Probate Level One Opportunites: Double Commissions - 09/25/09 09:37 AM
Probate Agents who work my "Level 1" Probate Real Estate opportunity will have a chance to earn two commissions in a relative short period of time (45-90 days) on property which no one else (agents or buyers) know is available.  With my area's average price range of $300k, this works out to $15k to $18K commission every-time I do one of these flips.    If you could just add one of these Probate Opportunities each quarter your yearly production could increase $60k to $72K per year.  This is more than most agents earn from Real Estate sales all year so think about it.  … (0 comments)

Probate Profits: Agent Level 2, 3, 4 and 5 Opps to Earn - 09/23/09 10:22 AM
Level 2, 3, 4 and 5 Transactions
On the majority of the Probate Homes I come in contact with most won't be a proper discounted purchase for myself or my client so what I do is then look for a retail buyer, or take the listing and and another agent sells it.   This is "Level 2 and 3" Probate Opportunities.  With Level 4 it's the only time I take a client and overbid in court at the confirmation sale and most times this is a waste of time.  I have a check list which tells me if the Probate Home going … (0 comments)

Probate Real Estate Profits: Examples - 09/22/09 01:00 AM
Property Profit Examples
In 1992, using the "Diamond Farming" system my investor and I earned $121,350 on 6 probate buy/sells within 18 months in the SF Bay Area.  These profits where not including my commissions but I wanted to show what can be done if as a Probate Agent you work with Investors buying and selling probates which I call my "Level 1" Probate Opportunity.
I have been explaining what I have been doing over the last 22 years with Probate Investing and these examples are just a few.  These are some Level 1's we did and in following posts I … (0 comments)

Probate Attorneys: - 09/19/09 08:19 PM
Probate Attorneys
I have been investing/listing/selling probate real estate since 1987 and one of the obstacles I had to overcome was dealing with the estates attorney in order to obtain my price. I know most investors and agents who deal with estates think that probate attorneys are a thorn but what I learned over the last 22 years tells me they can be dealt with in a positive way for what your trying to accomplish if you handle this in a certain way.
What I learned was if I contacted the probate attorney first who was handling the estate on a … (4 comments)

Probate Profits Working as an Agent Only or Agent/Investor - 09/18/09 04:12 PM
Probate Profits
Probate Profits of $25K to $45K per real estate flip is what I have been targeting for the last 20+ years. I have had an untapped market and is what I want to discuss. 95% of investors and agents don't understand the potential of Probate Profits  and have been missing. Before you can realize these rewards, you have to understand the probate laws and process in your area, have general real estate savvy (contracts, finance, appraisal, escrow), and the proper people skills in order to deal with the executor, heirs, estate attorney and your investor or end user client if … (1 comments)

Probate Wills - 09/17/09 06:02 PM
Probate Wills
Anyone who has gone through the Probate process understands what a trying time this is for the Executor and the family of the decease. The decease private information is subject to public scrutiny and how awful is that. Anyone can access this file if they have the file number and these are published in the newspaper and online. On top of public access if a person passes and has a will or no will, their assets can be frozen and if they are still alive but incapacitated their medical care can't be dictated by the family. Probate Wills is … (0 comments)

Probate Coaching: Jump Start Your Business - 09/16/09 04:21 PM
Probate Coaching
When I started looking at probates for more real estate business (1987 listings and sales) I didn't have anyone to bounce off ideas or a Probate Coach. I picked up a book which was one of the only resources around on Probate Real Estate and it shed the light on the possibilities of the potential of Probate. Could my fellow agents and investors been so wrong. Everyone I mentioned the term Probate too told me not to waste my time. Could they know something I didn't, when I asked why the usual answer was your commissions will be cut … (0 comments)

Probate Investing: Agent or Investor or Clients - 09/16/09 10:53 AM
Probate Investing
Investing in Real Estate for flips, long term holding or just for tax benefits is nothing new. I have been doing this for 35 years. We all know you can leverage with Real Estate and earn fantastic returns along with tax benefits. The difference and what I want to talk about is investing in a special niche of Real Estate which most stay away from. This real estate niche is Probate Investing.
I have been Probate Investing since 1987. Let me explain the process and why it has been so lucrative but for so few. When a person passes, … (0 comments)

Probate Law Is a Strange Animal - 09/16/09 12:19 AM
Probate Law
I have been doing probate real estate investments (flipping, listing, and buying) for the last 22 yrs and it's been a goldmine. What I found out over this period of time is attorney's don't study probate law by itself but one of the courses they take in law school. I have heard this comment over and over. Estate Attorneys do Family Law which includes Probates and most attorneys I have spoke with consider wills their retirement funds.
What has amazed me about Probate Law is the fee an attorney receives is based on the gross assets of the estate. … (0 comments)

Probate Agent: Probate Sale and Listing Extra Production - 09/16/09 12:01 AM
Probate Agent
(This posting is from my probate site 2 years ago and still holds true....Check it out!
I have been a licensed real agent for 33 years and have enjoyed an above average income but what really made the difference in my income was when I started working with Probate Real Estate. This niche can take any real estate agent with the right tools and information to six figures per year.
It is common knowledge in the Real Estate industry that the average agent makes less than $30K per year in the business and 20% of the agents make 80% … (1 comments)

Probate Agent: Level 1 Earning Opp for Agents - 09/15/09 02:56 PM
I explained I have 5 levels of earning potential working Probate Real Estate as a investor, agent for an investor, a end user buyer (retail) and or a listing agent.  I talked about a recent Probate Flip I did this year in 2009 where I made $16,600 on a $155k house with a flip.   Being a Probate Agent is very lucrative!
My investor purchased a probate home which was probably worth $250K fixed at the time but the Alameda County market (Hayward) was still a little shaky but with the moratorium on REO's in play we decided to do the flip.  For the … (1 comments)

Probate Real Estate Investing for Investor Clients - 09/14/09 11:12 PM
Probate Real Estate Investing: Earning on Flips for Investor Clients is a great way to produce six figures per year with your real estate business.  All through the 90's I worked in a Hawaiian Shirt and short pants out of my house away from the main stream of the real estate business.  I earned from one probate flip as an investor/agent more than I would earn selling 3 houses and this was after splitting the profit with my investor partners.
In my case I wanted my time back as I had been working 60+ hours per week maintaining a great level … (0 comments)
