&lt;p&gt;&lt;strong&gt;&lt;span style="color: #3300cc;"&gt;What is unique about you or your business? &lt;/span&gt;&lt;br&gt;&lt;/strong&gt;&lt;span style="color: #339933;"&gt;What's unique is that my goal is to have clients for life. I assist in helping my clients acquire their 1st, 2nd, 3rd etc. property through real estate investing over the long haul.&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;span style="color: #3300cc;"&gt;What is your favorite computer application?&lt;/span&gt; &lt;/strong&gt;&lt;br&gt;&lt;span style="color: #339933;"&gt; Outlook&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="color: #3300cc;"&gt;What is your favorite food?&lt;/span&gt;&lt;br&gt;&lt;/strong&gt;&lt;span style="color: #339933;"&gt;Chicken&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="color: #3300cc;"&gt;If you could be a super hero, what would you be called and what would your super powers be? &lt;/span&gt;&lt;/strong&gt;&lt;br&gt;&lt;span style="color: #339933;"&gt;I would be called the ExStorminator and I would use my powers to eliminate child poverty, child abuse and teach kids how to be the best they can be despite their circumstances!&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="color: #3300cc;"&gt;What one piece of advice would you give someone who wants to get into your line of business? &lt;/span&gt;&lt;br&gt;&lt;/strong&gt;&lt;span style="color: #339933;"&gt;You must have a "Big Why."  Know why you are doing this business. What motivates you every day? What is your passion in life? &lt;/span&gt;&lt;/p&gt;

      <title>October Sales Confirm Slowing Real Estate Market</title>

&lt;/p&gt;&lt;p&gt;As anticipated in the present financial atmosphere, home buyers last month across the GTA reacted to the negative climate with reluctance to support previous home prices. &amp;nbsp;The number of sales in October was down one third from 2007 and prices across the Toronto area were an average of 10% below October 2007. &amp;nbsp;The Toronto Real Estate Board reported a greater drop in the city of Toronto that in the suburban area... 13% vs. 8%. &amp;nbsp;Perhaps the new Toronto city land transfer tax had something to do with that?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While we are prone to label such a market "bad", that moniker may not be as deserved as you think. It depends on your viewpoint. &amp;nbsp;Houses may not continue to sell at the same inflated price levels... and at the same pace... as they may have earlier this year, but that is not all bad. A more relaxed market takes a lot of stress out of the process and gives buyers the luxury of seeing a home they like one day... sleeping on their decision... and still having the opportunity to buy it the next day... without the likelihood of being involved in multiple offers. &amp;nbsp;While sellers may have to accept less... they'll love it when they in turn are on the buying end. &amp;nbsp;Those who have sufficient equity may also find the opportunity they have been waiting for to move up to the dream home that was previously out of reach. &amp;nbsp;Here is an example...&lt;/p&gt;
&lt;p&gt;Assume for a moment that real estate prices in a given area have dropped 10%. &amp;nbsp;A home selling previously for $400,000 may now go for $360,000... a drop of $40,000. &amp;nbsp;On the other hand, the owners may have had their eyes on a home in the $500,000 range but couldn't see their way clear to spend the extra $100,000. &amp;nbsp;After a reduction of 10% that home is now just $450,000. &amp;nbsp;The new difference of only $90,000 may be comfortably within the reach of our buyers. &amp;nbsp;Of course, a drop in excess of 10% would only bring the prices closer... and as we have always known when trading automobiles, it is the difference that counts.&lt;/p&gt;
&lt;p&gt;Closing costs calculated on a percentage basis, such as real estate fees, would also be significantly lower... as would land transfer taxes.&lt;/p&gt;
&lt;p&gt;If you have thought of moving up for awhile, there may be no time like the present to make your move.&lt;/p&gt;

      <description>&lt;p&gt;A glance at this month's graph of resale home prices across the GTA will reveal that May followed the anticipated pattern, with 9, 411 sales of single family residential dwellings. &amp;nbsp;As Toronto Real Estate Board President Maureen O'Neill suggested, "A 9000-plus sales month is certainly indicative of a healthy market." &amp;nbsp;While the number of sales fell below last year, the number of listings was also down, leaving the supply and demand balance fairly similar to previous years.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;The second thing to note is that from the end of May through August, it is traditional for prices to decline. &amp;nbsp;This is usually due to many factors, including the fact that during any given two-week period in these months, a substantial percentage of the population is on vacation... including Realtors. &amp;nbsp;Most families anticipating a move before school begins in the fall organize their moves by the end of May, thus reducing the demand... and supply... in the summer market place.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;If you are planning a move in the next few months, you should be prepared to be a bit more competitive in your listing price that you might have been 60 days ago, however, when you buy, you will likely make up the difference. You will also be able to take advantage of the very low interest rates now offered... which, in the long run, can affect your carrying costs more than a few thousand dollars difference in price.&lt;/p&gt;

      <title>What the Newspaper did not tell you about the Real Estate Market In  Mississauga</title>
      <description>&lt;p&gt;If you have been following the news for the last few weeks in Mississauga and other areas of the GTA, some reporters are reporting that the real estate market "bubble" has burst. Those of us in the trenches on a daily basis are not seeing any declining trends as reported by most newspapers. A real estate bubble is defined in &lt;a href="http://en.wikipedia.org/wiki/Real_estate_bubble"&gt;wikipedia&lt;/a&gt; as&amp;nbsp;"a type of &lt;a href="http://en.wikipedia.org/wiki/Economic_bubble" title="Economic bubble"&gt;economic bubble&lt;/a&gt; that occurs periodically in local or global &lt;a href="http://en.wikipedia.org/wiki/Real_estate" title="Real estate"&gt;real estate&lt;/a&gt; markets. It is characterized by rapid increases in &lt;a href="http://en.wikipedia.org/wiki/Real_estate_appraisal" title="Real estate appraisal"&gt;valuations&lt;/a&gt; of &lt;a href="http://en.wikipedia.org/wiki/Real_property" title="Real property"&gt;real property&lt;/a&gt; such as &lt;a href="http://en.wikipedia.org/wiki/Housing" title="Housing"&gt;housing&lt;/a&gt; until they reach unsustainable levels relative to incomes and other economic elements".&lt;/p&gt;
&lt;p&gt;This is not we are experiencing in the real estate market here in Mississauga.&lt;/p&gt;
&lt;p&gt;The GTA housing market shows signs for a healthy remainder of the 2008 sales year compared to the slower first quarter of sales activity. &lt;br&gt;&lt;br&gt;Although sales were moderate in April at 8,762 houses sold in the Greater Toronto Area, prices were up. Prices continued to appreciate in April, with the GTA average home price of $398,678. This is up by 7% compared to April last year. &lt;br&gt;&lt;br&gt;The market continues to remain a sellers market with several neighbourhoods experiencing strong sales activity in April.&lt;br&gt;&lt;br&gt;April's numbers show we are headed for a relatively moderate/strong spring Toronto and Mississauga Real Estate market.&lt;/p&gt;

The City's building statistics show a nine per cent increase in residential construction value over last year and a five per cent increase in construction value for churches/schools and public/city development.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Here is how the building permits were distributed:&lt;/p&gt;&lt;p&gt;Residential Construction - 3,426 new units with a total value of $682 Million or 57%&lt;/p&gt;&lt;p&gt;Commercial Industrial - 56 new buildings with a total value of $374 million or 31 %&lt;/p&gt;&lt;p&gt;Other Construction - 10 buildings with a total value of $143 million or 12 %.&lt;/p&gt;&lt;p&gt;Two new multi-unit projects by Erin Mills Development Corporation in the city's west end will add 503 new units. Tridel's Ovation Community and Amacon's Eden Park complex -- will add 574 new residential units in Mississauga's downtown where development is continuing to transform the Mississauga skyline. These residential units are mainly condominium projects in this high density area in the city's core.&lt;/p&gt;&lt;p&gt;In south Mississauga, Trillium Health Centre is adding a new seven-storey wing (118,403 sq. ft.).&lt;/p&gt;&lt;p&gt;As well, the City of Mississauga is completing construction of its new Sports Complex at the Hershey Centre, scheduled to be fully opened in spring 2008.       <title>Mississauga Home Sales sets New Record for 2007</title>
      <description>MLS&amp;reg; residential sales activity set a new annual record in 2007. Annual sales totaled 12,180 units, representing an increase of 1.3 per cent from the previous record set in 2004, according to MLS&amp;reg; statistics released by the Mississauga Real Estate Board. &lt;p&gt;Home sales valuing a total of $174,793,011 were recorded in Mississauga this December. That's down 42 per cent from the November total, and 20 per cent higher than the total in December 2006. &lt;/p&gt;&lt;p&gt;Over the course of the month, 515 residential properties traded hands in the area served by the Board. This is a decrease of 40 per cent from November; this represents a two per cent decrease over December 2006. &lt;/p&gt;&lt;p&gt;The average price of homes sold this December through the local MLS&amp;reg; system in Mississauga was $339,404, which is two per cent lower than the average recorded in November 2007 and 22 per cent above that recorded in December 2006. The Board cautions that the average residential price is a useful figure only for establishing trends and comparisons over a period of time. It does not indicate an actual price for a home due to the wide selection of housing available in the area. &lt;/p&gt;&lt;p&gt;The latest residential MLS&amp;reg; forecast prepared by The Canadian Real Estate Association says that national MLS&amp;reg; home sales activity will break all previous annual records in 2007 before easing next year to its second highest level ever. Activity is forecast to edge slightly lower in 2008, but prices are forecast to set new records this year and in 2008. &lt;/p&gt;&lt;p&gt;The CREA forecast notes that MLS&amp;reg; average price increases will be smaller next year. In Ontario, the CREA forecast says 206,850 residential units will be sold through the MLS&amp;reg; systems of Boards and Associations in Ontario in 2008, a 2.5 per cent decline from 2007. The average MLS&amp;reg; residential price in Ontario is expected to increase 4.5 per cent in 2008, to $308,700. &lt;/p&gt;&lt;p&gt;A total of 556 new residential listings were added to the local MLS&amp;reg; system in Mississauga this December, down 52 per cent from November. Condo properties represented 47% of overall market listings, and 46% of overall sales.       <description>&lt;p&gt;A record-breaking November saw 7,313 sales, driving year-to-date totals to 88,695 sales, TREB President Maureen O'Neill announced today. "We have already exceeded the 84,145 sales recorded during 2005, which was our previous record," said the President. "By the end of December we will have crossed the 90,000 sales mark for the very first time. As 2007 winds down, the GTA resale home market is looking as healthy as it has ever been." &lt;/p&gt;&lt;p&gt;Prices were almost unchanged in November, with the average at $393,747, down marginally from the $394,646 recorded in the previous month. It was up 11 per cent over the $355,727 recorded during November 2006.       <title>Bank of Canada cuts Interest Rate</title>
      <description>&lt;p&gt;&lt;strong&gt;The high Canadian dollar and turmoil in credit markets have prompted the Bank of Canada to cut its key interest rate by a quarter point to 4.25%&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The move indicates that the central bank fears the Canadian economy is about to be sideswiped by a rapidly slowing U.S. economy and tighter credit conditions caused by financial market turmoil. This is a more pessimistic view than in its October Monetary Policy Report, where the bank said credit conditions globally and in Canada have tightened further and it expects the slowing U.S. economy to suppress demand for Canadian exports. In October, the bank judged credit costs to have tightened by 25 basis points.&lt;/p&gt;&lt;p&gt;The Canadian dollar unexpectedly spiked well above parity in early November, hurting exports and pushing down domestic prices, further taking the steam out of inflation, the bank said.. It also said the currency's strength had helped push October inflation lower than the bank expected and inflation should remain lower than forecast.&lt;/p&gt;&lt;p&gt;"All these factors considered, the bank judges that there has been a shift to the downside in the balance of risks around its October projection for inflation through 2009," it said in a statement. When it kept rates unchanged in October, it had said risks were "roughly balanced, with perhaps a slight tilt to the downside."&lt;/p&gt;&lt;p&gt;"A rate cut acts as an insurance policy," said Jacqui Douglas, economic strategist at TD Securities.&lt;/p&gt;&lt;p&gt;"While the Canadian economy is not yet showing any significant signs of strain, it's unlikely that it can keep growing at an above-potential rate for much longer, given the headwinds that it's encountering," she wrote in a commentary.&lt;/p&gt;&lt;p&gt;It was no doubt a tough call for the central bank. Markets and economists have been divided on whether the central bank should stand pat or cut its key rate. The so-called shadow monetary policy council, run by the C.D. Howe Institute, recommended no cut, although the call was by no means unanimous.&lt;/p&gt;&lt;p&gt;We think the Bank of Canada is at a difficult crossroads, and a mistake at this juncture could prove costly in the medium term," foreign exchange analysts at the Bank of Nova Scotia said Tuesday.&lt;/p&gt;&lt;p&gt;Economists believe generally that if central banks wait too long to respond to a slowdown, they will be forced to make radical rate cuts to put the economy back on track.&lt;/p&gt;&lt;p&gt;In its statement, the Bank of Canada did not give many hints about whether it would continue to cut rates next year. Rather, it said it would take stock of the economy and financial market conditions again in January to make a new assessment.&lt;/p&gt;&lt;p&gt;Tuesday's announcement is the first time since April 2004 that the central bank has cut its key interest rate. After that time, the Bank of Canada gradually raised rates from a low point of 2 per cent, reaching all the way up to 4.50 per cent by July 2007. Rates have been on hold since July, until now.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What does this mean as a buyer or seller?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;As a first time home buyer, this is a great time to get into the real estate market.       <title>Know what to expect from your real estate lawyer</title>
      <description>&lt;p&gt;(NC)-Buying a home is an exciting time and there are many considerations that require attention. One of those is finding a real estate lawyer. &lt;/p&gt;&lt;p&gt;"A lawyer is often found through referrals from friends or relatives and people should expect a high level of service and professionalism from whomever they choose," says Kathleen Waters, a specialist in real estate law and vice-president of TitlePLUS title insurance. "In order to know if you are getting good value in your service, it's important to understand what to expect." &lt;/p&gt;&lt;p&gt;In Mississauga,Ontario, lawyers have recently adopted new practice guidelines for residential real estate that outline six professional principles that are designed to help ensure the best level of service for clients. But these are just guidelines - no matter what province you live in, you should expect professionalism and due diligence from your lawyer. &lt;/p&gt;&lt;p&gt;The guidelines highlight the importance of communication between lawyer and client and also outline what information a lawyer should share with clients at the beginning of the deal and what is useful for you to tell the lawyer at the outset. For example, depending on your needs, tell your real estate lawyer if you are planning on building a swimming pool or when you are buying a condo, whether you plan to have a pet. All of these issues are affected by the purchase agreement and it's important for the lawyer to examine options to protect your interests where you do not expect to use the property exactly "as is." &lt;/p&gt;&lt;p&gt;The guidelines also direct lawyers about title insurance, which provides coverage for title-related risks associated with real estate transactions. It is designed to provide protection against the unpredictable or undetectable issues such as forgery, fraud and missing heirs that can affect the right of ownership. If you are obtaining title insurance when you purchase, ask your lawyer to review the policy, and especially any exceptions to coverage, with you. It is really useful to know where the easements are on your property and whether there are any restrictions on use registered on title. &lt;/p&gt;&lt;p&gt;Another important aspect of the new guidelines is the reminder to lawyers to provide, when requested, a timely estimate of fees and disbursements for the deal. &lt;/p&gt;&lt;p&gt;To learn more about real estate lawyers, title insurance and other real estate matters see the TitlePLUS Real Simple Real Estate Guide, available for free at www.lawpro.ca.
