Probate Level One Opportunites: Double Commissions - 09/25/09 09:37 AM
Probate Agents who work my "Level 1" Probate Real Estate opportunity will have a chance to earn two commissions in a relative short period of time (45-90 days) on property which no one else (agents or buyers) know is available. With my area's average price range of $300k, this works out to $15k to $18K commission every-time I do one of these flips. If you could just add one of these Probate Opportunities each quarter your yearly production could increase $60k to $72K per year. This is more than most agents earn from Real Estate sales all year so think about it. (0 comments)

Level 2, 3, 4 and 5 Transactions On the majority of the Probate Homes I come in contact with most won't be a proper discounted purchase for myself or my client so what I do is then look for a retail buyer, or take the listing and and another agent sells it. This is "Level 2 and 3" Probate Opportunities. With Level 4 it's the only time I take a client and overbid in court at the confirmation sale and most times this is a waste of time. Probate Wills Anyone who has gone through the Probate process understands what a trying time this is for the Executor and the family of the decease. The decease private information is subject to public scrutiny and how awful is that. Anyone can access this file if they have the file number and these are published in the newspaper and online. On top of public access if a person passes and has a will or no will, their assets can be frozen and if they are still alive but incapacitated their medical care can't be dictated by the family. Probate Coaching When I started looking at probates for more real estate business (1987 listings and sales) I didn't have anyone to bounce off ideas or a Probate Coach. I picked up a book which was one of the only resources around on Probate Real Estate and it shed the light on the possibilities of the potential of Probate. Could my fellow agents and investors been so wrong. Everyone I mentioned the term Probate too told me not to waste my time. Probate Law Is a Strange Animal - 09/16/09 12:19 AM
Probate Law I have been doing probate real estate investments (flipping, listing, and buying) for the last 22 yrs and it's been a goldmine. What I found out over this period of time is attorney's don't study probate law by itself but one of the courses they take in law school. I have heard this comment over and over. Estate Attorneys do Family Law which includes Probates and most attorneys I have spoke with consider wills their retirement funds. What has amazed me about Probate Law is the fee an attorney receives is based on the gross assets of the estate. (0 comments)

I have been a licensed real agent for 33 years and have enjoyed an above average income but what really made the difference in my income was when I started working with Probate Real Estate. This niche can take any real estate agent with the right tools and information to six figures per year. I explained I have 5 levels of earning potential working Probate Real Estate as a investor, agent for an investor, a end user buyer (retail) and or a listing agent. I talked about a recent Probate Flip I did this year in 2009 where I made $16,600 on a $155k house with a flip. Being a Probate Agent is very lucrative! My investor purchased a probate home which was probably worth $250K fixed at the time but the Alameda County market (Hayward) was still a little shaky but with the moratorium on REO's in play we decided to do the flip.
