Probate Appraisal "How to Change One" - 12/28/09 08:28 PM
This has come up several times over my 20 year Probate Agent history and I have been successful each time just approaching this from a common sense focus an not taking "No" for an answer. So let me explain what happened and how I took some steps which allowed me to earn a big fee on this probate most would have dropped. This is an extreme example of Probate Real Estate deals so don't freak out. It's almost Christmas and I'm wrapping up my business for the year. This was an extremely busy Nov/Dec as I had 16 closings and with all the problems with lenders and appraisals it has been a challenge but one I smileat most days. I am very grateful for the business which has come my way during this down turn in the real estate market over the last 3 years. I have been writing about my Probate Agent business for a few months now and the response has been outstanding. It seems many agents would like to know more about adding Probate Real Estate to their business plan for 2010. I have had many requests for more information and also many ordered my current probate investor course as it covers the agent opportunities as well. Ok, so I walked you thru what I do when we receive a lead from an estate who is interested in selling. I try to purchase first, giving the estate an option to list it and see if we can obtain a higher offer, if not we close and flip. You don't have to do this if you are not interested in buying but you could just represent investors who want to flip or buy wholesale to hold. Following my last blog on Level 1 & 2 we now understand that we found an estate wanting to sell and we went through the steps for a Level 1 purchase/Flip and if our final wholesale purchase number was not enough for the estate we would then look to just sell it to a investor who can pay more and hold as a rental or a end user buyer looking to move in and would pay closer to retail. As the Probate Agent coordinating this sale we would charge 4-6% depending on the numbers. This allows us to still earn on Probate (0 comments)

I want to talk about this 10% deposit rule in California and other States which is really a burden when trying to work a sale on an estate home. I have talked about this before but I'm still receiving questions from Agents who are having trouble. I am asked often on how can I purchase "as is" and tie up the estate home then if I decide not to purchase rescind without any costs. Most agents understand "Due Diligence" so I won't go into this but I will talk about how we use it in our Probate Real Estate business. As a Probate Agent if you where making offers for your clients (Wholesale Investors or Less then Retail End Users) and they are spending $800 on average for inspection reports it won't be long that you will loose them if the deal doesn't go together and they (0 comments)

Ok let's talk about a probate transaction I did this year which resulted in two commissions and a earned total commission of $20K+ on a house priced at $155K. This is done all the time and you should be adding this niche to your real estate business. I did this one with my new GaryDTeam member who was one of my Diamond Farming students. I really liked him and his work habits and asked him to obtain his real estate licenses and come to work for me. He did and we haven't looked back.
