I was working with the MLS today to get some of the newest numbers and see how things are looking. The data is as follows: 605 residential listings in Galveston 48 pending _________ 557 active 53 sold in last 30 days 37 expired in last 30 days 103 new listings last 30 days or: 138 sold/pending/expired in last 30 days vs 103 new listings... net change - 35 properties off the market. My take: It looks great! Galveston's best time to buy vacation/resort homes is in the off season, but its also our "slow" time. Prices have come down significantly and

Ryson RE is moving to a new office! Not too far from our old office- in fact it is next door. The space is about 3500 sqft and was occupied by a chiropractor who had this office there for 17 years... and unfortunately her office/business did not make it through the storm. We will be moving in as soon as the space is ready for us... it will feature a new layout, new sheetrock/paint, new flooring, new bathroom, and a new kitchen. Galveston took a major blow with hurricane Ike- but we will recover. Cleanup and power restoration is nearing completion and real estate is getting back on track. In order to close a deal that was pending pre-hurricane you have to get all the utilities turned on, re-inspected, re-appraised, and possibly get new financing. I have my first closing post -Ike coming up in a week or two. It is a little tough to close a house unless it is cash, but that will soon change. Most of the island has power, water, and gas. We have some gas stations open,

Cedar Lawn has long been a great Galveston neighborhood. Unique to the Island, it is one of only a few "enclosed" areas. Typically Galveston's neighborhood are just different streets and fade into one another. However, Cedar lawn has only one way in and one way out. The architecture is as unique as the neighborhood. Sandhill Shores, Galveston Sandhill Shores is a small community built on Galveston's West Beach. The neigborhood is only home to around 30 homes but each home is very unique. The homes are built well and many are over 3,000 sqft. The best thing about Sandhill Shores is the land itself. The lots are very large and have a great dune system. The sand dunes are very importaint in Galveston and the bigger the better! Prices in this community range from $800,000 to $2,000,000 and are considered to be "luxury homes" in Galveston.
