   In my opinion, there is no such thing as a "picky buyer".   The more my buying clients tell me about what they like … (1 comments)
