buyers market: Didn't Get the Listing? That's OK.... - 08/12/10 12:09 PM
We tend to jump through lots of hoops to please a customer.  This morning I got a "TEXT" message on my phone that read:
               "We have selected another Realtor to sell our house. Thank you for your presentation"
Flashback to 2 weeks ago.
I had a call from a prospective client wanting to interview Realtor(s) about selling their home.   He was pressed for time and had to meet me at 9am the next morning, before he left town.   I got my research done, and was prepared.

buyers market: The Summer SHIFT in Gainesville - 06/14/10 02:55 PM
Well, I like to call it the SUMMER SHIFT, but in more professional terms, it is traditionally known as the hot buying season in Gainesville and surrounding communities in Alachua County.   The term "HOT" has two meanings - one is the the peak of closed sales between June and September, and two is our weather temperature too.
I have New York state buyers coming this week, and I told them to bring their hot summer clothes to be comfy, and they are excited about the large selection of homes they want to see while they are here.  They must move over … (1 comments)

Today I have happy feet and wanted to share.
Last Friday some of my out of state buyers were here in Gainesville, and we viewed several homes.  And they found one they really liked.  They decided to start with a verbal offer to see if the sellers would consider their offer.  The listing agent and I helped our buyers and sellers come to a meeting of the minds on Monday....verbally.  And that has always been a scary thing for a Realtor.

buyers market: Our MLS Software System Gets an Overhaul & Upgrade - 01/13/09 06:06 PM
Well, our Gainesville-Alachua County Association of Realtors and Gainesville Multiple Listing Service has just had a software overhaul.
Panic set in on January 5th, when NO ONE could do maintenance on a listing (price change, showing change, expire, withdraw).  We all were dead in the water for 4 days.   No NEW Listings could be put into the system.
All Realtors were REQUIRED to attend a 2 1/2 hour SEMINAR to learn about our new changes and upgrades.  All the changes are to help us use our MLS database as a SUPER TOOL to do our business.  We can now finally search … (0 comments)

Every home for sale has a statistic called "Days on the Market". Many MLS systems will abbreviate this to DOM.  Throughout this year, so many buyers will ask "how many days has this home been on the market"? 
The number of days on the market can be a different market indicator during different real estate market trends.  So I wanted to give my explanation and opinion of the DOM stat.  (Buyers Market or Sellers Market).

The rates are falling  !!       The rates are falling !!               The rates are falling !!Ok folks....this is not  "CHICKEN LITTLE"  screaming  that the SKY is falling.....
                          it's the home mortgage rates that are falling!  This is REAL !Hopefully, our National press & media will be shouting this from the roof tops. buyers market: Best time to Buy in Four Years - Good News! - 03/05/08 12:22 PM
Finally some good news coming from the National Media.  
A recent article on CNNMoney.com is very informative with regard to home values across the country.  The main theme in the article is EXCELLENT NEWS!
Our current market now is giving homebuyers the best buys they've had since 2004 !!
I have been shouting this from my soapbox, website and blog site....and finally the national media is starting to pass along good news to prospective home buyers.
The condition of any real estate market is "Localized" and our market here in Gainesville should not be compared with markets in South Florida.

buyers market: Good Signs & Market Indicators on Week # 1 of 2008 - 01/06/08 02:37 PM
Here it is Sunday afternoon, January 6th of 2008 and I am so happy about my business activities this week.  My positive attitude was rewarded with very good signs that the holidays are over and folks are starting to spend time looking into real estate!
My phone rang this week.....a lot!!  It's a great sound and a good market indicator. 
I got calls on my listings and signs from people wanting to view the home.
I got emails, web hits, and inquiries from new buyers.  Other agents in my office have also said that their phones are ringing with new buyers.
