This first chart below shows the total number of active listings in the MLS and how that compares to the number of pending sales, and the closed sales for each month.   You will see that our inventory has gone up a bit in February.  The current inventory is ready for the Spring buying season for incoming students.

Well, I like to call it the SUMMER SHIFT, but in more professional terms, it is traditionally known as the hot buying season in Gainesville and surrounding communities in Alachua County.   The term "HOT" has two meanings - one is the the peak of closed sales between June and September, and two is our weather temperature too.
