There are now two Garden Courts at the site of the old Robert Mueller Airport. It’s extremely hard to buy one of the homes there. I’ll tell you why.
The homes sell very quickly, and there are only 12 homes in each of the two courtyards, one of which has been fully occupied for almost a year. The homes are in two rows of six facing a central garden.

The Austin American Statesman ran a thoughtful piece on the Mueller Development last weekend. Entitled “Ambitious vision for developing former airport is coming to life“, it does a good job of capturing some of the major achievements of our development.
It touches on social successes:
“From the mandatory front porches and close proximity of the houses to the amount of public open space, Mueller is designed to bring people together. It appears to be working.
Mueller’s first residents moved in a little more than a year ago, but already supper clubs, book clubs, sports groups and babysitting co-ops have formed”

Standard Pacific have seven homes that are ready for move in now at the Mueller Development. There are five versions for the Duren plan and two for the Andrews plan.
The good news for buyers is that the list prices for their inventory homes have recently been dropped, some by up to $30,000.

At one of the recent meetings hosted by the City of Austin's Downtown Austin Plan team, the proposed streetcar was presented. What are some of the challenges and possible impacts on real estate along the route?
The City of Austin asked for several features from a new urban rail design - connecting Mueller, UT, Zilker Park and the airport. The resulting streetcar is one way to support and catalyze transit oriented development - which will support the Downtown Austin Plan's goals to increase urban living density.

Condominiums - all of the luxuries of modern living without the yard work. If that sounds like your cup of tea and your interested in living on Austin's blossoming 78723 zip code, your home hunt will show a few options right now. The first is the Greenway Loft development at Mueller, Austin. The second are at Danbury Square, less than a mile North, and close to the up-and-coming Nomad bar. Streetman Homes at the old airport redevelopment at Mueller have unvieled plans for their flex homes on Berkman Drive between Antone and McCloskey Streets. These will be available in the current phase, commencing construction in September, for occupancy around February 2009.
They have three concept drawings for the townhomes which are modeled as contemporary European structures with flat roof and stucco sides. All are two story with a master bedroom and balcony at the front of the home which is separated by a 16'x22' courtyard from the two car garage.

Austin is less walkable than Houston. So says a recent report from walkscore.com, a site which ranks neighborhoods for a walkability score - how easy it is to get around on foot. The method sees Austin at a walkability of 49 compared to Houston's 51. I was fairly surprised at this result - my travel experiences in Houston have mostly been vehicularly based. So I took a look at their methodology and applied it to an area I have lived and worked in - the Upper East Side - University Hills.

This week saw me move in to Mueller - a mixed use development in Austin Texas on the site of the old airport. Moving into a neighbourhood that is under construction can fray on the nerves of some folk, but the rumbling trucks only start work at 7:30am, and the excitement of being so close to some of my favourite areas in Austin in a brand new home offsets any downside so far.
