In my Probate Real Estate business our life blood of course are the leads we work. Estates who have real property which need to be sold to settle the estate. Where do we received the leads and how do we have a constant supply for now and future business. In my Probate Real Estate business of the past 23 years what I found out about working with estate attorneys for more business is this: "OFFER TO TAKE SOME WORK LOAD OFF OF THEM" Per my attorney who is a full time real estate investor now when I posted this question he said this will help me. So in my marketing I offer to do things for the attorneys estate business. 1. Free CMA's 2. Property Management (Free) 3. My Probate Real Estate business has enabled me to earn Six Figures for many years and the test was during the last 3.5 years (2007 to Present) where even with the crashed market I was able to earn Six Figures. I have only 2 REO accounts which give me a hand-full of transactions each year but the bulk of my business has been Probate Homes and being a Probate Agent for the last 23 years. In my Probate Real Estate Business (23 yrs) one of the questions I have been asked the most is how do I get around the Estate Attorney and my probate wholesale offer. This is a Great! question and if you are a Probate Agent or Investor you need to understand this. I wanted to explain how lucrative Probate Real Estate can be for those who understand the law and how to use it. The law changed in 1987 and most didn't even know it till 1998 and since then about 50% to 60% of the Probate Sales don't go through the correct process but knowing the law or how to reach the probate file isn't enough. You must know how to deal with the estate. I have a process where I start a cold lead with mail then contact (phone) and start to build the relationship, then email to stay in touch. PROBATE REAL ESTATE: HOW TO STAY OUT OF COURT - 10/11/10 12:31 PM
In my Probate Real Estate system I use a 1987 Law (I.A.E.A) which allows me to bypass 90% of the court red tape, not go to court, no 10% deposit, no "As Is" purchase, No court Appraisal, close in 30 days and most important No Court Confirmation. As a Probate Agent these are all important issues which can Earn you $Six Figures if you know what you are doing. MULTIPLE PROBATE OFFERS - 10/08/10 01:50 PM
In my Probate Real Estate system I can make multiple offers (weekly) on probates and not worry about having all my money tied up in deposits and inspection costs. What I do is offer a $5000 deposit but not due till 3 days after my inspection contingency removal. I place $100 up front to make the escrow legal and if I don't end up buying the property I only need to receive my $100 back and it just cost some time. For inspections fee I write in my offers "If escrow doesn't close for any reason the estate will be responsible to (0 comments)

In my Probate Real Estate Business I have learned over the last 23 years that if I go in and hit the Estate with my 70% of LTV or less offer right at the start I will loose 95% of the time and hurt my chances of at least receiving a listing. My mindset going in is to EARN from the probate, offer great service to the estate, and either buy it to flip, double end it with a sale or at the minimum list the probate home. n my Probate Real Estate Business my teams farms probate homes which have completed the probate process and has transferred to the heir designated by the decease to receive the home. As a probate agent part of my monthly process is to stay in touch with these owners (Farm) and become their go to real estate agent when they do decide to sell. Many times during the probate process the executor will not sell the property as there is just to much going on. They complete the probate process and then the home is transferred to whomever was named in the (0 comments)

WHY I PREFER PROBATE HOMES OVER FORECLOSURES - 10/01/10 11:40 AM
In my Probate Real Estate business I have been buying and selling Probates for over 23 years. I had worked the foreclosure market on and off for about 5 years prior but in my opinion there is no comparison in the different niches. Here are my reasons I'm a Probate Agent looking for probates rather than foreclosures.... 1. I don't like dealing with people who are losing their homes. This should not happen. Just a personal choice. 2. Probates do involve the passing of someones loved one but it's a complete different situation. The family is settling the estate and the (1 comments)
